At less than an hour from Portland, our mountain home is an ideal spot to recharge from the City and a great home base for all things outdoor recreation in the beautiful Mt Hood Wilderness.
Welcome to our mountain home! As the Primary Registered Guest (Guest), you agree to the following Rental Terms and Conditions:
Check-in is from 3PM - 8PM unless otherwise agreed to by Owner.
Check-out is at 11AM. A late check out must be pre-approved 24 hours before check-in.
Check-out procedures will be provided electronically and in your welcome packet. Guest agrees to follow check-out procedures on the day of their departure. Failure to follow the check-out procedures may result in deductions from your security deposit.
Keys must be returned to their original locations. If keys are lost, misplaced, or not returned, you are responsible for the cost of replacing the keys and/or costs incurred to re-key the locks.
Indemnification: Owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owner is not responsible for the loss of personal belongings or valuables of Guests. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Shoes are NOT allowed on carpeted areas.
Smoking is NOT allowed inside our home. Guest's who wish to smoke may do so outside and dispose of their butts in the metal receptacle provided on the outside deck. Do not litter the grounds of our cabin with cigarette butts or matches.
Dogs are allowed subject to Owner approval and require a pet deposit. All other pets are NOT allowed.
Appliances: Only use appliances for their intended uses.
Fireplace: The fireplace is a vented wood log firebox. Do not throw paper or other combustible materials in the fireplace. No fires allowed on the day of your departure.
A Security Deposit will be held to ensure that the property and all furnishings are left in good condition. If there are no problems, the Security Deposit will be refunded.
Parking is limited to 2 vehicle(s). Vehicles are to be parked in the driveway space in front of the garage or in the parking space on the pathway to the front door. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Limited Occupancy: Our maximum occupancy rate is strictly enforced and established to maximize your comfort while minimizing wear and tear on our home. Overnight sleeping is not allowed anywhere in the cabin or on the property that is not a designated sleeping area.
Primary Registered Guest Obligations: If you are the primary registered guest, you must be over 21. As the primary registered guest, you MUST be staying at the cabin for the entire rental period and you are responsible for any expenses/damages incurred during the visit. No guests under 21 years of age may stay in the cabin unless they are accompanied by their parents or legal guardians. Any unauthorized/unpaid guests discovered on the premises will result in an automatic forfeiture of your deposit, immediate eviction, and potential legal action should the need arise.
Damages: The Primary Registered Guest shall be liable for all damages caused during their occupancy. Cost of repairs and/or replacement shall be deductible from the security deposit and additional costs shall include attorney's fees and costs, if incurred in the collection.
Right of Entry: We reserve the right to enter and inspect the premises at any reasonable time or to make repairs as needed.
Housekeeping: Our home will be completely cleaned and sanitized before your arrival and after your departure. There are minimal check-out procedures that we require upon departure.
Hot Tub: No children under the age of 16 permitted in hot tubs without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers sanitize, refill and replenish chemicals in the hot tub prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. We cannot always arrange for timely repairs or guarantee the mechanical operation of the equipment, but we will do our best to make sure the hot tub is ready for you on Arrival. Further hot tub instructions are included in your arrival.
Outdoor Fire Box: Use of the outdoor firebox requires someone to be present at all times to ensure safety. Use of the firebox is not allowed during fire ban periods, which will be noted at the Hoodland Fire Station on HWY 26.
Propane Grill: If used, the propane grill will be left in clean condition and propane valve turned off.
Fireworks are not allowed on the property.
Parties and Events: We do not allow unauthorized parties or events in our home. If you are planning a gathering with guests that are not authorized on your rental agreement, we ask that you inform us beforehand. It is not acceptable for your event guests to stay overnight for any reason. They are not authorized on your rental agreement and will result in additional fees and/or eviction. We reserve the right to deny occupancy to any group who has an unauthorized party or event at the rental home. There will be no refund of rent or other taxes and fees for unauthorized events.
Neighborly Conduct: Please be respectful of our neighbors. Our property is bordered by 3 full time residents. We ask that you respect quiet times and keep noise levels down between 10 PM and 8 AM. Any complaints to local law enforcement concerning the behavior of guests or visitors while occupying the Rental Property shall result in immediate termination of the Rental Agreement.
Weather: No refunds will be given for storms or adverse weather conditions. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road and/or weather conditions.
Power Outages: During the winter months, the property may experience power outages due to winter weather conditions including wind, rain, fallen trees, ice or sometimes traffic accidents. Your Arrival Packet will contain information about flashlights to use while the power is out. Typically the power will be restored within a few hours.
Repairs and Service Calls: We will do our absolute best to remedy any malfunctions, meltdowns, or general annoyances that affect our man-made products, but please be aware that life on the mountain moves at a different pace and sometimes it is difficult to get repairs done the same day that we have been made aware of the situation. Please be patient and know that we are doing everything in our power to get it fixed. Thanks in advance for your understanding! In the event that the cabin is rendered unfit for occupancy not due to you/your occupants actions or neglect, you will be refunded the remaining pro-rated balance of your visit. If the cabin is totally destroyed, the rental agreement will terminate and you will pay rent up to the day of destruction.
I'm a native Texan that relocated with my husband and dogs in 2002 to the beautiful Pacific Northwest. Our home base is Portland, where we enjoy living in the heart of the city, but cherish time in the mountains to recharge with friends, good food, naps, books, and outdoor activity like mountain biking, snowshoeing, and skiing. We are becoming AirBnb hosts for the first time since purchasing our cabin, Pepe, in 2009.
