No steps at the ground floor to the elevator. Off street parking with garage. Enclosed outside showers.

Must be over 25 to rent. No one under 21 to occupy property without adult present.
- LEASE IS SUBJECT TO THE FOLLOWING TERMS AND CONDITIONS: 1.PETS: No pets are permitted on or in the leased premises. 2.OCCUPANCY: The maximum number of people, including children is limited to 10. If additional people are occupying the leased premises, the landlord may retain the security deposit in addition to any other remedies. 3.MINORS: Tenant affirms that he/she is an adult and that minors will not occupy the property, unless an adult is present. 4.CARE OF PROPERTY: Tenant agrees to return premises to owner, on expiration of this lease, in as clean and good condition as reasonable use will permit and to repair, replace or pay for any breakage or damage done by Tenant and/or his guests. 5.NO ADDITIONS: No additional fixtures or appliances shall be installed without written consent of the owner. 6.VISITATION PERMISSION: The owner, or owner’s agents, shall have access to the premises during daylight hours to make repairs or to show for sale or rent with reasonable notice to Tenant. 7.SIGHT UNSEEN RENTALS: Tenant may pre-inspect the property before executing lease. Tenant assumes a responsibility to the owner as if seen in advance. 8.REPAIRS: Appliances, air conditioning, Cable TV, and other amenities are considered reliable, but not guaranteed. The owner, or owner’s contractors will make repairs, if needed, as soon as possible. 9.AMENITIES: Tenant shall furnish bed linens and towels. Owner will does not supply beach tags for the Tenants’ use. The lease shall not terminate as a result of cosmetic changes or inoperable non-essential appliances. 11.SUBLETTING: The Tenant shall not sublet the premises. 12.DEFAULT: Any default by the Tenant under the terms and conditions of this lease shall result in the termination of this lease and the premises must be vacated immediately with no refund to the Tenant. 13.CANCELLATION: All requests by the Tenant to cancel this lease must be made to the owner in writing and are subject to the property re-renting or acceptance by the owner. All deposit money, including the security deposit, will be retained until the property is re-rented at full price. If the property is not re-rented for full price, the difference will be due from the Tenant and/or be deducted from any deposits. All cancellations are subject to a 10% handling charge. 14.CLEANING: The property will have been cleaned and checked prior to tenant’s arrival. Owner reserves the right to deduct the actual cost of additional cleaning fees from tenant’s security deposit, if deemed necessary, after tenant’s departure. NO SMOKING is permitted inside the home. 15.ACCEPTANCE: This lease must be signed and returned with the required deposit within 5 days of the date of the lease or no later than the start date of the lease, whichever is sooner. This agreement is subject to the final approval of the owner. SECURITY DEPOSIT: Security deposit of $400.00 is required by owner. NO AMOUNTS WILL BE DEDUCTED FROM THE SECURITY DEPOSIT UNLESS OWNER PROVIDES TENANT WITH WRITTEN NOTICE OF DAMAGE OR OTHER REASONS TO WITHHOLD DEPOSIT WITHIN FOURTEEN DAYS OF THE LEASE TERMINATION DATE. The security deposit balance will be returned to the Tenant at the address shown on page one of the lease within 14 days of lease termination
