This is a private condo and you will have the entire space to yourself. Conveniently located on the ground floor. The front door opens directly to the secured parking lot with no parking deck! :) The back door opens directly to the unit's patio and pool, hot tub, grilling area, and sidewalk leading to the beach.
This condo is beachside not beachfront. You will have no major roads to cross when walking to the beach.
Maximum Occupancy: The maximum number of overnight guests for this property is limited to five (5) persons. Maximum occupancy for this property shall not exceed ten (10) persons at any other time.
Smoking: Unit 112W is a NON SMOKING property. Smoking is allowed only in the outdoor designated smoking areas.
Pets: Not pets are allowed at any time.
Guest/Parties/Noise: The renter must supervise their guests while on the premises. Noise in the condo must be kept a reasonable level as not to cause a disturbance to the neighbors or general public. In no event may the maximum occupancy (as listed on this agreement) be exceeded without written consent.
Quiet Enjoyment: The renter and their guests agree not to violate quiet enjoyment and privacy of the surrounding neighbors. Quiet time is from 10:00 pm to 8:00 am.
Maintenance/Repairs: Repair for any problem such as air conditioning, washer, dryer, refrigerator, water heater will be attempted as soon as possible upon notice by the renter. Please attempt to notify me immediately if you discover any item that needs attention.
Emergency Water Shut Off: If for any reason the main water supply needs to be cut off, the water cut off is red and located on the right wall inside the hall storage closet.
The owner is not responsible for any actions of other property owners or condo association.
Safety: The renter is responsible for the safety of themselves, their guests and their children with respect to the pool, the deck areas, and the premises. Please make sure all doors and windows are locked when exiting the condo.
Illegal Drugs: Under no circumstances shall any illegal drugs be allowed on the property. The renter understands that possession and use of any such substance is grounds for immediate eviction and forfeiture of payment.
Tenant Responsibilities: All occupants are required to perform "Normal" household duties that include, but are not limited to:
• Garbage removal
• Cleaning of individual and guest dishes
• Notification to OWNER of any damages or problems with the property
• Locking of all doors and windows when leaving the condo unit at any time.
Cleaning: On departure, leave all used beds unmade. Please leave used towels in the bathroom shower. All dinnerware, pots, pans, glasses should be cleaned or placed in the dishwasher. Please discard used food from the cabinets and refrigerator. Trash should be removed from the condo and placed in the proper receptacle outside.
