Busy town centre 3 minutes walk using steps. Situated in West Quarter. Historic quayside 10 mins walk. Highly suitable for PhD students as 20-25 mins walk to Exeter University. Bus 5 mins away if bad weather.
Guest room is delightful, with good wifi access, single bed, clothes cupboard, free standing clothes rail, large desk and chair, mirror, bedside cupboard, 2 lamps. Airing peg hanger. Carpeted floor. Inside door bolt. (No lock on outside)
Window has lovely view of trees and overlooks a large neighbour's garden and old Roman city wall with old houses. Glorious in mornings if sun is shining as it faces East-South East. Built 1878, house has a quaint feel with winding staircase. Room is very quiet for studying.
Shared kitchen with gas hob, electric oven, (no microwave) small fridge with space for only a few guest items. Make hot drinks any time of day. Table in kitchen for meals.
Washing machine (no dryer); ask landlady to operate if you have laundry. Clothes airer for drying in bathroom. There is a small peg hanger in guest bedroom, for a few small clothes items to dry. Dry on radiators in winter.
Shared very large bathroom with bath and shower.
Outside very small yard space with many plants and shrubbery, with seat for occasional summer only morning sunbathing. Afternoon and evening sun at house front, chair available for sitting out on pavement.
Railings outside to lock cycles. No indoor storage for bicycles due to host's bicycle and narrow hall.
Small living room; host works in the room some of the time, including teaching online in early evenings sometimes, but guests are welcome to eat meals in either living room or kitchen.

Your hosts, Amelia and Dylan, work from home and are around much of the time; but they are both very busy. We don't have much time to socialise but are happy to give you directions and discuss what there is to see and do in Exeter and the locality.
We respect guests' privacy and you will not be disturbed. Please let us know if any music is too loud, or on too late. If you don't tell us we don't know you are trying to sleep.
House key given.
One of us is vegetarian.
Help yourself to hot drinks any time. Breakfast - help yourself to cereals, fruit, toast and eggs. If you want a cooked breakfast, ask host Amelia when booking, and tell me the time needed the night you arrive. You can also cook breakfast yourself, particularly if you want it before 08:30.

We can give guide to visiting local places of interest. We have a selection of brochures from the tourist office.
Cafes and take-away restaurants also 3 minutes away in Fore Street.
Nearest pub with restaurant: Mill-On-The-Exe. Very smart and comfortable. 1 minute walk from our house with riverside patio garden with tables. Separate smart restaurant and also bars on 2 levels with comfortable seating, and TV screen.
The City Gate is not far away and is a hotel which does meals.
Various pubs, restaurants and night clubs in city and on quayside.
Absolutely no smoking, and especially not standing outside the house! If you do normally smoke, then this is not for you.
No shared use of house computers; please ask host for internet password for your laptop.
No parties in house, but you may bring a friend or family member to visit during your stay.
No loud music after 11pm. (this also applies to host! please remind us if necessary, we do like music)
Guests must stay in kitchen while cooking on GAS HOB. Not necessary when using electric oven.
Let Amelia know before you are going to use the bath/shower for longer than 10 minutes, as there is only one bathroom.
I work from home, self employed, as an English language teacher, artist and also run a home crafted fashion business. I enjoy gardening, Devon walks and water sports.
My 31yr old son makes music - as well as graphics and websites. He enjoys working on sound engineering for his own and friends' music. He has studied product design and has an interest in science.
We both play music a lot, but will be quiet if guests are working on reports and seminars.
