Possum Poles is a luxury waterfront residence located on the shores of Careel Bay, in Palm Beach Australia. For those of you who are short on time we do offer a special 2 night Friday/Saturday only booking.

This two bedroom loft duplex offers flexible accommodation for four adults, or two adults and two children aged over 5.

If you are looking for a secluded waterfront holiday, with the convenience of on-site hosts and public transport on your door step, then Possum Poles is perfect for you.

Check-in time is after 3 pm on the arrival date and check out time is not later than 10 am on departure date.

Although the minimum requirement is a 3 night stay there is a special 2 night booking available for guests who wish to arrive after 3.00 p.m. on Friday and leave by 10.00 a.m. on Sunday.

At least 5 days before your arrival you must notify Management regarding your expected arrival time and let us have a mobile contact number.
Guests are liable for an end of lease clean at a cost of $120.
Check-in/check-out and key collection/return procedure will be as follows unless special arrangements have been made prior to arrival.
Guests will be greeted by property manager at time agreed by both parties.

- Occupancy is limited to that stated on the booking form and can not exceed four adults or two adults and two children. Children must be over the age of 5.

Parties and functions are strictly prohibited. No more than the maximum number of guests are allowed. If you would like to organise a lunch or dinner with friends prior permission is required and not guaranteed. Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.

Please note the house is located in a quiet location and excessive noise is strictly prohibited out of respect for our neighbours. No music or loud noise permitted after 10pm.

Pets are not allowed on the Property


You are responsible for any damage to the Property which occurs during your stay, which includes and is not restricted to breakages, theft and loss of any items belonging to the Property.
Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay extra charges will apply or the agreement may be terminated without refund.
Management is not responsible for any accidents, injuries or illness that may occur whilst any of the Guests are on the premises or using its facilities. Management is not responsible for the loss of personal belongings or valuables belonging to the Guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
Before departure, all food must be removed from fridge and freezer, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.
Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the security bond or charged to your credit card.
All furniture and furnishings must be left in the position they were in when you arrived.
The property should be vacated on time and secured. All windows and doors are to be locked. We would ask you to leave the keys on the kitchen bench and exit via the bedroom door locking it on the way out.
You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys will be provided at an additional charge of $200.

Smoking is not permitted anywhere on the Property.


The Premises are in a designated bush fire area and therefore the use of naked flames in any way whatsoever, other than for the BarBQ supplied on the Premises is strictly prohibited.

A fire extinguisher is stored on the pole next to the window in the laundry and a fire blanket is stored on the back of the folding kitchen cupboard drawer under the sink.

In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
Failure to follow this procedure may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.
We recommend all guests purchase travel insurance since Management is not responsible for any injuries, illness or accidents that may occur whilst staying at our property.

The 4 person spa is available for your enjoyment. The spa is set to 37 degrees. A child safe cover is provided but the owners take no responsibility for injury or death of any person in relation to the use of the spa.
If guests would like to enjoy the use of the spa, remember there is a certain health risk associated with this facility. Use at your own risk.
No children under the age of 5, or children who are not properly toilet trained, are permitted in the spa tub at any time.

No glass of any description is allowed in the spa area. Plastic glasses are supplied in the inventory.
Guests are advised not to tamper with the temperature and timer controls as incorrect use can very easily shut down the entire system.
DO NOT STAND ON THE SPA TUB COVER. Spa tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you will be charged for a replacement. Remember when not using the spa tub to replace the cover so that the spa tub stays warm.
You must also secure the spa cover safety straps (as this is required by government OHS regulations).

The house is located on a public tidal beach. There is no fence between the garden and the sea. The beach and water are for your enjoyment but the owners and Management take no responsibility for injury or death of any person in relation to the use of the garden or adjoining beach. Please supervise all children. Children under 5 are not recommended for this reason.

Street parking is available. Parking in driveway is prohibited.

Equipment and facilities are provided at the discretion of Management and whilst every attempt is made to ensure that such equipment is in working order for the duration of the rental period, should a breakdown or some other situation occur that renders a non-essential element unusable, Management does not take responsibility for replacing or refunding the Renter for the lack of use of this equipment or facilities. The equipment and facilities referred to include (but are not restricted to) such items as, television, internet, sound systems, spa, toys, games and outdoor play equipment.
The Renter must report any inoperative or defective equipment to Management promptly. Management will make every reasonable effort to have repairs made as soon as possible; however, there may be limited service contractors available. Whilst every attempt will be made to ensure that all the advertised equipment and appliances are in working order at the commencement of a rental period, no reduction of rent, rebate or refund will be issued for a mechanical failure of the spa, dishwasher, washing machine, TV or other appliances.

The Renter represents, warrants, acknowledges and agrees with Management that he/she will use the Property and its facilities in accordance with the Terms and Conditions above and the information provided and that he/ she does so at his/her own risk and that he/she indemnifies and saves Management harmless from any personal injury, sickness or death, loss or damage, however caused, to person or property of the Guest, his/her family, or visitors, before during or after the time of occupancy. Further, he/she accepts full responsibility for the use of the Property and any recreational equipment such as boats and Bar B Q etc. and agrees to pay for any damage of said equipment, other than for normal wear and tear.

My wife and I stayed at Possum Poles for the weekend to celebrate our wedding anniversary. It was perfect for our needs - clean, private and a view you could never get tired of. After spending the morning walking it was great to return to our private deck overlooking the water. The BBQ and jacuzzi were a bonus. I can highly recommend Possum Poles for a couple wanting to get out of Sydney for a weekend.

Completely amazing place to stay. As described and pictured. Hosts couldn't have been more welcoming, friendly and helpful yet also managed to make it feel like you were all alone. Magical place with ample space and amenities and views to die for. Cooking on the BBQ with the sun setting and my family in the spa behind me was brilliant. Really well located away from the main road yet only a short drive to Jonah's and into Palm Beach and the Lighthouse. Thoroughly, totally and completely recommend. Thank you so much :)

Lovely place, and lovely hosts. Would definitely stay again. Really quiet, and as private as you want it to be. Facilities ample, and most things thought of.
