Welcome to Coastal Escape II. This beautiful 3 bedroom/2 bath home is perfectly located between the beach and the bay in breath-taking Newport Beach. You cannot ask for anything better…just a short 1 ½ blocks from the boardwalk and a short walk from the Newport Pier! This upstairs duplex unit has new upgrades and is in excellent condition.
As you walk into this newly furnished home, you are greeted with a warm, contemporary style displaying travertine and wood floors, marble countertops, and new furnishings. Feel the beach air as you relax in the open and cozy living space with the big sliding doors opened to let that fresh breeze in. Cozy up to the fireplace and kick your feet up on the 6-8 seater couch after a long day at the beach and throw in a movie on the big, flat screen TV set up with a DVD and surround sound. You will definitely feel at home!
The open-concept living space flows directly into the dining room and kitchen. The fully equipped kitchen has marble counter tops, stainless steel appliances, and the side-by-side refrigerator has an icemaker and water dispenser. A coffee maker, blender, toaster, and other kitchen cooking essentials are stocked in the cabinets for your convenience. Enjoy preparing a meal for friends and family in this perfectly appointed open concept kitchen, dining, and living space. The dining area seats up to 8, including room for a highchair.
The contemporary loft style master bedroom has a king bed with a TV, DVD player and access to the 3rd floor porch. Attached is the master bath with a shower, bathtub, double sinks, toilet and a vanity. The bathroom is complete with stone counter tops and stone floors. The attached porch offers peaceful views of ocean as well as the mountains where you are free to relax as you soak up the much-needed quiet time that brought you here in the first place. This master suit is truly a great retreat for guests.
The second bedroom has a queen murphy bed that can be used for sleeping when it is down or as an extra room for working, playing or watching TV when it is up. It also has a DVD player and a large sliding closet. This bedroom also has a bathroom with a large stone shower with a bench and dual showerheads. There are also stone floors and counter tops, a single sink, and a large mirror.
The 3rd bedroom has twin bunk beds with a creative staircase leading to the top bunk. There is also plenty of space under the bed for hiding or making a fort or more sleeping. This is the perfect spot for kids to have fun, and explore on their beach vacation!
We have everything that you need for your trip. We supply linens, hair dryers, towels for the bath and beach, soap, shampoo, conditioner and soap. We have plenty of toys for kids and babies as well as some movies, books, puzzles and games. .
This home is for a family environment. The neighborhood will not tolerate party noise of any kind. There is no smoking and no pets allowed.

•This home sleeps 6 people in beds. We will allow an additional two guests to sleep in the property and an air mattress is located in the property to accommodate the 2 additional guests.

•This home is located in a quiet neighborhood and only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy, and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting with SeaBreeze Vacation Rentals.
While our #1 priority is insuring that our valued guests enjoy their stay with us, we also have an equally as important commitment to our neighbors and our community. Below are the house rules that we must enforce. Please read them prior to confirming your reservation. If you are not comfortable with these rules, we encourage you to please make alternate accommodations:
* Minimum age policy of 25 years of age
* Check-in is after 4PM | Check out is at 11am
* No smoking is allowed inside any of our properties
* Overnight occupancy (including children and infants) is not to exceed the posted maximum occupancy. Occupancy is defined by the total number of people at the property at any time.
* NO PARTIES AT ANY TIME - a party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighboring houses and/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance. Any exceptions to this policy must be approved by SeaBreeze Vacation Rentals in writing prior to the arrival date.
* Due to the moderate coastal climate, this house (like most in the area) does not have air conditioning. (For applicable properties)
***For Pet Friendly Listings* Dogs - If you chose to bring a dog, there is a $150 non refundable pet fee per pet. You are responsible for controlling excessive noise caused by the pet (i.e. constant loud and uncontrolled barking). You will be notified with a warning upon the first complaint. At this point, you must take every reasonable measure to control the noise problem (i.e. close windows and doors and do not leave pet unattended at any time). Additional complaints will result in an early termination of your stay with no refund given.
