SUPER LOCAL BEACHES TO “EL SEGUNDO ENTERTAINER”

El Segundo Beach
El Segundo Beach is between the Southern end of Playa Del Rey just North of Grand Avenue where the parking lot is located off of Vista Del Mar and to the South at 45th Street at the North end of Manhattan Beach's El Porto beach area. There are permanent beach restroom facilities and a lifeguard lookout tower adjacent to the parking lot but no concession stands at this beach. Parking is Pay and Display and run by L.A. County - just pay at the automated meter and display the pass on your dashboard. Parking is between $2.00 - $10.00 depending on your stay.

El Segundo Beach does have Volleyball nets set up if you want to get a game together. Also, it is adjacent to the bike path so if you have bikes or roller blades with you, it is less than 1 mile to get to Manhattan Beach to the South where there is a place to eat called the Surf Food Stand. To the North, it is just a short walk to the Dockweiler Youth Center and the bluff where Windsports provides Hang Gliding lessons.

The beach has some interesting rocks along the bike path and some nice waves coming in to enjoy. It is a good quiet beach to enjoy without the normal crowds seen at Manhattan Beach or some other beach locations during the summer. Towards the South part of the beach near El Porto, you can find surfers in the water enjoying the surf.

Lifeguard Tower and New Restroom Facilities (Credit M. (email hidden))
The new restroom facilities and outdoor rinse station at El Segundo Beach are located at the base of a new lifeguard lookout tower. The lifeguard facility stores equipment for LA County's Lifeguard's Junior Guard Program and lifeguard trucks and equipment are also stored here. These facilities make really nice additions to a pretty beach.

The Southern California Beaches in the Los Angeles County region begin in North with Leo Carrillo Beach and travel along the scenic Pacific Coast Highway to the South at Redondo Beach. Further South towards the City of Long Beach is San Pedro and Cabrillo Beach.

Book non-high season. This is tough one because El Segundo has vacation renters all year. The slower months tend to be non-holiday, events, or graduation weeks of Oct.-May.

Invite your friends and family, our house sleeps 30 and splitting the fix rates by 30 you all enjoy a super savings over hotels.

Bottom line vacation homes verses hotels saves you money on meals and drinks as you don't have to go out to eat 3 meals a day. And hotels charge more tax, parking, internet, movies, etc.

The cleaning fee is a one-time fee. I have a team of housekeepers that clean from 10 am (check out time) to 4 pm (check in time) prior to your stay and after your stay. If you need an early check-in (before 4 pm) or late check-out (after 10 am) I may accommodate by hiring an additional housekeeper for ($75+tax) depending on availability. Please give me notice as soon as possible so that I may book the proper staff. Just let me know when you know. I will do my best to hire at the last minute too. I will need to charge you the cost to clean for non-planned late check outs in order to get the place ready for the next guest by 4 pm. Thanks for understanding.

To enjoy your vacation attached are the agreed contract, house tips, access instructions and super local beaches, activities, attractions, grocery stores and restaurant recommendations to ensure your stay is FABULOUS and comfortable. (These instructions are also located at the house in a binder with activities brochures, info. sheets and menus.)

You can ALWAYS reach me DAY or NIGHT by phone if you need anything! Text is the fastest method. (PHONE NUMBER HIDDEN). After a tour of the house or your check-in, I will check-in on you to see if you have any questions. Please let us know, resolve and/or fix anything immediately. If you prefer we wait until after your stay no problem just let us know immediately so we may schedule the proper resources. Feedback is acted on immediately. Let me know if you need an early (prior to 4 pm) check-in or late check­out (after 10 am) as I hire a third housekeeper to accommodate and to ensure the place is ready for you and/or the next guests. ($75 - ­$125). Check-in time is 4 pm and check­out is 10 am as the housekeepers need from 10 am to
4 pm to properly clean this big place, wash linens, towels, stage and inspect for potentially 30 people. We want you to have the right beds and the proper supply of linens (while trying to save the planet). Before you arrive please confirm your guest count DAY AND NIGHT and especially if your guest count increases, which beds will be used and if you have pets. If we don’t hear from you after asking if the guest count is the same we will assume your guest count in your reservation is correct and you are using the following bedrooms first. If you have more guests DAY AND NIGHT in your reservation please let us know ASAP so we may coordinate with housekeeping for the proper bed configuration, linens and supplies. Sites do not refund decrease guest count. If you have more guests than your reservation you will be charge the appropriate guest count for the entire stay as staging and cleaning are the same if a guest stays one night vs. all nights. If their is a question on number guest we must charge for maximum guests. The maximum number of people allow in the house is your guest count unless you get in writing that we’ve made other arrangements. See ordinances section.

