Since this is a lakefront home and we allow you to use our lake toys and for the enjoyment of all guests (2 AirBnB rentals at this home), access to the property is limited ONLY to the number of guests on the reservation who've signed a release of liability.
Note: There is an additional AirBnB rental on the lower level of this large home. This rental includes the entire top floor. The bottom space includes a 500 SF suite. Shared spaces include hot tub, fitness area, outdoor deck, BBQ, sport court, lake front, dock, lake toys, blueberry bushes, lake Sammamish trail. There is plenty of parking and space to enjoy.
Owners reserve the right to maintain grounds, hot tub, access dock and boat. For the enjoyment of all guests, no non-registered guests are allowed on the property.

Since we are a lake front home with access to our lake toys, hot tub and fitness area, we require a release of liability waiver to be signed by all persons staying on our property. We will give you a tour of the property at check-in. At that time, the waiver must be signed. Guests will receive their door code to enter in the property easily. We respond quickly to any questions that may arise during your stay.
This places has it all but keep in mind it is an older home, thus I'm calling it a cabin. This is Washington, we are on the lake and it is somewhat in the country so there will be spiders. Unfortunately, we keep cleaning the webs but they reappear. We've placed brand new furniture inside and many things have been updated but there is an occasional funky light switch that may not work or is not perfectly placed. There are some areas with wear and tear, and even after dusting, the dust comes back. Your stay will be comfortable (and the lake will be amazing) but please realize this is not a brand new home.
Please also note that there is a lower unit. The only place the lower unit and the top floor overlap is in the kitchen. We kindly ask that you be respectful to other guests and that you keep foot traffic light and noise low in the kitchen from 10 pm - 8 am.
Please also note, that we reserve the right to access the property to maintain the hot tub, out door areas, other units, and access that boat dock at any time.

PARKING AND ARRIVAL: Please ensure that you arrive to 109 East Lake Sammamish Pkwy SE. This area of Lake Sammamish Pkwy has only 3 homes on the driveway. If your navigation takes you to NE or Shoreline road, this is wrong. Our home is grey with a 3 car garage and additional shop with additional garages. If you arrive at a blue home with a visible basketball court from the driveway, you're at the wrong home. Turn around and go back to East Lake Sammamish, turn right onto East Lake Sammamish, make the next right turn, cross the Lake Sammamish trail and turn right. You'll see a grey house. Pull into your dedicated parking area. The Top Floor parking area is in front of the 3 car garage. DO NOT PARK OR BLOCK THE CARPORT. THIS IS ANOTHER AIRBNB RENTAL PARKING SPOT. There is additional parking immediately across the lake trail and on Lake Sammamish Pkwy.
PRIVATE ENTRANCE: To access your top floor rental, enter on the top floor from the rock steps. Enter the LOCK CODE GIVEN TO YOU AT CHECKIN. **WHEN LEAVING, PRESS THE LOCK BUTTON (KWIKSET BUTTON) TO ENSURE YOUR RENTAL IS LOCKED. From your back deck (off the kitchen) you can access the back of the house, a basketball court and hot tub/fitness room. LIGHTS, HEATING, AIR CONDITIONING: We apologize in the advance if there doesn’t seem to be too much reason to the lighting in the house. We purchased this house with a “funky” lighting configuration. It’s not too bad but figuring out the lights might be part of the fun.

ENTERTAINMENT: Comcast cable has been provided. There are several remote controls (one for the TV, one for the cable and several Xbox360 controllers). Please ensure that they are located on the entertainment center upon departure.
KITCHEN ITEMS: There is a 6 burner gas stove, double oven, French door fridge, microwave, Keurig coffee maker, double toaster, griddle. A BBQ is located outside. Upon departure, please load used dishes into dishwasher and start cycle. A large pantry is located behind the kitchen with access to a large washer, dryer and utility sink.
BATHROOMS: There are two full bathrooms and one quarter bath. One bathroom is accessed from the master bedroom.
GAME ROOM: There is a poker table and kids area with toys, table and floor mats.
In the hot tub room, you'll notice a door to an additional shower and sink as well as the hot tub mechanical room. The shower and sink in this area are currently not available for use. There is also a sliding glass door. Access is not currently permitted.
Please note, we provide both bathroom towels and beach towels for the hot tub and beach. DO NOT use bathroom towels for the hot tub, fitness or outdoor areas. Please only use beach towels for these areas. If the towels provided are not adequate, please bring your own additional towels for your use. In addition, DO NOT remove any blankets or linens from the suite to any other area (to hot tub or outside).
There is access to the hot tub and fitness center from the lower deck for the upper unit's use. They will have access to the spa area so if there is a guest in these areas, please ensure your personal access doors are closed.
