Guests will be provided with the keypad code to open the garage or the code to unlock the front door.

The infrared gas grill will be installed with a complemtary gas tank for the guest's use. If the guest should require a gas tank re-fill, additional full tanks are located at the house and available for purchase at $75 per tank. As a less costly alternative, guests are welcome to refill the provided tank at the local HEB for less than $25 or to supply their own gas tank to have on hand in case the provided gas tank needs a refill if they plan to do a lot of grilling.

HOUSE PARTIES ARE NOT ALLOWED -
TRASH DAY WEDNESDAY MORNING
On any Tuesday night, remove from the property all used trash bags, even if only partially full, tie the trash bags securely, and dump them in the brown trash bins in the garage. No loose trash is allowed in the brown trash bins. Loose, CLEAN, recyclables may be placed in the blue recycle bin. Replace indoor trash cans with clean garbage bags found underneath the kitchen sink.
Push the two small brown trash bins and/or large blue recycle bin to the curb (depending on the trash pick-up calendar posted on the inside of the garage door) on Tuesday evening if a Tuesday night is within your reservation date. After they are emptied Wednesday morning, retrieve bins sometime before the end of the day if a Wednesday night is within the range of your reservation dates. The HOA assesses fines for trash bins seen at the curb on a day other than Tuesday or Wednesday. Failure to comply with any portion of the instructions exactly as stated above will result in a $150 fine as trash left on the property for extended periods of time is a health hazard, creates serious pest problems, and creates an unpleasant odor. Leaving the trash cans at the curb past Wednesday upsets the neighbors and results in a fine from the HOA. Because the guests have the house to themselves during the entirety of their stay, it is critical that this responsibility is accepted and agreed with before making a reservation.
NO SHOES OR SOILED SOCKS/FEET- Shoes and soiled socks must be removed before going up the carpeted stairs or on the rug downstairs in the formal living room. Upon returning from the lake or a hike or any outdoor adventure, please check feet for mud. If necessary, use hose in the front yard on right side of house or utility sink in garage to hose off shoes and rinse mud off feet before entering the house.
Only clean feet, clean socks, or house shoes that have only been used indoors can be worn on the carpet upstairs or rug downstairs.
If you are coming in and out of the back patio, please do not walk on the rug in the living room or walk up the stairs without cleaning bare feet or taking shoes off first. If not planning on going upstairs, shoes without mud on the soles are permitted only downstairs on tiled and wooden floors, just not the rug in the formal living room.
CARPET UPSTAIRS - No shoes or soiled socks/feet. Only clean feet, clean socks, or house shoes that have only been worn indoors can be worn. The carpet begins at the bottom of the stairs, so one of the three criteria listed above must be met before going up the stairs. No food or open drinks can be taken on the carpet. Please leave all food and drinks downstairs in the kitchen. Any stains or soil resulting from food or tracked in mud will result in forfeiture of a minimum of $200 of the deposit.
RUG AND COUCH IN FORMAL LIVING ROOM DOWNSTAIRS - No shoes or soiled socks/feet. Only clean feet, clean socks, or house shoes that have only been worn indoors can be worn. Please do not bring food and drinks into the formal living room. Instead, use the kitchen table, the bar and barstools, dining room, or back patio furniture as a setting for meals and snacks. Any food or mud stains will result in forfeiture of a minimum of $200 of the deposit.
Rental Guest understands that Host will accept families, married couples and responsible adults. At least one guest should be at least 25 or over, and must be the one making the reservation. Guest(s) agree that more than the number of people stated on the agreement shall not be allowed on the premises. If the unit is occupied by more than the number of people stated, it will result in loss of total rent, security deposit and/or additional charges to guest’s credit card. Occupancy in use of premises shall not be such as to disturb or offend neighbors. The use of fire arms or fireworks is strictly prohibited. Guest(s) certify that they have read carefully the limitations placed on the number of persons permitted to occupy the premises, and agree to abide by such limitations: if not, Guest(s) will be asked to vacate the property which will result in loss of total rental and security deposits with no refund.