Yes, as mentioned in the ad we offer a discounted base rate so groups of four and under may enjoy the house without paying for the maximum number of people/30 guests. Like hotels (suite w/ multiple rooms vs. single bed rooms), we charge for guests over four to cover out of pocket costs: discounted rent, linens, towels, supplies, beds, utilities, maintenance, cleaning, breakage, wear and tear, etc. The price is proportionate to the number of guests. Like hotels, since the set up, washing linens and cleaning are the same as if a guests stays a partial versus the entire stay we need a maximum count of guests for your entire stay. Also hotels charge day fees, day pool passes, sell food and beverage, not allow outside food or beverages, merchandise and parking to help pay for the cost of day visitors. You save by bring your own food and beverages! :)

The discount/fee is $25 per person per day and or night over four guests. Thanks for your honesty.

I or my house manager that lives on Virginia Street in El Segundo would love to meet you, give you the keys, show off the remodel, amenities and answer any local questions. Do you want to meet at 4 pm on check-in day? If for some reason we are not able to coordinate a time to meet or if you prefer I will leave your key in the lock box regardless.

CONVENIENT ACCESS & SECURITY.
Key Lock Box: The lock box is on the front door handle. Press in the following code “changes each stay” an on the keypad for this week. Then slide the pull the top black middle lever down to open. If you mess up the
code just pull down the bottom middle black lever to reset. The key is inside to open the top lock only. Put the key back into the lock box immediately so everyone in your party has access and you don’t lose the key. The door does not lock automatically. You must lock the top lock when you leave the house.
To lock the key back into the lock box, type the above combination, insert the key in compartment, pull down top black lever to secure shut. Please use the lock box every time you leave so all the guests have access to the key, don’t lose and I don’t have to charge you to get the locks replaced. The cost will be charged to you.

DURING YOUR STAY. POLICIES SO YOU CAN ENJOY A CLEAN & RELAXING HOME.

As stated in your signed contract:

NO SMOKING inside or outside of the house so you and future guests may enjoy the house smoke free. You will be charged the amount to clean ($500 - ­$1000) as our goal is to ensure all may enjoy the house.

NO PETS unless you’ve made arrangements as there is a pet rent and hypo allergenic cleaning so guests may enjoy the house. Like hotels, there is a daily pet rental rate and a pet cleaning fee. Pet owners must clean the waste immediately. ($5 per pile housekeeping fee.) If we see signs of a pet, i.e. dog food, hair or waste we must clean as if there was a pet to ensure all guests may enjoy the home. (Approx. Rent: $25 per day + $75 cleaning fee per pet and $5 per pile of waste)

Yes, we love to host your doggies and what them to enjoy the family and friends vacation too.

My El Segundo entertainer house is ideal for pets as we have two separate enclosed yards. The front yard has a yard so they can enjoy the view and all the dogs that walk by.

The backyard has a bigger yard is enclosed to throw the ball and they can smell the bbq.

There is a dog park near by too in El Segundo walking distance.

The daily rent is $25 per day and a $75 hypo allergenic cleaning so guests who are allergic to pets may enjoy the house too. We provide pet beds, bowls, and toys.

Pet owners agree to not leave out dog food inside and outside and to clean the waste up immediately for sanitary reasons. My housekeeper will charge you $5 per pile fee to clean up after your dog.

I also can provide doggie (and baby) sitting for approximately $50 per day.

We’d love to host the entire family. Enjoy!


NO PARTIES as stated in the contract. Neighbors will call me and the cops. The maximum number of guests allowed in and at the house is your reservation guest count ONLY. This is strictly enforced and you could lose your accommodations with no refund if you do not follow these rules as stated in the contract. If you need to raise your guest count even if they do not sleepover, please let us know ASAP so we may revise your contract and are ready with the necessary linens, towels and supplies. You are responsible for all your guests. You will be charged $500 - ­$1000 for the Home Association fine, extra cleaning, cops fees and rent per person.

The rental rate of $25-$50 per person including staff depending the complexity of the event covers the below:

To be a good neighbor we require the following:
- Parking solution (2 driveway spots) and a few on the street

- Parking solution (one driveway spot and on the street. Recommend shuttle and carpooling.)
- 2-3 hours set time frame that is before 8 pm (day time is better)
- No drugs or smoking; inside or outside as the ocean air blows the smoke in the house
- No loud music
- Agreed set number of people that plan to attend; less than 40

You agree to:
- Take full responsibility of the gathering and your guests.
- You are legally responsible for the house, belongings and your guests well being including no drinking and driving.
- Buy insurance for your gathering to cover this responsibility. You must send the insurance to us prior to taking possession of the home for your event.
- $5,000 fully refundable deposit
- You are responsible to follow all laws, ordinances and must get necessary permits

We can make recommendations for a party planner/catering and have a housekeeper on hand during or after the party so you may enjoy the time with family and friends.

I want you to have a great experience, be safe and save your money. I'm sure you're going to respect the neighborhood and the neighbors but wanted to give you the heads up on the below as they are strict....(I wish I didn't have to send this note.)

New City of Los Angeles Ordinances:
If the City of Los Angeles or El Segundo police come to the house or calls me due to a neighbor's complaint we both may be fined $1000 each for the noise. So you may be fined $1000 by the cops AND you will lose your entire deposit. (As stated in contract)

The City's Noise Ordinance (Los Angeles Municipal Code, Section 59.5.01): Noise Abatement. Because excessive noise can be harmful to the health and welfare of citizens, the City of Los Angeles prohibits excessive and annoying noise within City limits. The City's Noise Ordinance (Los Angeles Municipal Code, Section 59.5.01) defines noise and regulates it by type, land-use zone, and time of day. Violations of the noise ordinance could result in an administrative citation with fines up to $1,000.

