The apartment was just what my friends and I needed, and we found it to be just as described in the Airbnb listing. Very nice! But communication with the host, Hakem, didn't work at all: Immediately after booking the apartment and receiving an automated booking confirmation, on July 31, I wrote a message to Hakem through the Airbnb messaging system to give some information about who we were and to ask about check-in / check-out arrangements. I never received any reply to this. One week before travelling to Brussels, on August 24, I again wrote a message to Hakem through the Airbnb messaging system to check that everything was in order and ask about check-in arrangements. I never received any reply to this. Monday of the week of travelling to Brussels, on August 28, I sent an SMS to the phone number listed on Hakem's Airbnb profile to check that everything was in order and ask about check-in arrangements. I never received any reply to this. Later the same day, I tried calling the number but was routed to voicemail where a recorded message told me to use SMS or e-mail to get in touch. Two days before travelling to Brussels, on August 29, I again sent SMS to the phone number listed on Hakem's Airbnb profile to again check that everything was in order and ask about check-in arrangements. I never received any reply to this. Later the same day, I again tried calling the number but was again routed to voicemail where a recorded message told me to use SMS or e-mail to get in touch. This is the time limit where the Airbnb user interface first lets you request help from the Airbnb Customer Experience in contacting an unreachable host, so I filed such a request, summarizing the events above. The next day, August 30, at 13:44 Brussels time, I got a reply from a case manager in Airbnb who informed me that they were "currently trying to reach your host". An hour later, August 30, at 14:43 Brussels time, I finally got my first reply from Hakem, a short note sent through the Airbnb messaging system with this text: "Thank you for your message. I havee sent you an email after reservation, in which i confirm you will receive access code to get to your apartment. As we are 30 , you will receive details tonight. You may want to use these to access tp your apartment with your friends." Later that night, August 30, at 23:58 Brussels time, I had not yet received any further communications and had not yet received any information at all about the check-in arrangements, so I once again sent a message through the Airbnb messaging system asking what's happening. Then finally, August 31, at 00:04 Brussels time, did I at last receive an e-mail with check-in instructions for the apartment. Dear Fredrik, thank you for your thorough comment, which sounds closer to a legal claim :-) In a nutshell, i always send a email less than 2 hours after reservation explaining check-in process. This one already informs that instructions are sent 24-48 hours before check-in . The above communication failure is in my opinion more a consequence than a root cause. Root cause is hat initial email was missed and you were doubting my statements. Most importantly, i hope you had good time in Brussels and apartment !

Très satisfait de ce séjour. Je retiendrais d'Hakem son accueil , sa sympathie et sa disponibilité. L'appartement est immense avec une hauteur de plafond à plus de 4,5 mètres. Ambiance Loft. Il est tout confort avec un nombre de couchage important, une cuisine fonctionnelle et un balcon. Nous reviendrons et ce sera dans cet appartement.

Hakem worked with us on a literal last minute basis, after our original Airbnb host had cancelled on us when we arrived to Brussels. He came in clutch for sure. As for the apartment, the location couldn't be better since its in the center of the city, its also spacious, clean, with a cool view of the street and there were more than enough beds to go around. As an american the lack of air conditioning took some getting used to, and it can be a little noisy from the streets, but that shouldn't bother anyone if they prepare (ear plugs, chill pads.) Extremely grateful for Hakem, who was very helpful and kind during our stay. I'd stay again at his apartment for sure. The location really is amazing.

We did not ultimately stay at this apartment. Upon check-in, Hakem was having a problem with the windows. Working windows were especially important due to the heat and lack of air conditioning. Hakem graciously offered to cancel the reservation and we were fully reimbursed.
