• The room has a lock for added security when you are out.
• Towels are included (body + face), along with a bath mat and an in-room drying rack.
• Extra blankets and pillows available on request, plus a hairdryer and make-up mirror free of charge.
• All furniture is brand new, the walls were recently painted, and we have a newly installed heater.
• Guests share two bathrooms with the other rooms. You will have your own shelves for personal items.
• We provide toilet paper, hand soap, shampoo, and shower gel, but you’re welcome to bring your preferred products.

Guests receive one set of keys per room. For security reasons, we’re unable to provide additional copies. Each room has a padlock for locking from the outside and a bolt for locking from the inside.
Please note: lost keys require a full lock replacement, including the main door lock, installation, and 5 new key copies. The guest will be responsible for this cost.

• The flat is about 150m from the railway. Trains do not run at night, and the double-glazed windows block the noise when closed. Guests sensitive to sound in summer may hear trains if windows are open. Free earplugs are provided.
• A security camera faces the main entrance from outside for safety, key return, and to prevent unapproved visitors. No cameras inside the property.
• Please respect the house rules, keep shared areas tidy, and be mindful of noise at night.
• The kitchen is a shared space, so please wash your dishes and wipe surfaces after use. This helps keep the home pleasant for everyone. If the kitchen is left dirty, a cleaning fee of £25 may be applied.
• We do not accept third-party bookings. All guests must be 18+ and provide ID for verification. Smoking is not allowed anywhere inside the property.
• Late check-out after 11:00 am is £15 per hour (from 11:05), up to £50 per day (latest checkout at 2:00 pm). Checkout is only complete when keys are returned.
• Smoking inside the property results in a £200 cleaning fee due to the extra work required to remove odours.
• Only the guests included in the booking may enter the property.
Unregistered visitors require written approval through Airbnb and may stay a maximum of 2 hours.
Unauthorised guests will incur a £70 fee per day for the length of the booking.
• Bikes, e-scooters, or similar vehicles are not allowed inside the flat. Secure building bike storage may be arranged with 5 days’ notice. Unapproved vehicles may incur a £100 daily fee plus cleaning or repair costs.
• Guests must lock the main door each time they enter or leave. Failure to secure the property may result in liability for any losses or damages.
• Parties and events are strictly prohibited. A £1,500 fee will apply for violations or serious noise complaints.
• Our contact hours are 9 am–10 pm. For emergencies outside these hours, please contact Airbnb, and we will respond as soon as possible.
