We have 8 houses available. 40 acres of beautiful South Coast farmland, just 1 minute drive from the waters edge of St Georges basin and the boat ramp. And 7 minutes to the famous Hyams beach of Jervis Bay. We have 8 houses. Each individually decorated, with 3 bedrooms and a double daybed. Sleep 8 total. Book one or book them all - we have a solution that will work for your group.

We are located on 40 acres of beautiful country farm land in Tomerong forest. The property has beautiful eucalypts throughout, lots of land to explore and wander, farm animals including cows, miniature horses, alpacas, cows, chickens, ducks, peacocks and more.
There are 8 separate houses. Each house has three bedrooms, a living room, dining room, kitchen, porch, private yard, laundry with toilet, bathroom with shower, vanity, toilet and bath. Each of the 8 houses have been individually renovated and styled in a country, farmhouse style and each have their own unique theme and style. The 8 houses include:

In the living room there is a big day bed which can be used as a massive lounge by day and is the exact size of 2 single beds end to end, and can be used as 2 single beds for sleeping by night.

GAMES AND MORE:
The farm also features outdoor games (giant chess, giant jenga, giant dominoes, giant connect four, bocce, finska, coits, and so much more!), a big communal bonfire, a veggie garden where you can get fresh veggies, a chicken coop where you can get fresh eggs, a rustic boat shed, a bike shed with kids and adult bikes, a secret forest with a bush maze for you to explore and find your way out! And so much more!
On our farm, we have lots of farm animals that you can interact with, feed and hand out with! There are ponies, horses, alpacas, mini horses, cows, steers, ducks, geese, chickens, guinea fowl, peacocks and so much more! The kids will love being able to see so many friendly animals, and to interact with them.
All of our houses come with comfy matresses, fantastic pillows, feather down doonas and extra blankets for winter. For your arrival all beds will be made with fresh crisp white linens and fresh white towels for your whole group.
Each house has 2017 model 55 inch flat screen smart TVs and DVD players in the living room and foxtel connected in every house.
Each house has a fully equipped kitchen with gas stove, microwave, kettle, toaster, wooden and plastic chopping boards, cutlery, mugs, highball glasses, lowball glasses, wine glasses, champagne glasses, mixing bowls, baking trays, timber and plastic utensils, plates, bowls, serving platters and bowls and more. Each kitchen also has basics such as alfoil, glad wrap, dishwashing detergent, cloths.
FIREPIT : your house has a firepit and if there is no fire ban you are welcome to light the fire and get the camp songs going! You can get firewood from just about any service station on the way to the farm.
BBQ: your house has a charcoal burning Webber bbq. You can get bbq beads from Woolies and some service stations.
Each house features luxurious BIOLOGY products for your use including shampoo, conditioner, body wash and body lotion. There are also luxury perfumes for your use while at the property.
The living area features magazines, books, chess and board games.
Each house has an under cover patio off the front of the house, and has white outdoor seats, a weber charcoal BBQ, an outdoor dining table with umbrella and chairs, a firepit and your own yard area.
Guests have complete and exclusive access to the house that they book. You will also have access to roam and wander almost all of the 40 acres that we are located on.
ADDITIONAL NOTES ON TARRIF:
We reserve the right to change rates, quotes and rules before you pay and we confirm your booking. Prices and calendar listed here are an indication, while we do our best to keep prices and calendar accurate - there may be exceptions. Please contact us and submit a booking request to get a finalised and exact quote. No discounts or specials apply for long weekends, public holidays, schools holidays or high season. All long weekends have a minimum stay of three nights. Easter has a minimum stay of 4 nights. Bookings over Christmas day are a minimum of 7 nights. Bookings over New Years Eve are a minimum of 7 nights. Bookings that cover both Christmas and New Years Eve are a minimum of 14 nights.
No advertised discounts or specials apply to long weekends, public holidays, Christmas, New Years or school holidays.
WEDDING AND EVENTS:
We do allow weddings and events at the property, with special permission. A different rate applies for all wedding and event bookings due to the extra use and nature of the booking.
We accept overnight stays on weekdays (Sun-Thurs). Our minimum stay for weekends is 2 nights, long weekends are a 3 night minimum, and Christmas and New Year holidays (Dec 20. -Jan. 7) have a 7 night minimum stay. We may be able to accept shorter stays depending on availability.
-Animals: We are pet friendly, but this needs approval in writing. A pet bond of $200 is applicable to all bookings with a $100 flea treatment charge payable with the tariff so the property can be sprayed at the end of your stay.
-Number of Persons: The number of guests must not exceed number specified in the booking and failure to adhere to this will mean a charge of $150 per person per night and / or immediate cancellation of the booking with no refund. This will be deducted from the security bond.
-Usage of Property:The property is to be used for holiday accommodation only. It is not to be used to hold a party, group gathering, wedding ceremony, wedding reception, or any other function including business or commercial use, unless agreed with the owner in advance, in writing. Should it come to our attention that a booking has been made, other than for accommodation purposes only or that the property is being used in a manner which is in breach of this clause, we reserve the right to cancel the booking at any time, refuse key collection upon arrival, evict the occupants or additional charges may be payable, which, at the sole discretion of the owner, may be deducted from the security bond. Neither the whole nor any part of the property shall be sub-let without permission.