HOT TUB, FITNESS AREA AND OUTDOOR SIGNS: Please read, observe and obey all posted signs. Please respect and be mindful of other guests in sharing the hot tub. Hot Tub Hours are : 9 am – 9 pm.
To use the hot tub, the water must be tested first. Please follow the directions given verbally by your host before accessing the hot tub. Please note, there is not a toilet located in the hot tub area. If someone must use the restroom, please dry off and use the bathroom within your rental unit.
LIFE JACKETS: All children must wear life jackets and be monitored by an adult in or around the hot tub, by the lake, in the water, on the dock or while using water equipment. There is NO RUNNING ON THE DOCK.
1.DO NOT DISTURB THE NEIGHBORS. Neighbors may not be contacted with any questions or issues you may encounter about your rental or reservation. If you have an emergency, please call 911 otherwise for non-emergencies please try calling the host first, leave a message for the host if you get no response, then email the host if needed, followed by contacting AirBnB. Please respect the privacy and property of our neighbors.
2. MONITOR CHILDREN AND WEAR LIFE JACKETS. All children under 12 must wear a life jacket near the lake, on the dock or around the hot tub. All persons on water equipment must wear a life jacket. There must be no running around the hot tub or on the dock by any persons. Keep children away from the fireplace and areas where they may fall to reduce risk of burns or falling.
3. ZERO NO SMOKING (including marijuana), NO DRUGS, NO UNDERAGE DRINKING POLICY in the property or within 100 feet of the property under any circumstances. Doing so will be an AUTOMATIC FORFEITURE OF YOUR DEPOSIT AND NON-REFUNDED CANCELLATION OF YOUR RESERVATION.
4.PARKING. Dedicated parking is marked according to your rentals property title. For example, the Lake Sammamish “Suite” is dedicated to the carport parking. Do not park in areas not marked with your rental title and do not block in and out access to other parking or the road. Overflow parking can be easily found on East Lake Sammamish Pkwy.
5.ALL GUESTS MUST BE REGISTERED. While the top floor can easily sleep 12 people, if you are planning to reserve for more than 6 people please be sure to provide details about your stay, along with the names and ages of your guests. All guests must sign the Release of Liability before being admitted to the property.
6.NO PARTIES AND QUIET PLEASE. This is a QUIET house and neighborhood, so no rude or excessively loud behavior such as: screaming adults/children [indoors and outdoors], honking car horns or loud music in the driveway, slamming doors/gates, parties or large gatherings not previously discussed and approved by host (especially during the hours of 10pm – 8am). No behavior of this type will be allowed under any circumstances; doing so will be an automatic forfeiture of your deposit and non-refunded cancellation of your reservation. Out of respect for our neighbors, please be extra vigilant to be quiet as you walk along the shared fences/property lines between the hours of 10pm - 8am.
7. NO PETS.
Should the sink or toilet become unreasonably clogged during or immediately after a guests stay, and it is determined that it was the result of guest neglect or guest error, the minimum cost is approximately $300.00, and will be deducted from the guest’s security deposit. All waste must be put in the trash.
•Do not dispose of feminine hygiene products in a toilet – use the trashcan.
•Children’s toys, bottle caps, etc. will not pass through a toilet.
•Do not dispose of paper products such as Q-tips, wrappers, cigarettes, etc. in toilets.
•Do not use excessive amounts of tissue in toilets.
9.WAIVER. At check-in, all persons must sign a Waiver and Release of Liability form. This is a lake front lot with hot tub and all persons must acknowledge and abide by safety rules. The lot is adjacent to two other private lake properties so please be respectful of our lake neighbors and their property.
10. BEACH EQUIPMENT. Lake equipment and beach towels are provided during your stay but all persons must abide by these rules.
•Towels: Do not use bathroom towels for hot tub or lake use. Indoor towels must stay in the rental suite. Beach towels will be provided for the number of guests on the reservation for use at the hot tub and lake.
•Life Jackets: Life jackets must be worn.
•Beach equipment: Care for and observe beach equipment like it was your own. Do not leave beach equipment in the water to be taken away by the waves. Bring all kayaks, paddleboards, oars, life jackets etc far up above the shore to the beach deck AFTER EVERY USE.
11. POSTED SIGNS. All persons agree to abide by all posted signs including, but not limited to the Hot Tub Safety Sign, Fitness Center Sign, No Lifeguard On Duty Sign, Life Jacket Sign, Parking Sign, Hot Tub and Sport Court Hours, etc.
12.Host shall be excused from performance and shall not be in default in respect of any said obligation to the extent that the failure to perform such obligation is due to a Natural Force Majeure Event.
13.OFF LIMIT AREAS. Please do not go into the side yard, or shop at this time.
