This is your holiday and chill out time, we want you to enjoy yourself. We fully understand that occasions will arise that 'some' noise disturbance happens within the lanai and pool area. Kids want to enjoy themselves, and parents want to let their hair down once and while and why not. We do ask that should any noise arise, that it is not in the 'wee small hours of the night/morning our community does consist of full residents as well as vacationers. We ask that you respect your neighbours, as they could be waking you up with a deafening noise when you are trying to sleep off a late night.
Please respect our home and our furnishings. We furnish our homes for the comfort of everyone to enjoy. All checks are made to ensure that everything is working prior to your arrival.
We have a NO PET policy for our home, service animals only are excluded.
There is a NO SMOKING policy IN our home. Fee free to smoke on the lanai and pool areas, but please dispose of your rubbish respectfully. If any time during your stay or at the end of clean service, the substance of smoke is detected a full deep clean will be deducted from your security hold funds.
We are unable to accommodate any group bookings with persons UNDER the age of 21 and/or consist of all single sex groups.
TERMS AND CONDITIONS
PLEASE ENSURE YOU READ AND UNDERSTAND THE FOLLOWING TERMS AND CONDITIONS PERTINENT TO YOUR ACCOMMODATION RENTAL. (BEFORE MAKING A DIRECT BOOKING OPTION) IF YOU HAVE ANY QUERIES, PLEASE DO NOT HESITATE TO CONTACT US
Your holiday home rental includes Accommodation as booked, including services e.g. Water and electricity, (excludes pool heating unless otherwise stated).
NOT included in our rental prices:
1.Bookings are valid after:
1.1.The owners booking form has been completed and signed and received by the Owner and
1.2.The booking has been confirmed in writing by the Owner to the Guest.
2.The person, who signs the Booking Form, certifies that he or she is authorised to agree the Booking Terms and Conditions on behalf of all persons included on the Booking Form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property and must be 21 years or over. Bookings cannot be accepted from parties of young people under 21 years of age.
3.A Security Deposit of $500 is required in addition to the final balance via a pre-authorised credit card swipe. We shall hold said Security Deposit until the premises have been inspected upon the Guest’s departure. The premises will be inspected both before and at the end of each rental. Although the property will be cleaned after your departure it is the responsibility of the guest to ensure it is left in an orderly manner, should the property be deemed to require extra cleaning then the owners, management company reserve the right to withhold any monies from the security deposit to pay for extra cleaning. Once it is determined that the property is in satisfactory condition and no excessive use of utilities the Security Deposit, will be voided to yourselves 28 days after your departure.
4.The Guest is solely responsible for any damage or breakages beyond “wear and tear” that may be caused to the property and/or to its contents, and also for any loss of items in the inventory during their stay. Upon arrival, the Guest should immediately report any damage to the premises to the Management Company. Examples of such damage might include, but are not limited, to broken windows or blinds, torn screen on screencage, burn marks on counters or furniture, appliance problems, major stains, etc.) If damage is reported that costs in excess of $500 we reserve the right to claim this off the Guest. The Management company will endeavour to replace or rectify any loss or damage to the property or its contents, or resolve any problems you may have as soon as practically possible.
5.The Guest is responsible for the safe return of the key for the property. If the key is not returned or is lost, the cost of changing the lock will be deducted from the Security Deposit.
6.Charges for damages, losses or any maintenance or repairs to the premises, equipment, amenities or fixtures, or any cleaning services over and above those normally required to prepare the villa for the next guest which are necessitated by misuse or extraordinary uncleanliness, will be at the discretion of the Management Company and will be deducted from the Security Deposit.
7."In the event of any damage of any kind to the property or excess cleaning costs or excessive use of electricity (e.g. leaving external doors open with air conditioning on) which exceed the security deposit, the signatory will be held responsible for all additional costs." Air conditioning will ONLY work effectively when all the doors and windows are fully closed and if you reduce the temperature on the thermostat by a few degrees then give the system enough time to reach the new temperature. 75 to 80 degrees should be comfortable. The system should NEVER be set lower than 72 degrees as this will cause the system to freeze up and stop working altogether (for which you will be charged). The system is very effective when used properly.