I've given my phone number to all my neighbors to call me first so that I can mitigate any damages by giving you a call and text to quiet down. If contacted by the neighbors for any reason you will be fined $500 and lose your deposit for noise, extra guests, pets, parties, trash or smoking. No warnings. (As stated in contract)

Due to the City of Los Angeles Occupancy rules to restrict parties and overcrowding, the maximum number of people to enjoy the home is your reservation guest count. If your reservation states 6 guests, the maximum number of people in the home/neighborhood is 6 guests. If you plan to have a mellow gathering please let me know right away so I may add that to the reservation and the City may collect their occupancy tax. If the neighborhood contacts me with a guest count larger than what is stated on the contract/reservation you will be charged for those guests or the maximum guest count for your entire stay. (as stated in the contract).

Also it is highly advise to take taxi and/or Ubers or Lifts instead of driving if you plan to drink. They do you set random checkpoints and there's only two ways out. And you will save on parking going downtown so taxi pretty much pays for itself.

NEW Full Head to Toe Remodel ­ The house has been remodeled head to toe with BRAND NEW furnishings, decor, super stocked new beds, linens, kitchen supplies, paint, accessories. Although the house is new in every way, things do break or may need to be adjusted. Please let us know immediately. I did live in the place from time to time to ensure everything was working and adjusted but we need your input to adjust anything to your liking. Please inspect the place during your tour and/or check in. If you do not report breakage when you check in we will need to charge you for broken item.

NEW Artwork and Furnishings ­ All the artwork, furnishings and decoration is potentially for sale as I like to support local artists, supply a unique souvenir and keep the place BEACHY fresh. The artwork changes frequently so best to order right away and I’ll have new items for you shipped to your home.

WiFi High Speed Internet – The wireless router network is called Entertainer. The password is vacation416. (all lower capitalization). Occasionally we need to reboot the router. Unplug the main router in the living room TV table next to front door for 15 seconds. TBD has notes in the account to troubleshoot if the rebooting doesn’t work. Call TBD and give them the name Laura Christine and phone numb(phone number hidden)) so they can check the signal strength then troubleshoot and/or send a tech person to fix the internet.

Parking ­ There is FREE parking in the driveway (fits one car or two compact cars) and on the street except for Wed. or Thursday each side of the street for street cleaning. Please do not block the sidewalk as they may ticket you.

BRAND NEW REMODELED Kitchen ­ Please feel free to use the fully stocked kitchen, including plates, silverware, pots, pans, supplies, and consume any food, alcohol drinks or condiments in the fridge or cupboards. Please just replace what you use. Pay forward. If there is anything that needs to be replaced due to wear and tear or broken please let us know immediately so we may order right away. I will personally buy anything you need or expect that should be at the house.

NEW Coffee Maker and NEW Tea Kettle ­
Coffee maker located on the counter, French press in the cabinet above the coffee maker, top shelf with covered coffee mugs and the tea kettle is on the stove.

Coffee, tea, sugar etc. are provided as a convenience as we know guests arrive late at night and may need cup of coffee or tea the next morning before they have a chance to go grocery shopping.

Thanks for replacing with your favorite brand/flavor for the next guest! Drink coffee, give coffee.

Fully Stocked with Beer, Wine, Alcohol, Food, Spices, Condiments, Staples, etc. ­ Beer, Wine, Alcohol, Food, Spices, Staples are provided as a convenience. If you “Take Some, Give Some”. Thank you for paying forward by replacing the goodies with a brand of your choice for the next guest! Thank you.

NEW and Pre­Owned Beach Rental Equipment ­ Just let us know what you need and we will order for you and/or buy the equipment. The rental rates roughly run $10 per day per person per item, i.e. bikes, boogie boards, volleyballs, badminton, nets, surf boards, etc. and the fee goes to rental or maintenance, repair and replacing equipment.

Housekeeping / Cleaning ­ We want you to enjoy the house, your family and friends as it is your vacation! There is a one time housekeeping and inspection service so the place is clean for you and your guests upon your arrival. Rarely, a spot may be hidden even though we have someone inspect the place before your check in. Let us know IMMEDIATELY if an area needs to be cleaned or fixed as my housekeeper/handyman or I will personally will come back to ensure the place is perfect. Please let me know immediately if anything is not cleaned or broken as we will have it cleaned and fixed right away. If we do not hear from you within four hours of check­in time, we will assume the house is in good order as we have cleaned it, inspected and showed you during your walkthrough and inspection.

Additional Housekeeping Available ­ We are happy to schedule a weekly cleaning if you are staying at my home for longer than a week or have made arrangements to clean after a special gathering. The rates depend on the number of guests and time between cleaning. Weekly cleaning is the least expensive and most enjoyable. (Roughly $180) We will schedule cleaning and maintenance around your fun activities so you don’t need to be home and if you prefer I will work from the house when cleaning or maintenance work will be done. Housekeeping fee is for standard cleaning for your guest count. Extra housekeeping will be charged based as needed. ($(PHONE NUMBER HIDDEN) for unauthorized gatherings.)

