The open concept living area and kitchen are bright and airy with glass sliders opening the house to the pool and lawn for a wonderful Palm Springs experience.
For your added pleasure, this home includes 3 flat screen TVs, gas fire place, an outdoor propane grill, fully groomed bocce ball court, putting green, salt water pool and spa. Beautiful decorated with 20 foot ceilings in the living room. Tall Fica bushes surround the property creating a private oasis from the outside world. (Bring your own bocce balls and golf clubs/balls)
Pool heat is an additional charge of $10 a day or $300 a week. Average has been $25 for a 3 night stay

I love this house. A perfect modern house with all the modern amenities. You will enjoy spending your vacation here with nice furnishings, a perfect design and things to do with a fantastic pool and views.
Pool heat is extra. The cost can range from $10 to $300 for your entire stay. It is very costly to run heat to the pool/spa in the Valley. With that said, most of our stays are usually around $25 total for a 3 night stay based on therms used. Your usage will be calculated for the daily rate times the number of therms your party uses during your stay and then reported to airbnb to deduct from your deposit.

- You must report all damages within 1 hour of arrival or you may held responsible for charges. You are a guest of Palm Springs and staying in a residential area. You agree to respect the neighborhood and those around you. You agree to respect the neighborhood tranquility. Disturbing the peace is a City Ordinance Violation. Please keep noises to a minimum including children playing loudly, parties and any other loud activities between the hours of 9pm and 8am. Abide by Parking Limits. The Palm Springs City ordinance limits the number of cars that can park at each property. The maximum car parking is 3 cars at this property Please use common sense when parking- Do not block streets or corners and keep all cars parked in the driveway. Do not block neighbors or park in front of their houses. No garage parking. Abide By Occupancy Limits: Each property is licensed to accommodate a maximum number of guests. Overcrowding is dangerous, disrespectful and illegal. Please do not exceed the designated amount of people which is 6 overnight guests at this location and an additional 4 guests during the daytime hours for a total of 10 guests during daytime hours only. Dispose Of Trash Properly. All guests are required to dispose their trash into the receptacle provided. Leave the bins in front of the gate on left side of driveway. Do not move to street. Trash Co will remove. Failure to dispose of trash properly will result in a $100 fee. NEVER burn wood in the fireplace. Doing so will forfeit security deposit and may result in additional cleaning fees. The BBQ is propane. When the propane tank is empty, you must refill it at your costs. Walgreens refill’s propane tanks. NEVER put in charcoal. Wash all dirty dishes. There is a dishwasher but in case that stops functioning, you must do them by hand and put them all away once they are dry. Do not leave dishes in the dishwasher. Additional fees will apply if the cleaner finds them dirty or not put away properly Upon final home departure, all windows and doors must be closed and locked Turn thermostat to 77 (f). Check the home for forgotten personal items Turn off all lights. Any violation of The Guest House Rules/Code of Conduct by anyone in your party will result in the immediate ejection of everyone, without refund of rents or security deposit and possible City Imposed Fines. Must be 25 to book No Smoking. There will be no refunds for any issues/items including but not limited to mother nature events such as power outages, no heat, no air conditioning, no gas, no cable/internet or on items that stop functioning, pool or spa equipment failure, appliances stop working, plumbing issues, air conditioning issues or other amenity failures.. We will try to fix, replace or repair any emergency items that come up in a timely manner. We do our best to keep our beautiful home in the best shape possible and all items working when possible. Fireplace is only for gas, no real logs. There are fake logs in the fireplace, do not remove or destroy. Dishwasher door is heavy as well as the refrigerator doors. They are panel inserted doors, be gentle when opening them. Pool is a shallow pool, deepest is 4 feet deep in the center of the pool – no diving allowed. Please Do NOT HANG towels on the pool fencing. This will ruin it. LATCH all GATES/FENCES and lock for safety of people falling in pool unattended accidentally. Keys are left in one gate and will lock both. There are 2 gates. LEAVE keys in the lock and lock the gates. Pool heat is an additional charge of $10 a day or $300 a week. If you wish to have the pool fence taken down for your stay, the cost is $200 for our fence vendor to remove and put it back