8.Trash bins are collected once a week, the actual days are listed in the property. Our County has a recycle policy and to help with this there are specific recycle bins, full details are in a pamphlet in our homes. The trash must be placed in trash bags and securely tied and placed in the bins provided at the side of the property, recycling is places in yellow recycling container. The bins should be placed at the front of the drive, close to the road edge no earlier than the evening before collection, the bins must be returned to the side of the property no later than the evening of the collection day. Heavy fines are imposts by the County for any trash that is loose or the bins not stored away. If a violation notice is issued by the county/Homeowners Association, the guest will be liable for any fines incurred
9.For your own security and the safeguard of our home, do not allow any unidentified persons into the home. If in any doubt please call the management company to check their identity and authorization of any maintenance/pest control or cleaning staff.
10.Our home is protected by a monitored security system, this does not only act as a burglar alarm, but is also a monitored fire/smoke alarm. It is therefore REQUIRED that the guest makes all members of their group aware that all doors and windows must be locked, including garage doors, the front door and all doors leading to the pool area and the alarm is activated whenever the home is left unattended.
11.This rental home is designated as a "No Smoking" home, and all Guests agree to refrain from smoking inside the house. In the event that neutralization of smoke odors from cigarettes, cigars, pipes or other smoking materials is required, or in the event that burn marks from cigarettes, cigars, pipes, or other smoking materials are detected, the cost for elimination of those odors or repair of the burn marks will be deducted from the Security Deposit.
12.If the Guest wishes to cancel the booking he should advise the Owner immediately by telephone followed by confirmatory letter. The Owner shall be entitled to retain all payments as per airbnb cancellation policy
13. In the unlikely event that circumstances beyond the Owner’s control necessitate the cancellation of the rental arrangement, the Owner reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the Guest. Furthermore, the Owner cannot guarantee that all the facilities described in their brochure or website will be available.
14. No liability is accepted by the Owner for loss of main services or failure of appliances, nor the consequences of the actions or omissions of persons who may control supply of mains service, nor any actions taken in the vicinity of the property by any authority over which there is no control by the Owner. Furthermore, it is possible that some construction work may take place in the area of new homes. The Guest should establish the status of development prior to booking.
15.The property is available after 4.00 p.m. on the day of arrival and must be vacated by 10.00 a.m. on the day of departure. Failure to comply with this may result in a full day extra rental charges which the Guest agrees to pay.
16.Although every effort is made to ensure that the rental villa is in superior condition, neither the Owners, the Management Company, nor their agents, shall be held responsible for any third party claims, accidents, damage to or loss of property, or for any expenses incurred for any reason, including changes caused by Force Majeure, regardless of how they may have occurred, nor can liability be accepted by the Owners, the Management Company, or their agents, for injury to anyone as a result of the use of the pool, however caused. Upon arrival at the rental villa, the Guest should note the pool rules and regulations that have been posted, a copy of which is available upon request. Guests are specifically advised not to allow unsupervised children into the pool area. Rendering the pool door alarms inoperable on the patio doors leading from the house to the patio/pool area is illegal and strictly forbidden. The Guest is responsible for taking out an adequate insurance policy (ies) to cover all risks. This waiver is also applicable to people visiting the property as guests of the Guest(s).
17.The Owner does not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the Guest(s) and other people occupying the property during the period of the let.
18.An additional fee of $36 per day will be levied if the Guest requires the pool to be heated during their stay. This price is agreed with a pre-booking only, if the Guest requires pool heat on arrival a charge of $41 per day will be levied for the duration of their stay. Guests may use the swimming pool at their own risk. They should always observe the safety rules listed in the information and Safety Book held in the home and observes the pool safety notice displayed in the pool area.
