This is a spacious house on Main Street in the historic town of Fentress. It has a big, peaceful back deck overlooking a grassy meadow with majestic pecan trees, a picnic table, and fire pit. There's a short walking path to a private, forested hangout spot on the San Marcos River. This is the perfect retreat for bird watchers, photographers, nature lovers, friends and families looking for short-term getaways, and anyone who appreciates wild places and wandering off the beaten path.

This house has a lot of space and natural light. There's a big living room area in the front, a big game room/dining room in the back, a full kitchen with an industrial 6-burner stove, and a large back deck. As for layout/sleeping arrangements, there are four bedrooms upstairs with a shared bathroom. Downstairs there's a master bedroom with its own bathroom. The downstairs bathroom can also be accessed via a separate door in the kitchen. The backyard is big and spacious, with plenty of space for outdoor games, grilling, and lounging.
To be clear, the forested path to the water is grassy and unpaved, and the water access is a bit rough at the moment (just a ladder going into the water). There's no beach area for wading, but it's a fine place for easing your way in for a dip or floating down the river. If you're looking for a manicured and well-maintained waterfront property, this is probably not the place for you. If you're into nature, you will certainly agree that this is a magical place! It's quiet and peaceful and wild.
Guests have full access to the entire house, backyard, back deck, and private riverfront hangout area. We have a few tubes that can be borrowed for floating the river (if you need more, you can buy them at the corner store or rent them from Don's Fishcamp). Kitchen will be stocked with cooking oil, some basic spices, tea, and coffee. We also have a charcoal grill outside (you supply your own charcoal and lighter fluid).

This property is co-managed by the property owners and their close friends who live nearby. Someone will be on site to greet you when you arrive, answer any questions, and make your stay as comfortable and pleasant as possible. The riverfront hangout area is shared with the property owners and a long-term tenant staying at another property a few houses down, but you’ll most likely have the water all to yourself.
We only host guests who have a complete profile and are willing to write us a thoughtful request explaining the purpose of their visit and how many people will be accompanying them. We don’t have strict rules as to how many people can stay and we're perfectly fine with people camping in the backyard or sleeping on air mattresses if there aren't enough beds – we just want to know what to expect.
Dogs are allowed on a case by case basis (please check with us first) and they are not allowed inside the house under any circumstances. There is a large fenced-in area attached to the house that well-behaved dogs can be in. Please bring your own doggie bags and clean up after your dogs. Also be aware of Caldwell County's leash law.
While the house is clean and well-maintained, be warned that this is the country. We live on rough land that's inhabited by wildlife such as deer, raccoons, owls, bats, and bugs. Enjoy the beauty of nature, but also be aware of your surroundings at all times. Keep little ones nearby, and be mindful of where you walk outside and sit due to stumps, rocks, and holes. Snake and scorpion sightings are rare but do happen. There is also poison ivy to watch out for (we can point it out to you so you know what it looks like).
Fentress is a quiet community. Please be respectful of our home, our neighbors, and the wildlife. Here are some rules we expect all guests to follow.
• No loud parties and no guests beyond the specific number agreed upon in advance. If you book as 6 people, please be respectful and arrive as 6 people.
• Absolutely no guns allowed on the property.
• No smoking cigarettes indoors.
• Only use designated fire pits and grills and be mindful of any fire bans in effect.
• No animals allowed inside. We have a fenced-in outside area for dogs and can also provide a small kennel for the front porch if need be. Also be aware that Caldwell County has a leash law.
• Do not leave trash down by the river or in the meadow area. Please use designated bins for trash, cans, and recyclables.
Dian and Houston are the owners of the property, but close friends and family are helping to manage it. Some other people you may interact with depending on when you book are: Luke, Cristen, Miguel.
Dian, Houston, and Luke live in Austin, but own several properties in Fentress. They're often in the area working on various projects.
