Your unit is private. Only the parking area, pool area and inner courtyard bbq area is shared. So you have your privacy but it's a great way to meet other guests from all over the world.

You are left alone to do your own thing. Our manager Miguel will most likely check check you in and give you details about the property. He will be available if you have any major concerns but basically you will be left alone to enjoy your stay
We are the owners and the managers of the property. Both owners live in the area. Although we may not meet we are around to assist Miguel if you have any issues.
**CLEANING FEE COVERS THE CLEANING FEE OF $150 USD AND OUR $69 USD DAMAGE WAIVER for accidental damage to our property up to $1000 USD. These fees are non-refundable.
**Reservation is good only for the number of guests specified in your booking. You may add guests at a later date and additional charges will apply.
**Guests must be respectful of the neighbors and residential neighborhoods at all times.
**No loud music at any time as the home.
**No outside guests without written permission of the manager.
**No parties or events at any time.
**Guests must keep the home clean and leave it in a "reasonably clean" condition.
**All guests must be 25 or older unless with a parent or guardian.
**Pets are accepted but must be approved by manager prior to making the reservation. $100 fee per pet, non-refundable. Currently, the Airbnb system does not add this fee at check out so we have to add it manually after booking.
**No illegal drugs on the property at any time.
**All of our properties are non-smoking. Some have areas outside to smoke. Please inquire before booking.
**All guests must supply current photo ID upon check-in.
**Latest check in time is 9PM unless other arrangements are made. Almost all of our check-ins are hosted check-ins where our manager checks you into the property.
**We do our best to supply our guests with check in details but sometimes our mails get lost in the Airbnb system. It is the responsibility of the guest to supply us with a real email address and give us all details of your arrival to make sure your check-in runs smoothly.
**Our goal is to keep our homes well maintained and secure for all or our guests. We want you to enjoy your visit and respect the home and neighbors.
**We suggest you purchase trip insurance. BUY TRIP INSURANCE as we have a strict Cancellation policy.

**I understand that I am renting in the tropics. With the tropics comes heat, humidity and often various creature including bugs. I understand that although the host exterminates, nature is nature and it's impossible to control bugs at all times in the tropics.
** I understand that even though the host does their very best, at times things do break or go wrong and the host will do everything in their power to correct the issue as fast as possible. I will attempt to take things in stride.
**99% of our guests are wonderful and these rules are simply guidelines as most guests are very respectful of our homes. These rules are created for the small percentage of guests who may not be clear on how Vacation Rental Homes work.
I have been renting vacation rental homes in Mexico and Florida since 1999. Today I rent about 45 properties, mostly in Puerto Vallarta and Fort Lauderdale/Wilton Manors. I now have my first property on the West Coast of Florida on Anna Maria Island.
I own about half of the homes, some by myself and some with a business partner. Although I am an agent, I have a close connection to all of those who's homes I rent. In many cases, I designed the interiors for the property, and then took over rentals and management. All of our properties are self contained living spaces with no interior spaces shared with others. Some of the garden and pool areas are shared.