-Description of Property:The description of the property is on the Internet. This description is given in good faith. We are careful not to misrepresent any rental property. Items in the property may change from time to time. We will not be held responsible for changes to and or items removed from the property after the time of your booking. No refund is given if you are not satisfied your accommodation. If for whatever reason you choose to depart prior to your departure date, we do not refund rental costs either in full or part thereof. The accommodation is fully furnished. Changes to the property grounds and/or surrounds, outside of our control, such as weather, erosion, council work and neighbouring renovations will not affect the quoted tariff. We will advise you of these changes prior to your stay where foreseen. The Agent expressly excludes any liability whatsoever for any misrepresentation, or misleading conduct or statements, howsoever caused, and whether negligent or otherwise.
-Damages and Extra Cleaning:The premises and grounds are to be left in a clean and tidy condition. The property must be left secure with all doors and windows locked. (Please ensure all dishes, glasses, pots and pans etc. are washed and put back into cupboards, dishwasher emptied, all rubbish to be removed from property and placed in appropriate rubbish bins. If not a dish fee of $200 will automatically apply regardless of number of dishes not cleaned or put away) Failure to do so will incur a charge for extra cleaning which will be deducted from your security bond. Extra cleaning will be charged and calculated on the number of hours required over the and above the normal cleans. If BBQ is provided, must be cleaned thoroughly on departure or a cleaning fee of $200.00 will apply.If Pizza oven provided, must be cleaned thoroughly on departure or a cleaning fee of $200 will apply. All damages, breakages or losses to the property, furniture and furnishings are to be reported to the agent immediately and paid for by the tenant before the end of the tenancy. Should the tenant discover a breakage or default please advise the agent immediately other wise we will consider this to be a responsibility of the current tenant and you will be charged accordingly. Furniture and furnishings are not to be re- arranged and must be in original position on departure. If washing up, tidying, re-arranging furniture and removal of rubbish has not been done, fees for extra cleaning will apply. Should the amount of loss or damage exceed the amount of the security bond, we reserve the right to claim the full costs of reparation from you by charging the credit card provided without further notice. Should damage result in the property not being able to be rented for a period after your stay, you will be responsible for paying the rent while it is un-rentable. The property is strictly non smoking, if there is any smoking in the house, on the balconies, porches or anywhere on the property there will be a fee of $1000 immediately payable and or deducted from the bond. Nothing in this agreement is to be taken to limit our rights to make this claim.
-Garbage: All garbage is to be placed in outside bins provided. Removal costs and tip fees will be deducted from security bond if excess rubbish has been left by the tenant. It is the duty of the tenant to put the garbage (red) or re-cycle (yellow) on the kerb side outside the property on the correct collection day as indicated in the property.
-Noise: Noise is a serious issue. No noise or unacceptable behaviour to neighbours will be tolerated at any time. Noise means any sound that can be heard from neighbouring properties that disturbs their peace and quiet. All music must be turned off by 10pm and care taken when you are outside. Disregard to this will result in heavy fines imposed by Council and the Holiday Letting Organisation. If Security personnel or the Police are called to a noise complaint a charge of $500 will be payable and you will be evicted immediately. If a booking is terminated in accordance with the provisions of this clause, no refund of rent or security deposit will be given, and you agree that any such rent or bond withheld is genuine compensation for loss occasioned by you.
-Breaches: Any breach of this agreement by you permits us to refuse the key, amend the rent of the premises or immediately terminate the tenancy at our sole discretion. If we believe that you are in breach of these conditions of letting, we may inspect the property at any time without notice.
-Self Contained Holiday Accommodation this includes bed linen (bed sheets, pillowslips, tea towel) and bath towels only. Please note that this property is fully self contained, however it is not a serviced property. Servicing can be arranged during your stay at an extra charge.
-Respect and preserve the residential amenity of the property. Refrain from engaging in any drunken, obscene or antisocial behaviour.
-All holiday accommodation is NON SMOKING.
-Insurance: no responsibility is taken for guests personal property left on the premise. Landlords insurance does not cover loss/ and or damage to guests belongings.
-Callout: If the owner or a rep is called out (for example a noise complaint) a $250 callout fee will be incurred by the tenant which is payable before the end of the tenancy.
-late checkout fee of $500 or more will be deducted from your bond unless agreed in advance with the agent. Subject to availability, a late check out may be arranged on arrival only through our office. Late check out after 2.00pm is an additional night’s tariff.
- Quadbikes, Motorbikes, and Caravans are not allowed in the property. There is a 15kph speed limit inside the property for all other vehicles.
