- House Rules – Beach Villa No 5 – 18-20 Reid Road, Wongaling Beach 4852. House Rules are provided at the Property to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy the Property. Please Note: Our Beach Villa is strictly not for parties, weddings or commercial actives. 1 General requirements a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security services during their stay; and b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as practicable. 2 Noise and Residential amenity a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy; b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community. 3 Visitors a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and b) Guests are responsible for ensuring that Visitors comply with these House Rules. 4 Gatherings or functions a) The Property is not a “party house” and any such activities are strictly prohibited; and b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements. 5 Parking a) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and b) Parking arrangements at the Property are as follows: Under Covered Parking in first driveway No 5. 6 Garbage and recycling a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and b) Garbage and recycling arrangements at the Property are as follows Green council bin (Recycle) Red lid council bin (other waste) are found at the left hand side of the villa. Collection is Wednesday morning. The gardener will place them out on footpath for collection on Tuesday afternoon. To prevent bad odor please store seafood waste in fridge until collection day. 7 Security Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage. 8 Smoking Smoking is not permitted at this property. 9 Pets No Pets Allowed 10 BBQ The BBQ is located on the front deck. Spare gas cylinder is stored in grey storage box at side of villa. Please advise us when gas is empty. BBQ wipes and scraper brush are supplied for cleaning. Please clean after each use and replace cover. 11 Damages and breakages Damages and breakages must be reported to the Manager. Beach Villa 5 is our home. Please treat the Property rented accordingly, and leave the Property and all its contents in good order and in an acceptably clean condition. In cases of excessive or unacceptable loss or damage at any time during the Rental Period, we may require the Guest and their party, including visitors to vacate the Property immediately, without compensation or refund. The premises is a smoke free dwelling. If there is evidence of such including a smoke odour you will be charged a fee of $400.00 to cover the cleaning and air-conditioning sterilisation. The premises must be kept clean and tidy and free of litter (including cigarette butts) at all times. The premises must be left clean and tidy at the end of your reservation. On vacating, if excess cleaning or excess garbage removal is required, charges to the occupant will be applied. As with all holiday letting, unexpected situations can cause inconvenience (i.e. electrical malfunctions, storms, excessive rain and basic wear and tear). In the event of an appliance break down all reported cases effecting the enjoyment of the property will be dealt with in a diligent and professional manager by the owner. Every reasonable endeavour will be made to repair, replace or hire an alternative. Mission Beach has limited access to tradespersons and your patience is sought should this occur. Claims for compensation for unexpected problems (except at the sole discretion of the owner in critical situations) will not be considered. If no complaint is reported during the Rental Period, we will assume that the Property was to the Guest’s satisfaction and no complaint will be entertained. The Owner will not be responsible for any disturbances or inconvenience caused for the purpose of building or council works, or any works instigated by the Body corporate of a unit complex. This is beyond our control and neither the agent nor the owner can be held accountable for what another owner does in their property. The Owners do not cover your personal belongings under their insurance policy and therefore take no responsibility for any loss or damage of the occupants personal property left on the premises. We strongly recommend you purchase travel insurance. No person on the premises shall be guilty of conduct that is a nuisance to adjoining or neighbouring occupiers. The Guest is responsible for the behaviour of the guests staying at the Property, as well as visitors to the Property during the Rental Period. Should any guest(s) or visitor(s) not behave in a suitable manner, the owner may, in their absolute discretion, require the Guest, their party and/or visitor(s) to leave the premises and/or vacate the Property immediately, without compensation or refund given. In the interests of safety, due care should be taken at the Property at all times, especially with children. Suitable supervision should be given around pools, beaches and roads, and when using all Property’s facilities. We advise that you should get travel insurance because we accept no liability for injury, loss or damage. 14. The use of kayaks are at the uses own risk and must take responsibility for when the kayaks are borrowed. After borrowing the beach bike please lock and replace on hooks at the side of the beach house. Kayaks to be drained, hosed and replace back under deck along with paddles. Life jackets and dry bags to be rinsed, dried and returned laundry draw. The kayaks are not covered in our insurance and the user must be responsible for their own safety when using them. Departure check list 1. Cleaning: The villa is to be left in a clean and tidy manner. 2. Dishwashing: All dirty dishes and cutlery should be placed in dishwasher and turned on when departing. 3. Rubbish: All rubbished should be placed in council rubbish bin at time of departure 4. Linen: Wet towels and linen should be placed in laundry tub on departure day. 5. Lights and Air-conditioners: Please ensure that all air conditioners and lights are turned off. 6. Windows and Doors: Close and lock all windows and return keys to the key safe at the property. 7. Equipment: Please ensure the Kayaks, paddles and life jackets are stored in correct places. Please ensure the beach bike is locked in front of carport. 8. BBQ – Please ensure that the gas is turned off and BBQ cleaned and advise if cylinder needs filling. 9. Keys: Keys must be returned to key safe attached to post in carport. Note: A security code is required to access this safe. When payment is made it is understood that the all of the above terms are understood and agreed upon.
