Thank you for your kind words. ***We are quite candid about what the offering is, both in the description and in pictures. To address the concerns in this review, I have updated the unit description and added some more details. For guests reading this review, I will address some concerns, which duplicate what is in our listing.
***The unit is ~525 square feet. We concur, it is cozy, which is to say, comfortable, and smaller. I note many cottage and apartment offerings in the area are considerably smaller.***
***The unit has a queen sized bed, and a full size pull out sofa couch. We have had many parties of four stay in the unit and left us good reviews, but we agree, it is best suited for two guests, because of the lay out. If two children or adults are willing to share the full sized pull out couch, parties on a budget can fit four with two adults in the queen bed in the bedroom. We have a large and comfortable chair added to the unit (not listed as a bed), which can fit a small child comfortably for sleeping if two children don’t prefer to share the full size sofa bed. There is also a blow up mattress in the unit which is not advertised, but can be used in a pinch.***
***We do have accurate pictures of the bathroom to show it is indeed small, but I am 6’ tall and over 280# and have lived in this unit. My own mother lived in the unit in its current configuration for six years. It is quite livable.***
***Yes, the shower is smaller, 32” by 32” which is tight for some individuals., and if this is a concern, we recommend staying in Sunset Cottage, which has a tub-shower, or consider one of the rooms in the house, while a shared space, has more room, and a larger bathroom for guests. Of course, there are many other fine offerings in the area as well. Our 1912 house is a classic New England seaside home, charming and traditional to some, but apparently “not modern” to others.
***We strive for the feeling of being at home, comfortable, with friends-of-friends, or distant family, but all the furniture does not match, and while we continue to update, to keep our prices reasonable, we do have some older pieces. We continue to maintain and improve the property, and our return guests have noted it keeps getting better and better.***
***We feel what we offer is very competitive based on what other offerings are in the area, and stack up well there, but surely, if someone wants to stay in a hotel, they should, and we encourage that. There are limited offerings down here on Pine Point, and August is the high seasons, and priced competitively but accordingly. Guests looking to get this at a lower price should consider June and September, or staying in Old Orchard Beach down the road which has many fine accommodations. July and August are the most expensive times of the year with low supply and high demand here in the Pine Point neighborhood, adjacent to the least crowded section of the seven mile stretch of beach***
***Expectations vary, but we have DirecTV with over 100 channels, including 8 HBO channels, and our WiFi is via Spectrum, formerly Time Warner Cable, and is 80 MPS service shared by guests on a secure network.***
