PARKING IS EASY
Access to park on the property is easy and accessible. Park right by the entry. Only 5 steps up to enter this spacious 3 bedroom Lindell Home.
The Living room is bright and yet cozy as it is wrapped with cedar walls and includes a stone fireplace. The south-east window wall faces the gorgeous water and mountain views. The living room includes a comfortable 3 seater leather sofa and chairs for seating for 6 guests.

The living room includes a flat screen TV with FREE cable TV. Plus a DVD player. DVD’s can be rented in Snug Cove or bring along your own.
We supply our guests with a 3 Hour burning Presto-log for each night of your stay: October – April.
NEW LARGE CEDAR DECK WITH OCEAN & MOUNTAIN VIEWS
Step out of the living room to relax on the ocean view sundeck. We supply a patio dining table, propane BBQ, and lounge furniture to take in the sun and gorgeous views. For our guests that book the weekend of the international fireworks show in July our deck is a premier location to enjoy the colourful show.

Our new custom cottage kitchen is bright and airy and includes water views as well as a microwave, stove, oven, and refrigerator. It is well equipped with dishes, pots, pans, tea kettle and coffee maker

The 3 piece washroom has a tub / shower, toilet, and sink. We supply plush towels.
BEACH ACCESS IS NEARBY
A short walk, 3 blocks away and you will arrive at September Morn Beach...a wonderful swimming beach.
The Evergreen Cottage is located in a very quiet neighbourhood with neighbours on both sides. Guests will have visual privacy created by the trees and shrubs between the properties but loud music and voices will carry. In order for us to be able to share our cottage with you we ask our guests to fit in quietly and to not disturb the quiet peaceful character of the neighbourhood. For this reason we do not allow events, weddings, or parties at our property.
Our guests will have access to the complete self contained cottage and spacious deck with gorgeous ocean views. Unique to Bowen Island, the property has 5 acres of private treed land out back that is perfect for a walk alone or with Fido. Follow the trails and breath in the fresh Bowen Island air.
There is parking at the cottage entrance with only 8 steps up to the entry door.

To finalize a booking we require our guests to "accept" our rental agreement emailed directly from our BIA web site. Once the Airbnb booking is final we will exchange emails and we will email our rental agreement directly to the guest, ask the guest to complete the requested information, and "accept." Once we receive your "accepted" agreement we will forward our Welcome Guide with Bowen things to do, dining suggestions, and other fun stuff.
IMPORTANT HOUSE RULE HIGHLIGHTS'

2 dogs maximum are allowed with approval. Dog fee is $40 per dog per stay. This fee will be requested in addition to your booking fee.

Evergreen Cottage Guidelines and Rental Agreement
Thank you for choosing our cottage for your getaway. We hope you have a pleasant stay. The following is a list of guidelines. Your digital signature will confirm your acceptance of the rental agreement.
Only named Guests are authorized to stay in the Evergreen Cottage, Bowen Island, BC V0N 1G1.
Check-in is @ 3:00 pm (please no early check-in)
Check-out is @ 11:00 am (please no late check-out)
UNAUTHORIZED GUESTS (guests not listed as approved guests)
All Guests must be listed on the rental agreement. Unapproved Day Guests or overnight guests will be charged $80 per day per guest.
Your signed RENTAL agreement is required to book your requested dates.
AIRBNB CANCELLATION POLICY
Strict Cancellation policy: 50% refund up until 1 week prior to arrival. No refunds for cancellations 7 days or less.
Late arrival or early departure does not warrant any refund of rent or deposit.
ROAD AND STORM CONDITIONS
No refunds will be given for weather, road closures, road construction or adverse conditions, Ferry cancellations or storms.
We highly recommend you purchase travel insurance which offers travelers full protection from illness, death or other travel emergencies that might occur. (URL HIDDEN) or (URL HIDDEN)