ALCOHOLIC BEVERAGES - No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. Should a guest (s) or guest of guest(s) be arrested for underage drinking at the rental unit property or should Guest(s) or guest of guest(s) under the age of 21 be observed drinking alcoholic beverages, this rental agreement may be terminated and the guests will be evicted at the option of the Host(s). Illegal drug use is strictly prohibited. Kegs are not permitted on the property.
FOOD AND DRINKS - Please no eating or drinking outside of dining room and kitchen. No food or drinks in the downstairs formal living room or any other part of the house other than the kitchen (barstools and kitchen table provided in kitchen) and dining room. Please do not bring food or drinks into the bedrooms. Water bottles and bottled water are allowed to bring to bedrooms at night, but please do not put on furniture.
ILEGAL ACTIVITIES - Renters shall abide by all laws of the County and State of Texas. Any unlawful activities will result in loss of rent and deposit.
SMOKING - Smoking is not permitted. If smoking occurs, a charge will be accessed for the extra cleaning needed to rid the facility of the smell. Failure to obey this rule will result in loss of security deposit and/or additional charges.
Dishes, Pots, Pans, Silverware, and Utensils should be cleaned after use, and the stove/oven shall be left in a clean condition. For any dishes that are dirty right before check out, please rinse and place in dishwasher. Please start the washer, but you don't have to wait for it to finish or put anything away. We provide the liquid detergent, which is under the kitchen sink. We will deduct up to $50 for any dishes, pots/pans, or glasses that are damaged. Our cleaning crew does not do the dishes.
Refrigerator should have any spills cleaned up.
Windows and doors must be left closed and locked with the air condition on 78 degrees or heat on 55 degrees depending on the outside temperature.
All trash must be bagged and put in trash receptacles (beige cans for trash and blue can for recyclables).
All litter must be picked up from the yard, front and back, and placed in the outside trash receptacles.
Place all dirty towels and wash cloths in a bathtub or shower. Return any extra pillows and/or blankets to the closet where you found them. Do not make the beds. Do not put bedspreads or comforters in dirty linen pile.
Property should be left neat and in order (same condition it was when the Guest(s) arrived).
If additional out of the ordinary cleaning is required, corresponding charges will be deducted from your security deposit/credit card.
DAMAGE - Guest(s) are responsible for any damage, abuse, excessive clean up requirements, or loss caused by any member of Guest(s) party to the property or its contents during Guest(s) occupancy. Inspectors walk through each property after check-out to ensure that the property is left in good order and will make the final determination regarding any additional charges to Guest(s).
LINEN- A basic supply of linen, bath soap, shampoo, toilet tissue, paper towels, and trash bags are provided. We also ask for guest(s) to bring any supplemental personal items they may need like such as lotions, shampoos, etc., especially if they have a specific preference. If we are unable to get stains out of towels or linens or if there is any unusual wear and tear, you may be charged for replacement.
MUSIC/NOISE LEVEL – This is a quiet residential neighborhood: Loud music/noise or offensive activity is not allowed. Quiet hours are from 11pm - 6am except for major holidays such as July 4th, New Year's Eve, etc. when most people have the day off the following day.
PETS – Pets are not permitted due to allergies and sensitivities among some guests. If evidence of a pet is found I.E. pet hairs, fleas, pet waste, scratches from an animal on furniture or doors, a charge will be accessed for the extra cleaning needed to remove associated evidence and allergens.
REFRIGERATOR – Refrigerator settings should not be changed as it will affect whether they are cooling properly in the freezer and the refrigeration section. Loading up the refrigerator will cause it to take a long time to cool initially. Usually, if the freezer is cold; the refrigerator is working. Any problems, contact us immediately.
TOILETS - Please only flush toilet paper.
TELEVISION – TV is located in the upstairs living room, master bedroom. If pay-per-view programs are purchased by Guest(s), Guest(s) agree to pay for the purchases with a credit card. If purchase is billed to the Host, Guest(s) will be liable for said charges plus a $5.00 charge per purchase. Regular cable TV channels are available for free.
TRASH PICK-UP – If your rental extends on a Wednesday, please put the trash receptacle out by the curb for pick-up on Tuesday night and bring back to the house afterwards.
