*** Please Read*** The entire property is smoke free including the back porch. Please don't book if you plan to smoke. Also, I have two small dogs and they will need to use the back yard to do their business. We would obviously be conscious of when guests are actually there and would only enter from the side to utilize the yard. If it's a concern we can take a walk. We try to do this when guests aren't in the suite.
It’s written in our listing description and we remind you here again. TAX IS NOT INCLUDED in the Airbnb quote. As hosts in Nashville, we are required to collect about 16% in taxes which consists of 9.25% Sales & Use Tax and 6% Hotel Occupancy Tax plus $2.50/night. We will give you a tax total for your booking and request that amount AFTER your booking via Airbnb payment request.
There are a few reasons why it isn't included in the nightly rate. One reason is because Airbnb changes the rate every few days depending on the market therefor the tax changes as well which we have to manually calculate because Airbnb doesn't feature the option for hosts to enter the tax rate for our city, we have to collect it in addition to our nightly rate. Nashville hosts are required to collect taxes as imposed by Davidson County. Unfortunately, the Airbnbs in Nashville that aren't collecting the taxes are not in compliance and don't have a permit to do so.
We try to communicate it as clear as possible in our listing in our description and broken down in the "House Rules" before guests book and agree to those terms. We try to be as upfront about it on our listing as much possible avoid surprises.
EARLY CHECK IN/LATE CHECK OUT
Early check in is only available upon time of booking to ensure proper cleaning and maintenance are complete for other guests. Early check in is additional $25 for arrival after 2pm. Same day requests will unfortunately be denied. The best way to do it is at time of booking. *** Leaving luggage*** There is no guarantee host can hold luggage in the case of an early arrival to town. I travel a lot myself and can't guarantee there will be someone to meet guests at the time of their individual arrivals.

Rental Rules: Guests agree to abide by the Rental Rules at all times while at the property and shall cause all member of the Rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
1.Age Requirements: Guests under the age of 21 unaccompanied by a parent or legal guardian will not be permitted to register and will lose all funds paid to the homeowner. Any reservations made under false pretenses will result in loss of advance payments and possible removal of guest from rental unit. The Homeowner reserves the right to refuse service to anyone.
2.Extra Guests: People other than those in the guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. Please don't show up with more guests than booked. Additional guests after first two will be charged $30 per night.
3.Smoking: Smoking is NOT permitted on the property. Please respect owners wishes.
4.Accidents, injuries, or illness: The home is privately owned. The owner is not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whim they invite to use the premises.
5.Use of property: Keep the property and all furnishings in good order. Only use appliances for their intended uses.
6.Pets: Pets are NOT permitted.
7.Parking: Parking is limited to designated spots (please do not block the driveway) or on street. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
8.Housekeeping: There is no daily maid service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.
9.Weather: No refunds will be given for storms, rain, or other weather conditions.
10.Quiet Hours: Please respect the neighbors and others in the house by keeping noise down after 10:00 p.m.
11.Check-in policy: Check-in any time after 4:00 p.m. If the premises appear dirty or damaged upon check- in, Guest shall inform homeowner immediately. Please see early/late check in/out policy above.
1. Guest must check out by 11:00 A.M. This is a firm check out time as we have to get the suite ready for the next guests. $50 fee will be applied if guests check out after 11am.
2. Guest is required to leave the property in the same general condition that it was in upon check in by making sure dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted, and sanitized.
3. Please leave all used towels and sheets in the hamper in the bedroom closet.
4. Please text me at upon checkout so I can inform the cleaners. (PHONE NUMBER HIDDEN). Guest that do not vacate the rental property by 11a.m. without the consent of the homeowner are subject to a fee equal to one (1) rental day.
13.Access: Guest shall allow homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