STORMS AND POWER OUTAGES
Storms can be exciting but high winds can leave us without power and water. We supply tea light candles, matches, flashlights, and a bottle of drinking water. We do not have a generator.
As a condition of the rental, the Guest agrees that the rental and use of the Property is entirely at the Guests own risk including, as applicable, the use of stair access to the yard and decks, and the Guest agrees to hold harmless the Owner and Manager from and against any and all claims, actions or damages arising from the use of the Property on account of Personal injury or property damage sustained by the Guest and its invitees as a result of any cause arising out of this Agreement.
The entry key code will be emailed 5 days prior to your arrival.
If the keys are not returned at the end of the rental period, then if deemed necessary for the safety of future Guests, locks will be changed and the fee shall be assessed in the amount of $150.00 to cover the costs of changing locks and new keys. This fee will be charged against the Authorized Security Deposit.
EXTREME FIRE HAZARD WARNING; NO BEACH FIRES, NO CAMP FIRES, NO OUTDOOR BURNING OF ANY KIND
The Evergreen Cottage is a non-smoking cottage. When smoking outdoors use extreme caution. Always use a fire proof container to dispose of ashes and cigarettes. NEVER FLICK ASHES OR CIGARETTE BUTTS OVER THE RAILING, INTO THE BUSHES, OR ONTO THE TRAILS. Smoking of illegal drugs anywhere on the property is grounds for eviction.
WATER CONSERVATION AND SEPTIC GUIDELINES
This cottage uses a septic system for grey water and sewage disposal. It is essential to keep the water flow into the septic tank to a minimum. The guidelines are as follows:
• Please dispose of coffee grounds in the trashcan --do not dump coffee grounds down the sink.
• Do not pour fats and oils down the drain. They can build up and clog the septic tank pipes.
• Do use non-chlorine, biodegradable and non-toxic cleaning products.
• Put paper towels, tissue, cigarette butts, disposable diapers, sanitary napkins, tampons and other material in the trash can, not the toilet.
• Short showers and shallow baths are appreciated to conserve our water resources.
• Do not use bleach or other anti-bacterial cleansers. If you must use bleach please toss the bleach water out onto the trail.
PLEASE CONSERVE WATER for the Islands sake
When washing dishes please be aware of water conservation and minimizing water flow to the septic. Please keep the water stream to a trickle.
ORGANIC WASTE, RECYCLING, AND TRASH SEPARATION IS MANDATORY
We realize that the trash regulations are detailed. If you feel you cannot comply feel free to bag all of your trash and remove it from Bowen Island in your own vehicle.
The separation of organic waste, non-organic trash and recyclables is required by the Bowen Island Municipality. Guests are required to follow the guidelines below:
We provide an organics pail to separate your organic trash. If you have overflow organic waste you can place it in the green organics trash can located outside the kitchen door.
What is ALLOWED IN THE ORGANICS BIN
Any food or soiled paper that does not contain plastic.

