Beachside, 2nd row. Beautiful Ocean Views and steps from the beach. Sleeps (Discounts for Harvey Victims)11. 2 bedrooms/1bath on one side of house and 2 bedrooms/1bath on other. Brand new Gallery furniture queen size couch bed. Great for privacy and multiple families. Complete with all kitchen items, towels, blow dryers. Wifi, VCR and 3 Xfinity TVs. I have 3 picnic tables and a large BBQ pit. For the deck I have 4 sitting chairs .
If you like to cook and need the space, I have a large island and all the utensils, pots and pans you will need. Coffee maker and blender. I tried very hard to make sure you will have all you need from wine opener to flashlights. I provide toilet paper, paper towels, trash can liners, dish soap, hand soap and dishwasher soap. I have coffee filters, you should bring your own coffee.
Please bring your beach towels and beach chairs. Jamaica beach is a small town, but offers several restaurants, liquor store and convenience stores. Walmart is about a 10 minute drive. Lots of rentals (i.e. golf carts, surf boards, etc.). Ice cream truck drives the beach all day, so much fun for the kids when they get to stop that truck! This beach is a drive on beach. Easy access.
CANCELLATIONS - I agree that unforeseen emergencies do occur and CANCELLATIONS must be given in writing 30 days prior to the arrival date of my reservation. We do not give refunds for any circumstances including WEATHER, HEALTH or TRAVEL ISSUES.
PETS - Our home is allergy free, so I am sorry to say no pets allowed.
RENTER'S RULES - We only rent to family groups and responsible adults -21. All reservations are screened, including online reservations. Adults cannot rent properties on behalf of underage quests, no exceptions - this is grounds for eviction and forfeiture of all monies.
OCCUPANCY RULES IN HOUSE AND ON PROPERTY - No more than 12 individuals are allowed to rent our home. And, if renters have guests over during the day, no more than 20 individuals allowed on the property at one time.
PARKING/ALLOWABLE VEHICLE NUMBERS - Cars are limited to a total of 6 vehicles. Vehicles must be parked in driveway and not on street.
NOISE/FIRE WORKS - Loud music and noise is prohibited. Non street-licensed vehicles (such as 4 wheelers, go carts, dirt bikes, scooters, ATVs, etc) are not permitted. The property is non smoking. Smoking allowed outdoors only. No fireworks are allowed on the property at any time.
CHECK-IN IS 3:OO PM AND CHECK-OUT IS 10:00 noon. FLEXIBLE TIMES MAY BE AVAILABLE UPON REQUEST, DEPENDING ON RENTAL SCHEDULE.

MANAGING TRASH - When checking out, please take all food with you or toss in trash can. Bag all trash and place in outdoor trashcan downstairs.
MANAGING HOME EFFECTIVELY - Even though you have paid a cleaning fee with your rental, this is for managing beds and deep cleaning. Therefore, we are asking you to please keep dishes washed up or place them in dishwasher and start it up before leaving. This helps ward off ants/bugs and smells. You do not need to do anything with beds or bedding. Please help with our fight against sand and wash off after enjoying the beach, in the outside shower before entering the house.
AT THE END OF YOUR STAY - When leaving at the end of your stay, turn off all lights and small appliances. Please place air condition on 74 degrees. Or if you are staying in the cold months, please place heater on 68 degrees. Always leave on AUTO. Please do not put air-condition under 68 degrees or you will risk freezing up the system. Please note, in the hot summer months, doors and windows must remain closed at all times or the house will not cool down and stay cool as needed.
LOST KEY - If accidentally lost key or locked self out between 11:00am and 8:00pm, there will be a $100 cash fee for home owner to bring another key. If this service is needed before 11:00am or after 8:00pm, the fee will be doubled to $200 cash. So please guard key carefully.
Liabiltiy - The homeowners are not liable for any accidents, illness or injury, in or around home or property. The Tenants and Tenants’ Guests shall hereby indemnify and hold harmless the Manager against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Manager may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.
Tenants agree to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by Landlord enforcing this agreement.
We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.
15. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.

It is the tenant’s responsibility to learn about safety precautions, warning signs of water conditions, (colored flag warning sign is located on Main Street) and safety procedures concerning swimming in or being around the ocean. Tenant agrees to have a responsible adult supervising minors while they swim in the ocean. Tenant is hereby notified that the ocean can be dangerous and tenant accepts full responsibility of the risks involved
The property has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at least inspection. It is the duty of the tenant to inform the Manager immediately should the fire extinguisher becomes less than fully charged. Tenant agrees
to use the fire extinguisher only for true emergencies.
23. The property has smoke detectors and they are believed to function properly at the time of rental. Tennant will notify management without delay if a fire alarm “chirps” or has a low battery condition.
24. Tennant is advised that there is no carbon monoxide detector on the property and accepts the risk involved in not having one.
25. Tenant shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so.