Linens ­ Linens, pillows, blankets, mattress pads, pillow cases, beach towels, sheets are stored in each bathroom shelves along with supplies, tools, heating pad, etc.

Trash & Recycling ­ The inside trash can is in the cabinet next to the refrigerator. The trash cans are located on the back side of the house in the alley outside the fence. To Trash day is Monday as early as 6 am. Ok to bring the trash cans out Sunday evening. The black trash cans always goes out and blue (recycle) depend on the Monday so we just check our neighbors or put all out on Sunday night and bring them in Monday afternoon. Please ensure the trash is secure (close the lid) and in tied up trash bags to eliminate flies or rodents. We would take out the trash but don’t want to bother your privacy.

BBQ and Outdoor Patio ­ Coming soon as mentioned in the ad. Worked on the home remodel first.

Severe Drought, Lawn We are is a severe 10 year drought! In order not to raise prices to cover the double and maybe triple water bills to come please try to conserve water. We are doing our part too. We are killing the grass and installing a no water “Beach” in the front and back yards to enhance your beach home experience.

Cleaning Supplies, Paper Towels, and Toilet Paper – Cleaning supplies and trash bags are under the kitchen and bathroom sinks including the plunger. The Roomba vacuum is at the front door. There is a upright vacuum cleaner, mops and brooms in the linen off the living room. Paper towels are in the pantry across from the clothes washer/dryer. Toilet paper is stored under the bathroom sinks closest to the toilette in both master bathrooms. Plungers are under both bathroom sinks. I hire a professional cleaning crew to clean the place from 10 am to 4 pm on check out day before the next guest. Please let us know if they missed something and we’ll send them out immediately. Toiletries and soap are under both bathroom sinks too. Hairdryers too.

Roomba Daily Vacuum ­ You can also turn on the Roomba vacuum (a robot that does the vacuuming for you) daily. Just hit the middle green button to run (if that button is red and not yellow the Roomba need to charge fully). YOU MUST USE THE ENTIRE LIFE OF THE Roomba BATTERY before you dock for charge for the next day so ensure it has run the entire battery before returning to the docking station next to the front door in the living room. If the battery isn’t used the vacuum time diminishes dramatically. If the Roomba gets caught on a rug or furniture just pick it up and start again to use the entire battery. To charge, just return it to the cradle and ensure both green lights are lit on the docking station and the middle center light on the Roomba is pulsing to indicate it is taking a charge. The Roomba is fully charged with a non flashing yellow light. In some cases, the Roomba is scheduled to run about 45 minutes to an hour daily around 2 pm. (I tried to choose a time that you may be out of the house.) If you would like a different time I can walk the scheduling feature with you over the phone or drive over to reprogram.

Drip Sprinklers and NEW Outdoor Lights ­ Both are programed to run at night (7 minutes Monday & Thursday) and lights from sundown to 9 pm (quiet time). If the timer is off, I can instruct you to program or run over to reprogram.

NEW Granite Kitchen / Island and Bathroom Countertops – Please do not leave water or sit on the countertops (recently sealed). Please clean up water or stains immediately.

NEW Dishwasher Operation ­ After filling the dishwasher with food cleaned off dishes, Press the cycle “Quick Wash” (not so quick and the other cycles are wasteful over dose of washing) Button, black dial should be set to ECONOMY, press black START button. Dishwasher takes a few hours to complete a full cycle. I’ve recently added rock salt and a solution to eliminate mineral deposits/white stains from San Diego water. Dishwashing soap under sink.

Laundry / Clothes Washer ­ Located in room next to the kitchenette bottom floor. Set dials to SHORT WASH (Most efficient), Press START/PLAY button. Thank you for starting a load of towels and sheets when you leave. Detergent and bleach for the white load of towels and sheets are in the cabinet above the washer. If you plan to run a bunch of loads of laundry please buy detergent so housekeeping doesn’t run out of soap on their cleaning day. The detergent is concentrated so only a ½ cup is needed.

PLEASE DUMP ALL SAND FROM CLOTHES BEFORE WASHING AND DRYING THEM. SAND BREAKS THE MACHINES. Thank you.

Dryer – Set dial to NORMAL on SENSOR side, Press START/PLAY button. Buzzer will go off when done. Remember to clean the lint trap. Please dump all sand outside before entering the house and especially before washing and drying clothes as this continually breaks the machines. (Don’t they know we live by the beach?!)

NEW Clothes Iron ­ Located above the dryer on the shelf and Ironing Board is located next to the washer machine.

NEW Force Air Central Heater ­ While conserving energy we want you to enjoy your stay. The thermostat is on the wall in the hallway next to the room closet to the street. The controls allow you to set the temperature. We recommend 68 degree. Please turn down or off when you leave the house as it gets warmed by the sun and at night. Extra blankets are on the beds and the master bed room has a fireplace. We’ve also added NEW insulation to the walls for better heating, cooling and sound control. We plan to add blown in insulation in the attic to keep the place cooler in the summer and warmer in the winter.

