Peaceful, light and bright in this cozy room. I want your stay to be relaxed and comfortable. Your room has a Queen size bed with 800 thread bedding, there is a luxurious mattress pad for extra comfort. Also you'll find a cute little fireplace for added warmth, a comfy chair for reading or watching TV. Plus you'll find a ceiling fan, a larger walk-in closet with wooden hangers and a chest of drawers for your accommodations. I hope you'll find your room very comfortable for an enjoyable stay.
Sometimes the house will have other guests; we like to ensure everyone has their own space and is comfortable. We kindly ask guests to refrain from certain things and to please abide by house rules so everyone feels right at home.
Enjoyment: If you’re coming to Pensacola to party and have a good time; you’ve picked a great city to do so. As we've said sometimes you will be sharing the house with other guest and although Pensacola is a fantastic city to have a great time and we ask that you keep your parting outside of the house.
Check-in is at 3pm, and check-out is by 12pm. Arriving slightly earlier, or want that extra hour to sleep? That should be fine, but please check with me first. If arrangements can be made (for anything you need) I'll certainly try to accommodate.
Also with Check-In: When a late check in is needed, please let host know prior to booking.
I'm sure this won't be an issue;
As I understand, there are flight delays, traffic issues and things that are outside of your control that can cause a later than expected check in; I will always try to accommodate any way that I can!

(I have Never had an issue) As a reminder, I ALWAYS try to accommodate your needs I am super flexible and I understand that there are things outside of your control, where these fees will not be imposed (circumstances outside of the guests control) please, all others must be communicated and pre-approved.This is for everyone's Comfort and convenience.

Cleaning and cleanliness: Whilst we do a thorough professional clean between each guest stay, we kindly ask that prior to leaving, you clean and pick up anything used and put any dirty towels in the hamper. Picking up after yourself in common areas; as the kitchen or bathroom is important!
The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanity napkins in the sanitary bin we’ve provided in the bathroom. We simply want to ensure you have a royal flush kind of holiday :)"
Please No eating meals in the bedroom - snacks/munchies are OK.
All this helps for a comfortable stay and us get through our cleaning process quicker and allows us to keep cleaning costs down for you and future guests."
Shoes: To ensure we keep the floorboards squeaky clean for our guests’ enjoyment, we have a no shoes policy inside our home."
Damages: We understand that accidents happen; BUT I do ask that you please let me know when they do. Chances are I can fix them as (URL HIDDEN) possible; which also means better chances of having your full security deposit returned too."
Smoking: I have a NO smoking policy Within the home (although you are welcome to smoke outside, either out front or back). Absolutely NO smoking in the house and if you do smoke outside, please be courteous and clean up your butts/ash. Please remember the smoking in the is a violation and will result with a penalty to the security deposit.
Illicit drugs: What you do in your personal time is entirely up to you, but when staying at my place I have a strict no drug use policy. This is just the law… not so much one of our rules."

TEMPERATURE ADJUSTMENTS: If you are hot or cold, please ask me to adjust the air rather than adjusting it yourself.
You'll find in your room for your comfort and convenience: an adjustable overhead fan and an Electric Heater in the form of a fire place.
Lights, Gas, Power: These things help keep our costs down (and we pass those savings on to our guests) So we kindly ask that you not let the water run and please switch off lights and the A/C, heating, fans, fireplace, electronics etc. when they are not in use or leaving the house.

Quiet: To be considerate to the other roommates, we kindly ask to keep things on the quieter-side after 9pm. If you want to listen to music, please remember the other guests and enjoy via headphones or in your personal space. We’ll make sure to reciprocate the favor. Though we’re sure it won’t come to it, serious complaints of unruly behavior will unfortunately result in you being asked to leave. Not good for you. Not good for us. :-) So please just be respectful of the others.
Occupancy: We ask that you kindly respect our maximum occupancy of 2 requirement. We have this in place instead of an additional guest charge in an attempt to keep costs down for you." So please absolutely no additional guest, with the maximum occupancy of two.
Please NO ENTERTAINING; We are perfectly happy having people pop by to pick up our guests, but I would prefer that you not use my home to entertain them. I will be more then happy to help you find other places to spend time with your family and friends, for example working out details to pack a picnic to take to the Gardens or making a dinner reservation.
Security: To ensure full safety of our guest and their belongings, we like to keep the front and back doors and windows locked as a precautionary measure. Please USE THE ALARM SYSTEM: The home has an alarm system and we will teach you how to use it. You will be given a personal alarm code when you are here and are expected to use the system when we're not home Whilst being one of the safest areas of town, we want to ensure every guest stay remains problem free, and this is just one small + simple thing we’re able to do to ensure that."
PLEASE LEAVE BEHIND only WHAT YOU DON'T NEED or USE: We'll do our best to anticipate what you may need by way of extra towels, blankets or such. Shampoo, conditioner, and soap are available while you are staying with me along with some other spiffs and We expect you to leave behind what you don't use during your stay. If you don't see what you need, please just ask.
Pets: While I know you love your pets; as we do ours. There are two dogs on the property and at this time unfortunately, we can't accommodate your for babies. Although we know they will be very excited to see you when you get back home! :-)
Please be advised:
-If anything breaks, spills, stains, etc. PLEASE LET ME KNOW ASAP.
- no candles (flameless candles can be provided upon request for ambience.) - Unreturned and/or lost house keys will be charged a $25 replacement fee. - Any significant damage will result in the loss of security deposit; not Limited to the amount of security deposit paid, should damages exceed the security deposit paid.
Upon check-in there will be house rules and also a waiver for you to sign.
By continuing with your registration and a complete booking means, that you agree to the signing of the liability waiver and the house rules. Please be aware that breaking the house rules may lead to you being asked to leave.
Copies of both will be available for you to refer back to. I'm sure these things will never be an issue but they're there for everyone's convenience. :-)
