Spacious and luxurious family accommodation incorporating cutting edge energy saving technology, plus a large, private garden with lawn and patio area with built-in BBQ. Dog friendly.
The Old Dairy has recently undergone a very sympathetic refurbishment by the same owners as The Linhay, and the accommodation has been completed to a very high standard. Many of the traditional features of the original barn have been retained, with oak beams in several rooms and natural stone tiles throughout. Much of the furniture has been made by local craftsmen. The Old Dairy is a particularly environmentally friendly place to stay as it is fitted with solar panels, ground and air source heat pumps and a rain water harvesting and recycling system. There is also a cosy wood burning stove to keep things warm on a cooler evening.
Ground Floor: Main entrance into hallway. Large living room with ample comfortable seating for 10 people, separate games room ideal for children. Spacious and bright fully fitted kitchen with large lsquo;farmhousersquo; pine dining table, utility room with separate WC and access to the large garden, patio and parking area. Double bedroom with king-size bed, with en-suite shower room, twin bedroom with en-suite bathroom (with over-bath shower).
First Floor: Double bedroom with king-size bed with en-suite shower room, twin bedroom, further double bedroom with king-size bed and separate family bathroom (with over-bath shower).
Exterior: There is a grassed front garden, and a very large back garden with lawn and patio area with a built-in BBQ and outdoor seating.
Facilities amp; Services
There is underfloor heating in all rooms, heated towel rails in all bathrooms and a wood burning stove in the living room (with an initial supply of wood provided). The kitchen has 2 large fridge / freezers, electric oven, induction hob, microwave, kettle, toaster and dishwasher. The utility room has a washing machine amp; tumble drier. In the living room there is a flatscreen, large TV amp; DVD player. The games room has a TV, DVD player and pool table. WiFi is available at the property. There is an iron and ironing board. A travel cot amp; two highchairs are available (please bring bedding for travel cot) and there is a stair gate on the landing.
Accessibility information: There are no internal steps throughout the ground floor accommodation, and small thresholds at both external doors. The ground floor bath is fitted with grab handles. The parking area and lower garden is flat and on the same level as the cottage entrance, with a paved path to the door. There are wide, shallow steps (approx. 4 inches high) to the upper garden, which has a large, enclosed, flat patio area and lawn.
Electricity, heating, bed linen (apart from cot bedding) amp; towels are all included but please provide your own beach towels. Off road parking is available for up to 5 vehicles. Up to 2 well behaved dogs will be permitted at a small additional cost of pound;25 per dog / per week. Additional dogs may be permitted on application. Please bring towels for the dogs and do not allow them on the furniture. Regrettably no smoking is allowed.

Discounts available for 4 people or less staying for 7 nights outside the peak season, using the ground floor only.
The property can be booked with The Linhay (approx 200m away) to provide accommodation for 14 people.
You must pay particular attention to details on how to leave your accommodation upon departure. Please note that in accordance with our booking conditions, it is your responsibility to:
1. Report and pay for any damages immediately to the Owner or housekeeper.
2. All personal waste must be removed from inside the property at the end of your stay and placed in the dustbins provided. Please note and adhere to any additional instructions in the property regarding waste disposal.
3. Ensure all washing up is done and excess food is removed from the property at the end of your stay.
4. Leave the property in a clean and respectable condition upon departure.
5. Pet owners are reminded about the specific conditions regarding pets at properties.
Please be reminded that in accordance with our terms & conditions, part or all of your pre-authorised security deposit (should it apply to your booking) is at risk if any of these conditions are not met.