NEW Ceiling, Bathroom Fans and No Air Conditioning You won’t usually need it in El Segundo (Los Angeles South Bay Beach Cities), maybe one week of the year. There are ceiling fans in two of the bedrooms and in the closets of the other two bedrooms. Please use the fans in the bathroom after taking a shower and leave the solid glass door showers open to air it out and eliminate any moisture

Thank you for turning off all lights, fans, heater and locking door when you leave the house.

Excessive noise, house parties, or violations of any of the terms of this agreement will be grounds for imposition of a minimum $500.00 fine and/or immediate termination of occupancy. Homeowners Association imposes a $500 fine if I get ONE call or text from the neighbors. If the police are called by the neighbors the Homeowner’s Association fines you $1000 and you may also be cited by the police an additional $1000. Tenant/Guest agrees to closely read and abide by the Terms of the Agreement and assumes the responsibility to ensure their guests and any visitors abide as well. As consideration for the booking and use of Vacation Rental Property during the lease term, Tenant agrees to pay Laura Christine or Manager for all items specified.
1. RESPONSIBLE PARTY: Laura Christine or Manager and Tenant agree as follows: Tenant is an adult at least 25 years of age (Valid government I.D. must be presented upon booking) and will be an occupant of Property during the entire reserved period, unless other arrangements are approved in writing by Laura Christine or Manager. Tenant assumes responsibility for all actions of other occupants and guests. No keys or entry code will be issued to anyone who is not an adult 25 years of age. Persons not falling within the foregoing categories will be required to vacate the property immediately without any refund. Any reservation found to be obtained under false pretense (i.e. not limited to: wrong headcount, pets, age of occupants, planned parties) will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in or if already checked-in their stay will be terminated immediately. Tenant agrees to comply with all house tips, posted condominium or homeowner rules and regulations applicable to use of the Unit and the common areas.
2. CANCELLATION: Should Tenant wish to cancel this agreement, notice of cancellation must be in writing, and it is Tenants responsibility to verify receipt by Laura Christine or Manager. SEE WEBSITE CANCELLATION POLICY YOU AGREED TO WHEN BOOKING AS THEY SET THE POLICY. If you booked direct (NOT through a website) see policy: For cancellations received more than ninety (90) days prior to the check-in date, Laura Christine or Manager will refund 100% of the sums paid, less a $1000 cancellation fee (per property, per week). For cancellations received less than ninety (90) days prior to check-in date, Laura Christine or Manager will refund 100% of the sums paid, less a $1500 cancellation fee (per property, per week). For cancellations received less than sixty (60) days prior to check-in date, Laura Christine or Manager will refund 100% of the sums paid, less a $2,000 cancellation fee (per property, per week). If the notice of cancellation is received less than 30 days prior to check- in date, Tenant will forfeit all rent sums paid unless Property rented and confirmed to another tenant at the same rate for the same time period, which will result in a charge of 10% of the original rental amount. There are no refunds for early departures, delayed arrivals, inclement weather or reduction in the number of nights reserved for any reason. Trip cancellation insurance is highly recommended. If the subject property becomes unavailable or unsuitable for rent for any reason whatsoever, including but not limited to, casualty loss, construction, physical deterioration, double booking or loss of utility services, the Laura Christine or Managers liability will be limited to the return of all monies paid to the rental (not booking service fees which do not come from us) at the time of cancellation by the Laura Christine or Manager. In the unlikely event Laura Christine or Manager cancels your reservation; every attempt will be made substitute the rental with a like-kind. All monies received will be refunded to Tenant within 5 business days of cancellation notice.
3. TERMINATION: If Guest or any member of Guest's party or visitors violate the terms of this Agreement, Laura Christine or Manager may terminate this Vacation Rental Agreement with no refunds of rent and security deposit. Laura Christine or Manager has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenant or their guests use the unit for parties, gatherings and/or any illegal or unlawful purpose including, but not limited to the possession, serving, or consumption of alcoholic beverages by persons less than 21 years of age, house parties or keg parties, beer pong, or use of common areas in a manner contrary to the provisions of this agreement, or the rules of the homeowners association, the rental period shall be terminated immediately with no refunds. The Tenant shall waive all rights to due process for failure to vacate the premises upon termination of the rental period. Laura Christine or Manager or its agent may enter the premises and remove Tenant, the members of Tenant's party, and their belongings. Tenant is notified that all individuals occupying the Unit will be subject to immediate eviction procedures under State law. IF LAW ENFORCEMENT IS DISPATCHED TO PROPERTY DUE TO ANY ILLEGAL ACTIVITY OR DISTURBANCES EMANATING FROM THE PREMISES OR GROUNDS, THERE WILL BE A MINIMUM $1000 CHARGE FROM THE DEPOSIT, AND SUCH AN OCCURANCE WILL BE CONSIDERED GROUNDS FOR IMMEDIATE EVICTION.