14.ONLY PEOPLE ON THE RESERVATION ARE ALLOWED ON THE PROPERTY. NO PERSON(S) UNDER THE AGE OF 18 ARE ACCEPTED FOR RESERVATIONS. There are two major reasons why we can only allow the people on your reservation to stay in the rental: namely Insurance. AirBnB provides hosts with an insurance policy to cover damage that may occur to the house as a result of a rental, however, it only covers the people that are named on the reservation. If anyone else is in the rental and something occurs, the policy becomes Null and Void because they will not assume responsibility for people that were not on the original reservation (this stems from several highly publicized bad AirBnB incidents in the past where a verified AirBnB guest rented a house for a specific number of guests, then turned the rental into a “House Party" resulting in damage that couldn't be covered by the small security deposit). Similarly, our home owners insurance policy works the same way. Normally we are only allowed to rent out the duplex to full-time renters with renters insurance to cover any possible damage, but since the rentals go through AirBnB they allow us to do it because the AirBnB rental policy covers them. So when you book through AirBnB I am beholden to them to follow their insurance policy requirements when it comes to not allowing more people into the house for gatherings, in order to protect ourselves. This is also why we have to follow the same strict no authorized guest policy for visiting our lake property and having everyone sign waivers. The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming risk of any harm arising from the use of the premises or others whom they invite to use the premises.
15. HOUSEKEEPING. There is no daily housekeeping service. While linens and bath towels are included in the unit, we suggest you bring extra beach towels. We do not permit towels or linens to be taken from the units.
16. DEPARTURE DAY INSTRUCTIONS:
1. If you have not requested and been approved for a late checkout, please check-out by your schedule time of 11 am. Our cleaning crew arrives promptly at 11 am and it will take them approximately 4 hours to prepare the room for our next guest checking in at 4 pm. If you just need to store your luggage here until your flight, we're happy to assist you.
2. Take out your garbage before you leave and stack used dishes on top of the bar top. The City of Sammamish is strict about placing garbage in the correct bins so please separate recyclables from garbage and food waste accordingly.
3. Remove all washable linens and towels from the beds in the laundry basket near the washer and dryer (and any used towels). DO NOT WASH THE LINENS.
4. Turn off the AC/Heaters/Fireplace/Hot Tub when you once you've checked out.
5. Ensure all doors are locked.
6. Please send me a quick email to let me know that you've departed so we or the cleaning crew don't walk in on you by accident.
7. Return any items outside to their rightful places (remotes, flash lights, beach equipment, life jackets (if used), etc)
If you need assistant or help with anything during your departure and we are around, please let us know and we'll try to assist you as best possible.
ADDITIONAL TERMS OF RENTAL AGREEMENT
In addition to the standard terms included herein, Guest acknowledges and agrees that the following additional terms and conditions apply to the
Guest’s rental of the Property:
This Rental Agreement and Contract (the “Agreement”) is a legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or agent (“Rental Agent”), pursuant to which the Guest has agreed to rent the residence described below (the “Property”), for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein.
This Agreement contains the entire agreement between the parties with regard to the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the Guest and the Rental Agent. This Agreement shall be governed by the laws of Washington State. The words “Rental Agent” and “Guest” shall include their respective heirs, successors, representatives. The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected. Any notice required to be given under this Agreement shall be in writing and sent to the contact information included herein. This Agreement may be signed in one or more counterparts, each of which is an original, but taken together constitute one in the same instrument. Execution of a digital signature shall be deemed a valid signature.
Guest agrees that no more than 6 persons shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement.
CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or hot tubs, fireplaces as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.
Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.
If Guest should fail to comply with the conditions and obligations of this
Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
ASSIGNMENT OR SUBLEASE
Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.
RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.
Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorney’s fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
ENTRY AND INSPECTION
Rental Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Rental Agent has a reasonable belief that there is imminent danger to any person or property, Rental Agent may enter the Property without advance notice.
UNAVAILABILITY OF PROPERTY
In the event the Property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of Rental Agent, Rental Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Rental Agent shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and Guest and Rental Agent shall have no further obligations or liabilities in any manner pertaining to this Agreement.
We are April and Steve. We are an active family who love the outdoors and having options. I have had the opportunity to travel around the world and experience a range of accommodations. I've traveled to almost every state, to many countries in Europe, Africa and Asia. I believe we are so fortunate to live in the USA and while I love exploring other places, the USA is blessed (and in my experiences offers more luxury and customer service). I'm originally from California and would love more sun but have learned if I just get outside even in the rain, Washington has the best in life to offer. When I'm home, I like to spend that time with my family which is why we bought our lake side home on beautiful Lake Sammamish. In the summer, we can play on the lake, pick blueberries, run and bike on the trail. We LOVE it! We have set up our home with the hope that families will find a comfortable place to stay and have a lot of options. We do not yet officially live at our home which is why we are opening up and sectioning a few spaces to share with you. I'm confident you'll love it as much as we do.