• Fish & shell fish
• Grains & pasta
• Dairy products
• Eggs & shells
• Plate scrapings
• Yard trimmings
• Fruits & vegetables
• Food soiled paper
• Coffee filters, grounds & tea bags
WHAT DOES NOT GO INTO THE ORGANICS PAIL
• NO PLASTIC NOT even if labeled biodegradable or compostable
• NO coffee cups
• NO metal, rubber or glass
• NO diapers or baby wipes
• NO pet waste or kitty litter
Please rinse, clean, and crush all recyclables. Please place your recyclables into the provided bin. Items such as clean paper, plastic bottles, plastic bags, metal, beer and pop cans, glass, batteries, and egg cartons are accepted. Overflow recyclables can be placed in the blue recycle bin outside the kitchen door.
ALL OTHER TRASH
(Non-organic or non-recyclable) Collect the rest of your trash in the provided kitchen trash can. When full, tie off your trash bag. The House keepers will dispose of the trash. If you are staying for an extended stay place your trash bag in the trash can just outside the kitchen door.
We supply towels and bed linens.
We supply towels, body wash, and shampoo.
The kitchen is supplied with the basics such as salt, pepper. You will need to stock the fridge and cupboards for your complete meals.
PET DOG POLICY
No animal, bird or other pet shall be kept on the Property, even temporarily, without the written consent of Management.
~ DOGS must be at least 1 year or older.
~ Guests must clean up after their pets whether on the property, beach, or along the road. Please dispose waste in a tightly sealed plastic bag and place in the outdoor trash can.
~ Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
~ All pets are to be treated with a topical flea and tick repellent three days prior to arrival.
~ Pets must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be charged to the guest.
~ Pet will not be left unattended for an undue length of time, either indoors or out.
~ Pet will not be left unattended on balcony, patio, or porch.
~ Please provide your own towels for drying off your dog.
~ Please provide you own pet bed or blanket for your dog.
~ Homeowner assumes no responsibility for illness or injury that may occur to pets or humans while on the premises.
The Guest shall be solely responsible for the pet while on the property.
There is not a phone installed in the Evergreen Cottage. Guests are responsible for their own phone service.
COMPUTER CABLE CONNECTION
There is a wireless internet connection available to you while staying at the Evergreen Cottage. The Network and password will be emailed 5 days prior to your arrival.
The propane BBQ is provided. If you use the BBQ you are requested to clean the BBQ. Because of the very dry conditions and forested location extreme caution needs to be taken when using the BBQ. Please be alert and attentive to the BBQ at all times.
DO NOT LEAVE THE BBQ UNATTENDED
After your group uses the BBQ please scrub the grate WHILE IT IS HOT with the iron bristle brush provided.
The Bowen Island noise bylaw is strictly enforced. Music and voices must not disturb the neighbours. No noise between 10 pm and 9 am. Guest understands that if neighbours complain and or the bylaw officer is called the guest will forfeit their security deposit in full.
The Evergreen Cottage does not allow events, parties, weddings or other gatherings. Violation of these terms will forfeit the guest’s security deposit in full.
Excessive noise, parties, illegal drugs, illegal firearms, etc. are grounds for immediate termination of this contract by both parties and the guests agree to vacate the premises within a reasonable amount of time, not to exceed 2 hours of notification of the violation by either owner/authorized agent or police.
• Our housekeepers will arrive at 11 am ready to clean.
• As if you are at your own home, prepare for the housekeepers by tidying up before your departure. We don't mean vacuuming or dusting but a general putting away, putting pillows back, removing collected rocks, sticks, and shells, that kind of thing.
• We are proud of our team of outstanding Bowen housekeepers…showing them gratitude for their good work is appreciated.
• Please wash the dishes, glasses, flatware, pots and pans and put them away.
• Remove any leftover food from the refrigerator.
• Leave the recycling and the organics separated as requested. The cleaners will remove the recycling and organics. *We realize that the trash regulations are detailed. If you feel you cannot comply, feel free to bag all of your trash and remove it from Bowen in your own vehicle.*
• Beds: No need to strip or make up the beds, but do please leave "as is" so the cleaners know which ones to wash and make up.
• Towels: Damp towels and used cloths can tossed into the bottom of the tub.
• Furniture: If you have moved the furniture or lamps please place them back in their original locations.
• Heat: Before you leave please turn the thermostats down to 10 or in the warmer months turn to “off” and turn off all the lights. We are doing our part to conserve power.
• Guest book: Before you leave please sign the guest book.
• Maintenance: If you have noticed anything during your stay that needs attention (burnt out light bulb, switch doesn't work, no more sugar, etc.) please leave us a note so we can address it.
• Locking up: Upon exiting lock the door, pull it closed behind you and return the key to the lock box
Have a safe trip home and come back and stay with us again.
I hereby agree to the above Guidelines and Rental Agreement and agree to pay the amounts above. I agree that all rental monies are non-refundable per cancellation policy above. Hi there, I am a dual citizen, Canadian and US, living the majority of my time in sunny Henderson, Nevada. For over 39 years I have been designing interiors for hundreds of clients in the southern Nevada, California and as far east as Massachusetts. We love spending about 3 months out of the year on Bowen Island whether upgrading, maintaining, deep cleaning, or relaxing we feel as though we have the best of both worlds.