4. PAYMENT: A reservation is not considered booked until full payment is received from the tenant or booking service. Some sites require full payment to book. If booking directly (NOT via a website): An advance payment of at least 25% of the contract amount is required within 90 days of check-in date. 50% of all remaining balances are required within 90 days of the arrival date, and 100% all balances are required within 60 days of the arrival date. If Tenant's credit card is declined, the reservation is not valid. If rent payment is not received within the dates specified, it may result in the cancellation of the reservation and no refund of rent or security deposit payments. Accepted forms of payment are credit card, traveler's checks, bank money orders, cashier's checks or personal checks. If paying by check and check is returned for NSF, there is a $150 service charge per occurrence. Keys or entry code will not be issued and the reservation shall not be secure until Laura Christine or Manager is in possession of, and approved a signed rental agreement and the final payment has posted to Laura Christine or Manager's Client Trust Account. Should Tenant fail to make Final Payment in full by the due date, Laura Christine or Manager may in its sole discretion deem the reservation null and void, or charge the Final Payment to Tenants credit card. Rates are subject to change prior to receipt of signed agreement, rent and Deposit. If a discrepancy arises between information or rates quoted verbally, on the website, email or otherwise, the highest rate will prevail. In the event incorrect information or rates are quoted due to a typographical or other error, Laura Christine or Manager shall have the right to refuse, cancel or limit any reservations listed incorrectly, whether or not an order confirmation has been sent and/or payment has been made.
5. SECURITY DEPOSIT PROTECTION: Tenant is required to give a $1000 refundable deposit or 10% of rent whichever is higher. In addition, websites offered the Security Deposit Protection Plan through CSA Travel Protection with $(PHONE NUMBER HIDDEN) in coverage for $(PHONE NUMBER HIDDEN). This Protection plan covers unintentional damages that occur during your stay provided they are disclosed to management prior to check-out. The policy will pay for damages up to a maximum benefit of $(PHONE NUMBER HIDDEN) depending on the coverage you select over the allotted Security Deposit. Any damages that exceed $3,000.00 will be charged to Tenant. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, and the total cost of damage is not covered by the Security Deposit, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000.00. Certain terms and conditions apply. Full details of the SDP coverage are contained in the Certificate of Insurance or Insurance Policy. The SDP can be purchased up to one day before check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Laura Christine or La Jolla Vacation Rental LLC Vacation Homes any amount payable under the terms and conditions of the Security Deposit Protection. Please contact Laura Christine or La Jolla Vacation Rental LLC Vacation Homes directly if you do not wish to participate in this plan or assignment to make alternative arrangements.
If damage is found to be caused by negligence, reimbursement will not be covered by the SDP and will be deducted from the Tenant's credit card if not booked via an engine or their security deposit. Should Laura Christine or Manager be unable to recover costs from the credit card on file or the deposit, Tenant is responsible to provide an alternative method of reimbursement within 48 hours of notification. SDP does not cover damage of allergy/flea remediation from pets. We require a refundable security deposit along with SDP.
Guest must inspect the home immediately entering the residence and report any and all damages or broken items immediately. If you fail to report the broken item immediately after checking in (4 pm) it is assumed everything is in working order and you will be responsible for all broken or damaged items.
6. RESERVATION TRANSFERS: Should the Tenant need to transfer the contract reservation to a substitute Tenant, new tenant must be approved by Laura Christine or Manager and agree to all terms and conditions. No transfers. A $500 transfer processing fee shall be applied to the reservation.
7. CHECK IN: Check in time is 4:00 PM or later. Early check-in is allowed only with prior written approval and fee to hire additional housekeeper to get the place ready. Keys or entry code will be provided once all fees and charges have been collected. If for some reason, the home is not ready for check-in you will be notified. Please do not attempt to check-in or visit the home prior to notification that the home has been cleared for check- in. Please notify Laura Christine or Manager upon arrival so we may ensure the Property is to your satisfaction. No credits or refund for home that are not able to be cleaned by check in time.
8. CHECK OUT: Check out time is 10:00 AM. There is no holding over. PRIOR WRITTEN APPROVAL IS REQUIRED from Laura Christine or Manager for late check-out. Cleaning and maintenance are pre-scheduled, so adhering to the Check-Out Time is very important. A $75 hour fee will be charged for each hour (or portion thereof) past the required check out time and Tenant will be liable for any additional damages incurred, but not limited to the cost of supplying alternative accommodations for arriving guests.
9. CHECK OUT / CLEANING PROCEDURES: Each property will be inspected, sanitized and cleaned prior to your arrival and after your departure. Tenant should leave the property in the same general condition at Check-In meaning:
a) Any debris, rubbish and discards removed from the home. (Trash cans on the side of house. Trash day in Monday am.)
b) Dishes and cooking messes cleaned up. (Start dishwasher if you have enough for one load or soak them in the sink if you don’t have enough for a full load.)
c) Put back any furniture or items that have been rearranged (inside and outside home; please lift furniture to avoid scratches).
d) All remote controls left in the rooms with the TV's in plain sight.
e) Refrigerator and unit should be left clean and free of perishable food. (Feel free to leave unopened items for the next guest or housekeeper.) f) Any toys, bikes, lounge chairs equipment, etc. cleaned and put back in place.
g) BBQ cleaned with brush.
h) Turn-off lights, heater, air conditioner, fans, appliances, etc. (Leave both bathroom fans on to eliminate moisture.) i) All doors and windows closed and locked.
j) Leave keys (lock box), garage openers (garage wall), parking passes (if applicable) on the kitchen counter.
k) If unit has a lock-box, return keys to the lock-box.
Check out time is 10 am. Thank you for to get things started for the next group.

