My place is next to the Orlando County Convention Center and very close to Universal Studios. In addition, you can quickly get to everything this magnificent central Orlando area has to offer such as art, culture, golf courses, and a variety of restaurants. You’ll love my place because of the professional decoration and design, well-equipped kitchen, the location, and the views. My place is good for couples, solo adventurers, business travelers, and families (with kids).
All rentals are under the owners rental agreement terms and conditions as indicated below.
Agreement With Rental Agreement Terms and Conditions:
Booking this property for rental affirms that you have read and accepted the Rental Agreement Terms and Conditions listed below. This acceptance is binding on the renter, all members of the renters party, and any persons intending to occupy the unit. The renter must also be over 21 years of age.
This rental shall be for a term at beginning at 4:00pm on the above arrival date and ending at 10:00am on the above departure date. For such term the tenant agrees to pay the total rental amount noted above which includes utilities such as gas, electricity, trash removal, cable tv, and long distance phone calls only within the US.
And for the heretofore described term, the tenant agrees to additionally pay $300.00 as a security deposit, receipt of which is required at the time full payment is required. It is understood that said security deposit is not to be considered pre paid rent, nor shall any damages claimed (if any) be limited to the amount of said security deposit.
Reservation Procedure & Payment Terms
1. Check-in time is after 4:00pm EST and check–out time is 10:00am EST. Early check-in only allowed with written approval of owner.
2. Reservations are confirmed after receipt of the deposit.
3. Full payment is due 60 days prior to arrival.
4. A security deposit of $300.00 is required at the time full payment is required.
5. Payments can be made by credit card, check, or bank transfer.
6. Vista Cay’s amenity fees are included in the rental rate.
Cleanliness of Home
This is a three bedroom townhouse which has been fully furnished with premium furnishings including linens and towels. The tenant shall maintain and leave the house in a clean and orderly condition.
Ø Tenant shall indemnify Kendall Properties against all liabilities, including reasonable attorney’s fees, incurred by Kendall Properties by reason of tenant’s failure to comply with its obligation under this agreement, or any injury to person or property damage occurring in the rented premises or account of any act or negligence of tenants or tenant’s guest.
Ø Kendall Properties and the tenant agree that should the property be destroyed by fire or other casualty so as to become unfit for human habitation that this agreement shall be ended, with refund to the tenant for any unused term. This includes if the National Weather service orders mandatory evacuation for this residence area due to a weather
event such as a tropical storm or hurricane.
Ø The owners shall not be held responsible for any damage, loss or theft of the personnel effects of the renter or of his or her guest(s). The owners shall not, at any time, be held responsible for an accident occurring on the grounds or in the property mentioned herein. In addition, the tenant or any guest with accompanying children has the exclusive responsibility for protecting the well being of said children during their stay and shall
hold the owners harmless in the event of an accident.
Ø The maximum number of guest that may occupy this property is limited to six persons.
Ø The Owner and tenant agree that the rental of these premises is for a vacation, business travel housing, or recreational purpose as expressed under Florida General Laws.
Ø The renter is not allowed to sublet the property.
Ø No illegal or commercial activities shall be conducted.
Ø Large parties, get-togethers, or social events are forbidden
Ø The renter must immediately notify the owner of any defect of which he or she is made aware in the property or on the grounds
Ø We reserve the right to cancel if payment has not been received in full in accordance with this agreement.
Ø In case of cancellation the following apply:
· More than 60 days from the arrival date - the deposit will be returned
· Between 45 to 60 days from the arrival date – the full rental amount will not be returned unless the owner is able to re-rent the property for the same period of time
· Within 45 days or less of the arrival date - no payments will be returned
Ø All notices of cancellation must be in writing.
Ø An administration fee of $50 will be charged for all cancellations.
Ø To help ensure the comfort and safety of our guests, no smoking is allowed in the townhouse or on the premises.
Animals, Birds, and Pets
Ø No animals, birds or pets of any description are permitted in the rental unit or on the premises under any condition.
Ø The Owner has appointed Natalia Sanchez as agent on behalf of the Owner to engage the services of contractors to perform any and all repairs and maintenance necessary at the premises. The Owner or Natalia may inspect the townhouse at any time.
Ø The tenant is responsible for all damage or breakage and/or loss to the premise, except normal wear and tear, during the period of reservation. The property will be inspected after each departure. The tenant is responsible to notify the Owner, or Natalia of any damages found upon arrival.
Ø The renter must not place anything in the sinks, toilets, bathtub, or showers that could block the pipes. Should this occur, the renter shall be responsible for the entire cost of repairing the pipes.
Ø The renter shall be responsible for covering the entire cost of repairing or replacing any part of the property, or any piece of furniture or accessory, that is stained, broken or defective following abusive use, or use other than normal use, of said property, furniture
or accessories. This applies to towels, curtains, sheets, bedspreads and the property in general
Ø The security deposit will be refunded within one week from the tenant’s departure date, unless there are deductions for damages. Such damages include but are not limited to excessive garbage on departure, stains on the carpeting or furniture, broken or damaged furniture, and missing inventory items. However such deductions are rare.
Ø Kendall Properties will do its best to describe the property based on the tenant’s request, i.e., size, location, and price range. The tenant, however, will have no recourse if the property does not fit the tenant’s mental picture.
Ø Note that, in accordance with the Vista Cay Resort's rules, trucks, commercial vehicles, campers, mobile homes, recreational vehicles, trailers of every description, boats, jet skis or other watercraft shall not be permitted to be parked as to be at any place on the property. Outside cooking is also not allowed.
As a little reminder, please save energy and water. Please help us keep our utility bills moderate for the benefit of other families or guests and the environment.
