When seeking the 'ultimate' in a complete holiday to suit everyone, this magnificent property will satisfy everyones needs and more. Located majestically on the northern ridge of Yallingup hill, and bordered by the Leeuwin National Park, this newly renovated property has breathtaking 180 degree views extending from Smiths Beach, north to Cape Naturaliste. Not only can you enjoy undoubtedly the best views in Yallingup, but magnificent Yallingup beach is only a 5 min walk, and offers everything from world renowned surf, to snorkelling, fishing, bodysurfing, or just lazing by the reef lagoon.

The Moorish/Mediterranean style of this holiday house are impressive as you enter through double timber and wrought iron door to the awesome central room. Comprising of large open fire, relax with a good book in the surrounding comfortable lounges, or enjoy company at the 10 setting dining area.

The most amazing feature of this property is the ability to open the entire front of the house up with floor to ceiling bi-fold doors, onto an extensive outdoor entertaining area complete with dining setting, outdoor lounge setting and timber li-low chairs. Making the most of outdoor living, is a hooded gas bbq off to the side of the deck and alfresco dining for 10. The open living area is equipped with reverse cycle air-conditioning for your comfort.

If you choose to stay indoors to dine, a fully equipped kitchen (gas stove/oven, microwave and dishwasher) will adequately service your needs.

For those wanting to lay back and catch up on a DVD or some TV time, there is a separate TV room off the main open living area.

All bedrooms, except one room (with 2 king sized singles) are located on the second story mezzanine level. The master bedroom is comfortably equipped with reverse cycle air conditioning and all bedrooms have ceiling fans. The master bedroom boasts a king sized bed, adjoining ensuite, and extensive bi-fold doors that open on to a large private deck area. The second bedroom has a king bed and the third bedroom has 2 single beds (which can be made into a king bed if required). These bedrooms share the third bathroom and toilet.

Along with 2 separate outdoor hot/cold showers, the lower entertaining area is serviced by a large bathroom / laundry and separate toilet.

All rates are quoted as per number of people, and should not exceed this number. Fees will apply for excess guests not quoted for in original correspondence.

Parties and functions are strictly prohibited. The price charged, is for domestic use only, and not commercial. Accordingly this rate does not allow for extra wear associated with functions in terms of cleaning, garbage disposal, wear & tear, repairs etc. Use contrary to this will result in considerable additional charges.

Damage, breakages, theft and loss are the tenant's responsibility during their stay. Please advise of any breakages so we can repair or replace as required.

Should any events whatsoever arise beyond the reasonable control of South West Holiday Properties which render the property uninhabitable ( example flood, fire, storm, tempest or the property is sold) then South West Holiday Properties may have to cancel the booking with a full refund payable to the applicant. Should such circumstances arise then South West Holiday Properties will endeavour to relocate the guest to another holiday home of similar standard in the same area. Where this is not possible, all monies paid to the guest will be fully refunded in respect to the property. Upon refund of the monies paid, the guest shall have no further claims , whatsoever against the owner of the property or South West Holiday Properties.

Disturbance to our neighbours, including excessive noise is prohibited, and may result in the termination of (URL HIDDEN) trust that you will accept this as a reasonable request as many holiday houses have neighbouring permanent residents.

Deposit: A deposit of 50% of the accommodation is required to secure your booking, and payment of this constitutes the clients acceptance of these conditions.

Cancellations: Deposits are non-refundable 14 days prior to arrival. Peak , Public Holiday & school holiday deposits are non-refundable 6 weeks prior to arrival. .

Strictly no pets

Check-in time: anytime after 2pm **NB these times may be flexible but must be arranged prior to arrival/departure.

Check-out time: 10am*. The property is to be left in a similar state to it's condition on arrival. Unfortunately additional cleaning charges will be applied if this is not respected.

Guests must:
Maintain noise to a reasonable level and, in particular, between 10pm and 8am;
Comply with parking regulations and show consideration to neighbours and other vehicles;
Dispose of garbage and recycling in accordance with the usual practice at the property and in the allocated bins. Guests must not leave excess rubbish in common or public areas;
Notify the Manager of any complaints as soon as is practicable;
Minimise their impact upon the residential amenity of the neighbours and local community.
Be responsible for their Visitors

PROBLEMS OR COMPLAINTS
In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours. Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property. Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.

Just wonderful roomy house for a stay in Margaret River. The sea views and incredible views were to die for. We even had a wild parrot fly to the balcony and eat from our hands. There is just a bit of magic there.

The house is walking distance to the beach with magnificent views. The main suite is above and beyond expectations. The remainder of the bedrooms are good but not the same. Overall very comfortable house with great amenities.

This is a fantastic property if you are looking to get the most out of your stay in the Yallingup/Dunsborough area. It offers the perfect views of Yallingup main surf break and all the way along Yallingup beach, both from the upper and lower decks and main bedrooms. Relaxing on the sunny afternoons on the decks overlooking Yallingup beach, or sitting by the beautiful log fire in the cool Autumn evenings, makes for a very memorable holiday. Throw in long lunches at the fine dinning restaurants in nearby wineries and walks along some of the best beaches in the world. For me it bests any destination in the world including Santorini, Napa, the Orient, the South Pacific, Japan and more. You won't find a better property in a better place offering more memories of special moments. The home is spacious and both well furnished and well decorated. It feels like a beautiful home more than a hotel or appartment.

Absolutely amazing accommodation, loved every minute of being in this beautiful house, the only problem was that our stay wasn't long enough. The view, the location, the comfort, the facilities, everything is perfect. We will definitely be back.

Stunning place, with stunning views. If you're lucky with the weather and catch a sunset, it's simply mesmerising. Bedrooms were a great size, comfortable with good quality linen etc. Kitchen is fully equipped with all you need, huge table for a family meal. Little Fish restaurant should be your top of your list for the first night (note most shops close by 5, and restaurants by 8/9pm) so it's very quiet. Good for brushing up on your driving skills, reversing up a challenging drive in the dark!