• Running the clothes washer & dryer (please run a load of sheets with bleach & place all dirty bed and towels in front of the washer so the
housekeeper knows which were used)
• Replacing moved furniture (please pick up as not to scratch the floor)

• Please start iRobot Roomba vacuum cleaner by simply pressing the green button in the middle if it is fully charged. If the middle button is
red, please dock to fully charge.
Thank you for turning off lights, fans and the heater to save energy.
The housekeeper arrives at 10 AM and will not enter the house until you've left. Please encourage her to come inside at 10 am so we can be ready for the next guest (she is in a blue SUV parked outside). :). Let me know if you are unable check out in time immediately.
The cleaning fee is for a STANDARD cleaning only. If the home was left in poor condition and additional cleaning is required, fees will be charged to Tenant’s credit card on file or from deposit or tenant must pay at the rate of $250 per person from 10-4 pm or the exact cost of the cleaning. A $50 per item fee will be charged for each lost key, and $150 for each garage door opener and remote control that is damaged or not left at the Property upon check-out. If we have to change the locks, these fees will apply plus $300.
Any signs of parties or smoking inside and out will be charged for additional cleaning.
10. OCCUPANCY: Tenant understands and agrees that Property shall be occupied by no more than the number of individuals (including children and infants) indicated on your reservation/this agreement, and day/evening guests are limited to 4 persons. A charge of $100 per day per person may be imposed for excess occupancy. All day/evening guests must vacate the premises by 8:00 p.m. Should Tenant wish to entertain or have more than 4 guests; Tenant must obtain pre-approval by Laura Christine or Manager in writing. Tenants request must be received and approved by Laura Christine or Manager no less than five (5) days prior to the day of the event. Event fees may apply.
11. AMENITIES: The property is fully furnished and includes bedspreads, linens, blankets, pillows, towels, as well as an equipped kitchen. Furnishings and amenities may or may not be the exact same as represented due to replacement, substitution or other reasons. Manger provides a starter kit which includes toiletry items, soaps, dish detergent, laundry soap, shampoo, toilet paper, paper towels, and other dispensable items. Since a limited supply of consumables is provided, Tenant should plan to shop to replenish these items if necessary. Laura Christine or Manager assumes no responsibility for the quality or contents of any food products left on the premises and Tenants use and/or consumption of same is not recommended and shall be at Tenant's/Guest's own risk(s). Towels (except beach towels, if provided) and linens are not to be taken from the units. We charge a breakage free to cover minor breakage under the fee amount so we are able to return your deposit. Breakage fee does NOT cover items or damage over $25. If the heater, air conditioning, pool heater, lights, fire places or any utilities are left on we need to charge you for the waste of utilities, minimum $100 as this will help keep costs down and rents not to increase.
Please report any leaks and conserve water as we are in the worst drought ever. Leaks or running toliets not reported will be charged.
12. TELEPHONES: No telephone is provided. If a telephone is provided, Tenant agrees to not make long distance telephone calls. Tenant agrees to pay for any long distance or collect calls, and Laura Christine or Manager has the right to charge Tenant's credit card. Emergency medical, fire and police service can be called by dialing 911. Many Units are not equipped with telephones, and some Units are located in areas with poor cell phone coverage. Please verify with Laura Christine or Manager if a land line is necessary or you are concerned with cell phone signal strength.
13. DISTURBANCES: Tenant and their guests shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners and shall not create noise or disturbances that interfere with the quiet enjoyment of their property. Creating a disturbance of the above nature shall be grounds for $500 Association fines for each occurance and/or immediate termination of this agreement, forfeiture of rent and deposits and Tenants shall then be required to immediately vacate the premises. Quiet hour starts at 8 PM and pool (if applicable) and outdoor noise should be kept to a minimum regardless of the hour and in compliance with the local Noise Ordinance.
14. TENANT'S NOTIFICATION RESPONSIBILITIES: Tenant shall text Laura Christine or Manag(phone number hidden) upon arrival to property to confirm arrival and that they check in and inspected the place. Upon arrival, Tenant agrees to examine the Unit, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report to Laura Christine or Manager if any are not in operating condition or in disrepair. Tenant also agrees to immediately notify Laura Christine or Manager of any occurrences that may cause damage to Property or adjacent units and to take reasonable measures to mitigate damage, and be responsible for damages for failure to do so. Tenant acknowledges that unless Laura Christine or Manager is notified within one hour of the day of check-in of any damage or cleaning concerns, Tenant will be liable. Any and all damages, breakage, lost or missing items on the Property during the occupancy will be Tenant's responsibility and must be reported to Laura Christine or Manager and paid prior to departure. Please let me know immediately if anything is not cleaned or broken as we will have it cleaned and fixed right away. If we do not hear from you, the house is in good order as we have cleaned it, inspected and showed you during your optional walk-thru and inspection.
15. MULTIPLE HOME RENTALS: Should Tenant or acquaintance of Tenant rent another house in proximity to Unit, no items shall be moved from house to house. Guests moving between the premises will refrain from loud noise and boisterous behavior. Guests from two or more rentals will not spend the bulk of their rental time at a house other than the house in which they are sleeping (violation of the occupancy rules). Having too many guests in one house creates extra wear and tear, risk of sewer problems and noise complaints.
16. GARBAGE: Tenant shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the exterior trash bins provided for pickup. Tenants must secure trash in tied up trash bags and fully closed cans. If trash is left unsecure we need to charge for rodent and fly removal service. See the Guest Information Binder in the unit or contact Laura Christine or Manager for garbage collection days. Monday. Tenant is cautioned not to leave trash outside for long periods of time because it attracts pests. Please take out garbage to the curb on Sunday evening for Monday AM pick up. If trash is excessive, or doesn’t fit in the two 90 gallon trash cans and one 90 gallon recycle bin, we need to charge the guest for extra trash pick up. Starting at $75. You must breakdown your trash.
17. SUBLEASING: Tenant shall not sublet the property.
18. SMOKING: No smoking is allowed on the premises in side or outside (Ocean breeze blows cigarette smoke inside). If smoking does occur on the premises or we see signs of smoking, i.e. butts, ash trays, etc., Tenant may be evicted and is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors remediation and removal of debris. Minimum of $500 cleaning fee as we need to clean all materials, fabrics, including couches, curtains, rugs, blankets, etc. Again you must report prior signs of smoking / cigarette when you check in or you will be responsible.
19. PETS: Pets are prohibited unless a separate Pet Addendum has been signed in advance of occupancy. If an unauthorized pet is found on the premises or signs of pets, i.e. dog hair, dog waste, food, Tenant may and/or pet may be evicted and Tenant is responsible for all rent, cleaning any and all damage caused by pet(s), including pet allergen remediation.
20. TRANSIENT OCCUPANCY: Tenant expressly acknowledges and agrees that this Agreement is for transient occupancy of the Property, and that Tenant does not intend to make the property a residence or household.
21. OWNERS PROPERTY: Tenant agrees not to access the "owner's closet or cabinets", even if unlocked, which contains owners personal property and may contain cleaning supplies and chemicals that could be hazardous to children and adults.
22. FIRE EXTINGUISHER: The property is equipped with a minimum of one (1) fire extinguisher in garage next to step and in the kitchen. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant locate fire extinguisher, notify all other occupants and guests of the location, and to inform management immediately should the fire extinguisher be missing, or be less or become less than fully charged.

