Waterfront townhouse in small quiet complex across the street from the beach in Indian Shores. This is a great condo that will make your stay a dream. There are two bedrooms one with a king bed and one with a queen bed. Both bedrooms come equipped with 38 inch flat screen televisions, cable, and free WIFI throughout the home. The master bathroom has just undergone a remodel and has a brand new walk in shower, the master bedroom also has a large walk in closet for those of you staying for an extended time! The main living area is open and inviting. The leather sofa is a pullout for any extra guests. There is dining for six and the kitchen is fully equipped with everything you could need for cooking and entertaining! Large screened balcony is ideal for morning coffee or evening cocktails. Located on the well known Gulf Blvd and walking distance to a few amenities, a short drive to major amenities (supermarket, restaurants etc). The condo comes with a double garage (rare this close to the beach) and parking for 2 cars. Unit is located near the pool. Watch the boats go past on the screened in balcony and feel the ocean breeze. The (air-conditioned) beach sunshine trolley service is on your doorstep which runs between St Pete Beach and Clearwater. A couple of minutes to popular Johns Pass which has cruises, dolphin watching, restaurants and shops. 90 minutes from Orlando and only 35 minutes from Tampa International Airport. On site convenience store. Fishing Pier, just bring your poles. Pets under 25 lbs welcome. We have an on site dog walk and poolside toilets plus outdoor shower.
Guests will have access to community pool area as well as docks.

All properties are NON-SMOKING INDOORS. Smoking is permitted outside of the property. (DO NOT LEAVE BUTTS ON GROUND OR THROW OVER BALCONY). Smoking indoors will result in a fee of $500.00, plus tax.
The number of guests permitted to visit the property in addition to the sleeping guests is 6 (not allowed to stay over). No subletting is permitted.
RIGHT OF QUIET ENJOYMENT: Please make sure that your level of noise, and that of your guests, does not infringe upon your neighbors. It is important to remember that residents keep patio doors and windows open to enjoy the weather. This means that the level of volume from televisions and sound systems should be maintained at a level that does not disturb others. At no time, should any such devices be used on the balcony.
PARKING: Please park in Assigned spots and use provided parking passes if applicable. You may also use Guest spots as needed.
VEHICLE POLICY: No vehicles other than automobiles shall be permitted to park within the property. For the purposes of this rule, “automobile” does not include trucks over ¾ ton, trailers, mobile homes, vehicles over 21’ in length, or with more than two axles. Motorcycles are allowed. No vehicle which cannot operate on its own power may remain within the property. No vehicle repair may be done on the property, excluding emergencies.
LAUNDRY: Some units will have washers and dryers and some will have community laundry rooms. Please make sure to shake all sand out of clothes and towels. Clean lint traps in dryers after using.

PETS: Other than service animals, pets are not allowed. If one is found on the property, you will be evicted and forfeit all monies.
RIGHT OF ENTRY: Owner reserves the right to show the property at reasonable hours during the day with 12 -hour advanced notice. Notice will be considered given if the Owner’s Representative sends an email, or text message, should they be unable to contact the tenant via telephone.
INDEMINIFICATIONS: Owners and their representatives will not be held liable if amenities malfunction during stay. Guests will not hold Owners and their Agent(s) liable for any injuries occurring on a property. If home is sold, foreclosed or taken off the market, a comparable home will be provided. If it is not to your satisfaction, your money will be returned. If we cannot provide a comparable home, your money will be returned. We will not be responsible for any other reimbursements other than the rent and deposits.
PRE-RENTAL SCREENING: A criminal background check may be done on the person(s) named in this agreement. A copy or copies of a valid driver’s license(s) must be provided. This information will only be used for the purposes of criminal background checks and not disseminated to any other person or person(s). The Owner reserves the right to refuse to rent to any person or person(s) with a criminal background that the owners in their sole discretion deem to be unsuitable. Your signature on this document indicates your permission for the background checks.
RAILINGS & BREEZEWAYS: Nothing should ever be hung on the balcony or breezeway railings!
USE OF ITEMS IN THE PROPERTY: You may use the items such as the kayaks, floats, beach chairs, fishing poles, etc. UNLESS specifically told otherwise.
EMERGENCIES: In the event of an emergency during your stay, please call our 24-hour emergency maintenance line at (PHONE NUMBER HIDDEN). Our normal business hours are 9am-5pm, Monday – Friday at (PHONE NUMBER HIDDEN).
DISSATISFACTION UPON ARRIVAL: Cleaning problems, as well as any damages to unit & furnishings must be reported in writing within 24 hours of check-in time, including weekends & holidays. Failure to report dissatisfaction with cleaning or damages within 24 hours of check-in time will result in responsibility resting with the Tenant(s).

PLEASE NOTE: IF SOMETHING DOES BREAK OR GETS DAMAGED, PLEASE NOTIFY US IMMEDIATELY. ACCIDENTS DO HAPPEN! IN MOST CASES, DAMAGE WILL BE COVERED BY THE DAMAGE PROTECTION POLICY. HOWEVER, FAILURE TO REPORT DAMAGE MAY RESULT IN NON-COVERAGE BY THE DAMAGE PROTECTION POLICY!
For your Security Deposit, we will place a charge of $150.00 on your credit card before arrival. All Deposits are held in a non-interest bearing account at the Fifth Third Bank located at 4105 Gulf Blvd., St Pete Beach, FL 33706. Please note that some properties may have a higher security deposit due to the unit or the presence of pets. You will also have the option of purchasing a damage protection policy from CSA that will provide $3,000 worth of accidental damage protection for $59. The Damage Protection Policy is non-refundable! Please Note: If you decline to take the Damage Protection Policy, the security deposit will increase to $2,000. All security deposits will be charged to your credit card when you make the final payment for your reservation. Security deposits will be refunded within 14 days after checkout, provided the following terms are met:
1. No damage is done other than normal wear and tear, including linens and towels.
2. Unit is locked and keys, fobs, parking passes and any discount or membership cards are returned, where applicable.
3. You are not locked out of the unit. Each lockout will result in a charge of $50.00,plus tax.
4. No furnishings or items, including linens or towels, are removed/missing.
5. You depart on time. A $100.00 plus tax will be charged for a late checkout if not approved prior in writing
6. You are not evicted by law enforcement.
7. All garbage is bagged and disposed of accordingly. Failure to do so that results in excessive amounts of trash, may result in a charge of $10.00, plus tax, per bag(URL HIDDEN)
8. All dishes, pots, pans, cutlery and utensils are in dishwasher and cleaning cycle started.
9. There are no fleas found in the unit.
10. There are no charges incurred on the telephone or cable bill as a result of tenancy.
In the event of damages, your Security Deposit will be used to pay the first portion of damages up to the amount of the security deposit. If you purchased the Damage Protection Policy, the next $3,000 of damages will be paid if eligible, as per the policy. Please note that your coverage does not include excess cleaning, or any damages that are caused by actions precluded in your terms, for example smoking, pet damage, or theft. If damages are more than the two above amounts combined, your credit card will be charged for the excess.