19.There are pool door alarms on all doors and windows that lead/look onto the pool area. These alarms must not be turned off, tampered with or in any way disabled. This is a US state requirement and will result in a $5000 fine if not adhered to.
20.Pool heating will be switched on, on the day ordered and may take some time to heat the pool to optimum temperature. Having ordered pool heating. The Owner is not responsible for the weather and, if it’s warmer than expected, pool heating still has to be paid for. The solar blanket must be used when pool is not in use (especially at night) or the heater will not function correctly.
21.The heater is a mechanical device, as with any mechanical device it can be subject to electrical/mechanical failure. If such an occurrence was to happen, every effort will be made to repair the heater. If the Guest had paid for pool heat, then we shall refund only the days you are without pool heat. We cannot and will not refund for anything that has not been paid for.
22.The pool is cleaned and chemically balanced every week for your safety and comfort; however on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemicals levels. Should this occur during your stay it will be necessary for you to be out of the pool for a period of 12-24 hours for safety reasons?
23.As Owners of the property, we, our servants or agents, will not be liable for any loss or delay occasioned by any of the following: strikes, riots, political unrest, war or the threat of war, terrorist activities, industrial disputes, fire, floor technical/weather problems to transport, aircraft, closure of airports, or any other event beyond the owner’s control.
24.The maximum occupancy is 8 persons for the villa and is determined by the authorities within strict guidelines for fire safety. Please note that contravention of the above will render your booking void, all monies paid will be forfeited and you will be asked to leave the villa immediately without further compensation.
25.Strictly no pets or smoking are allowed in the villa at any time. Please note that contravention of the above will render your booking void and all monies will be forfeited.
26.Our villa is situated in a quiet residential area consisting of approximately 50/50 rental homes/US families. It is a condition of the rental that you should be considerate in your behaviour and keep noise levels to a reasonable level so as not to disturb our neighbours.
27.Complaint: We sincerely hope you do not have any!.. But in the unlikely event that you wish to register a complaint during your holiday, contact the property management company immediately and follow this up with a letter. Give a copy to them and send us a copy on your return. Unfortunately we are not always able to control the components of your rented accommodation and it is possible that an advertised facility may be withdrawn or changed due to circumstances beyond our control and for which we cannot accept liability.
28.British citizens travelling on the visa waiver scheme and staying for less than 90 days should hold full British machine-readable passport, which is valid for at least 90 days following their entry to the US. Completed an online ESTA approval to travel via the US Homeland Security Website (URL HIDDEN) All other nationalities should contact the U.S Embassy for further information.
WE STRONGLY ADVISE ALL OUR GUESTS TO TAKE OUT TRAVEL INSURANCE FOR YOUR WHOLE PARTY, WHICH INCLUDES CANCELLATION CHARGES COVER (UK GUESTS ARE ALSO ADVISED TO TAKE OUT A POLICY WHICH INCLUDES MEDICAL COVER) AS SOON AS YOU HAVE BOOKED ANY PART OF YOUR HOLIDAY/VACATION. My home is in Cardiff, South Wales, but my heart is always in Florida. I am Wales born and bred and love our country because you will always find a warm welcome from us. The Crowley clan consisted of myself, husband and two grown big kids. We are the usual normal average family, but we do share one great love of Florida.
Like many millions of people that visit Florida, you can't help but be engulfed in the awsome warmth of Florida both in the weather and in the people. Our first visit on a once in a lifetime trip was Christmas 2001, we fell hook line and sinker for it, and finally obtained a place we can call home in the US in 2003. Whenever we can, with our UK work commitments we try and take some time out to visit our second home, it never gets boring, there is always something new to try or do.
We know that you will enjoy our homes, just like we do. Our family has gown up enjoying it, and we want to be able to share that joy with you. We open our homes to guests so that everything is just right and that you can totally relax knowing that everything is perfect.