Laura and Jenelle is great to communicate and the house is very clean and spacious. We enjoyed our stay there and spent a quiet night with our close friends there. It's a great spot to have a get-away from the city.

Our stay there was perfect. It was me and my three daughters and three grandchildren (all under 3). I appreciate that it was easy to have the little ones there. No breakable things within reach, the safety gate on the deck so they could enjoy being outside safely, the doors we could close off certain parts of the house we didn't want them to roam in, etc The huge dining table in the dining room was great. We were able to cook and store plenty in the fridge. Everything was wonderful!!!! We loved the outside seating on the deck . There was shade part of the day. Even with the extreme heat in LA (got to 100 degrees) the house stayed a nice temperature. There is no central a/c but that wasn't a problem for us. We opened up windows and there was a wonderful ocean breeze. There were plenty of fans to keep us cool and comfortable! That was a huge plus. The living room was so comfy cozy. Lots of nice touches with extra blankets and pillows. Thanks for everything! We had a wonderful and memorable time. We walked to the beach and to main street. So much to see. A great place for walking! Wonderful location. The hot tub heated up very fast. The pool setting outside is unique and so fun. We will definitely come back to this location.

This house is clean and perfect for a large group of several families. Nice kitchen, outdoor and indoor couches and comfortable throughout. LAX air traffic is noisy until late and starts again early, or otherwise a quiet neighborhood in close walking proximity to several restaurants. The house worked well for our group of 8 women in our 50s who went to high school together. We will consider staying there again. Hosts were very responsive and great!

Laura was a fantastic host! Available when needed and replied to messages very quickly. I would not say the house is within walking distance, especially carrying beach supplies! But it is a very short drive.

Nice big house and a great pool area. We spent most of our time in the pool / hot tub area. The hot tub fountains over into the pool which kept the temperature nice and warm (though the heat can also be turned off). We cooked big meals and found the house had lots of kitchen items we didn't need to bring. Everyone was comfortable in their rooms and there were tons of blankets, pillows, and beach towels. There are also fans hidden around the house which you can use if you get too hot. Great place!
