- STAY RULES The guests are invited to read the following regulations, to abide by the rules laid down not only by law but, above all, common sense and mutual respect. The houses are owned by families emotionally tied to objects, furniture and spaces connected to family history. With that, the choice of preserving as much as possible the original appearance of the property depends on the common will of the owners to allow the tourist an authentic and realistic experience of Venetian culture. For these reasons, as a guarantee for a peaceful stay for everyone, we invite our customers to treat their temporary stay as if it were personal property.
- RULES OF CONDUCT: INTERNAL RULES MAXIMUM NUMBER OF PEOPLE Customers are kindly requested to adhere to this rule carefully. Each apartment is rented only by the number of people required by the customer; these will be declared, by law, to the police authorities. A greater number of people, without the prior written consent by the management, involves precise criminal violations and especially the immediate interruption of the booking, then the expulsion from the apartment, with no refunds possible as well as the possibility of other, unexpected obligations for the customer and for guests. UNEXPECTED CIRCUMSTANTCES: UNAVAILABILITY OF THE PROPERTY In case of force majeure which might prevent the assignment of the property to the guests who have made the booking, you will be awarded at the same price, another property or room with similar characteristics, or better; in extreme cases, the reservation will be canceled with a refund – by VeNet – of the amount paid by the customer without the latter can ask for additional compensation. The acceptance of resettlement cancels any right to any further compensation. KEYS The keys are handed over to the custody and responsibility of the guests. In case of loss, they will be charged for the change of the locks at the cost of 30.00 euros(URL HIDDEN)INTERNAL RULES PROPERTY MANAGEMENT Venice is an ancient city. For compliance with the environmental and structural characteristics of the city, as well as for the smooth operation of all systems and devices of the property, please kindly stick scrupulously to the following standards: KITCHEN AREA: - Use only liquid detergents; - Do not throw food residue, coffee filters, used oil, etc., in the kitchen sink in the kitchen does not introduce food residue; - On departure, we kindly ask you to empty cupboards and refrigerator of food and personal supplies; - Leave the cooktop clean and tidy; - Please provide for the disposal of household waste; BATHROOM: - It is absolutely forbidden to throw sanitary napkins, diapers, cotton swabs, tissue paper, paper towels, wipes, food residue, coffee filters, used oil, in the toilet; - Please use exclusively the hairdryer supplied and not your personal one. The power level of electricity serves the property in an appropriate way; however, if you use an excessive power level at the same time (for example, by switching on all lights and other electrical devices), the counter abruptly interrupts the power supply. Please adhere scrupulously to these standards: we cannot guarantee the resolution of technical problems quickly and for free. CLIMATE For the use of air conditioning, rely on the remote controls. In order to avoid sudden drops in energy and technical problems in the building, it is recommended to avoid the excessive use of air conditioning, limiting its use only when you are inside the house with doors and windows closed. SMOKE The property and rooms are non-smoking. Out of respect for personal freedom, this rule considers the right to health and safe environment (fire risk) for all customers. PETS NOT ALLOWED Out of concern for furniture and furnishings, as well as the will of the property owners, pets are not allowed. SILENCE The silence must be observed from 11:00 PM to 8:00 AM and between 2:00 PM and 4:00 PM, during which all the tenants of the building must be able to rest. RESPONSIBILITY Responsibility: the keys are handed over into the custody of clients. In case of loss, a penalty of 30 euros will be charged for the locks’ replacement. VeNet Srl will not be liable in any case of theft that could take place inside the apartment or room rented. For this reason, customers are kindly invited to always close all access doors to the property or to the room and thereby preserve their documents and valuables. COMPLAINTS All independent apartments/rooms offered to the customers have been carefully selected and controlled by VeNet Srl. However, upon arrival, the guest will be able to check the general condition of the property, review the inventory, the operation of appliances, the rules of procedure and, in case, make any complaints within 24 hours after the entry into possession. For any complaint, guests will be able to contact the manager of their stay who will strive to solve each problem. At the same time, the repair of any damage or non-adherence to the rules of procedure (inside each building or room) that occur during the stay, are borne by customers. For all claims made after 10 days from the end of the lease, the customer is not entitled to any compensation.

This place is better than the photos advertise. We were very comfortable and we enjoyed the great location. The character of the old building gave the apartment great charm. We are a family with a 10yr old and a 10 month old and we would definitely stay there again.

Samuel was a perfect host. Accommodating and prompt to respond. His apartment was centrally located, within walking distance from the train station, in a quiet neighborhood, perfect for family of four. We could not have asked for more. Thanks Samuel and hope to see you again when we visit Venice . Sneh.

We had a group of 4 and this apartment was more than enough room for us. Very clean and had all the amenities we needed. The neighborhood was very thriving: right in the heart of a campo, next to a church and canal. Francesco was super helpful - even picked us up from the bus stop and gave us great advice about where to eat and the area. Was also very gracious with checkout and helped us store our bags, as our flight was at a later time. The only snag might have been spotty wifi, but we really had no issues because we used a lot of public wifi when out anyways. Will definitely keep this place in mind for our next trip to Venice!

The host was really nice upon our arrival, I had a really late flight to Venice and he came to meet us at the station. However, the house condition was bad as it was quite dusty on the floor. The air conditioning is the biggest issue, it was malfunctioning, it goes on and off. The wifi is actually not wifi, just a broadband, not really helpful. And the water heating is not strong enough to supply hot water for 2 person, the next person to shower gets chilly water, which might be good for somebody else in the summer but just not for me and my family. The location is fine but overall not a good choice. I hope Samuel and Francesco would improvise the apartment.