up. Under no circumstances is the tenant to remove the fencing themselves for sake of potential damage to the fence system. There is No garage parking available. It can get very windy in North Palm Springs, which means the dirt will fly. Although we open the property for your arrival, clean the pool minimum 2 times per week, have a landscaper come once per week, dirt will get everywhere even inside the house when a door is opened or through closed windows. It’s inevitable. Please bring your own bocce balls, golf balls and putter to use the putting green and bocce ball court. Please do not throw rocks or damage the layout of the landscaping. Sprinkler timers and water pressure. At certain times of the day, the water pressure in the house will be lower caused by the sprinklers. Do not turn off the sprinklers or adjust in any way, this will negatively affect the plants and grass and your deposit will be deducted for any damages caused. Sprinklers come on after dark. Lighting: The lights will come on at certain times during the darker hours – please do not adjust the timers for sprinklers or lights or it will ruin the grass or interrupt neighbors. If you leave a burn mark/scratches or discoloration from a hot plate on any furniture/countertops, you will be charged in full to replace or repair that damage caused by your party. If you bring an unauthorized pet (no pets allowed on property), you will be charged min $600 for cleaning and more if there are additional damages. Bring your own pool towels and extra bath towels if needed. No extra linens/towels will be provided. Enough linen is there for the house and the number that it accommodates for bathing but not for pool/spa usage. Bring your own supplies: We do supply a limited amount but cannot be held liable if there is not enough for your party. Paper towels, toilet paper, paper products, hand and dish soap, dishwasher soap. We will not be able to deliver more to you. We do not supply shampoo, conditioner or other bath products. Bring your own condiments. No pets allowed. However, the owner of the property does have a Dog, so this does not mean this home is an allergy free home. We shall not be held responsible if you have allergies or for dog hair that may be in the house. We do professionally clean after each rental. Our community is known to have flies and cockroaches. We do spray monthly for cockroaches. It would be very rare to see a cockroach but it does happen and they will probably die that same day if you do see one. Flies – annoying little pests. If you LEAVE ANY DOOR OPEN, they will quickly get in the house. They are slow and easy to kill. There is a fly swatter in the front door closet, please clean it off and return it when you are done using it. Neighbors: Please be respectful to the neighbors and keep the noise to a minimum at all times and park only in the driveway or on the street connected to the property you are staying in. No amplified music is allowed outdoors. See the good neighbor brochure posed at the front entry for more information. Code law… We are not responsible for any neighbor nuisances they may cause you during your stay. We have no control over the public. There will be no refunds. Schlage Lockbox: Only press the assigned code numbers. There is nothing else to hit but the 4 numbers given to you. If you enter them wrong, you must wait a couple minutes for the unit to reset it self and then reenter the code. If you lose or bring keys home with you that belong to the house, there will be a $125 fee to replace them. Property Info: Breaker box is located on backside of the garage if you have a power outage
The bonus room does not have a window. There are 2 doors with 1 leading into a bathroom and the other one leading outdoors.
The futon sofa in the living room has a broken leg - please do not use as a bed. The sofa works just great.
Outdoor fridge water dispenser is out of order but the one inside works.
There are no refunds if mechanical items cannot be fixed or break during your stay for any appliances, doors, hot tub, pool, etc.

The fence may or may not be up or down during your stay. You should ask the host to make sure but there is a fee to put it up or to take it down for your stay depending on if it is up or down already. Fence fee's will be reported to airbnb for them to take out of your deposit depending on your request.
CODE CITY CALLS: If we receive a call and have to go to the property to mediate or correct an issue your party is causing (such as but not limited; loud noise, parking off street not in your designated spots or any other reasons for us to have to visit you), you will automatically be charge $300 for each time we have to come out to correct the violation you have caused, plus you may be evicted depending on the severity of the issue and if you do not correct it immediately. Palm Springs is strict about their code enforcement. Please be kind to the neighbors.
