The Main Floor Master Suite has a brand new Queen size bed and a private full bath. The Second floor has a Master Suite featuring a brand new king size bed, private full bath, walk in Closet and Covered Balcony. The second and third Bedrooms both have two twin beds and a full bathroom to share. Full size washer & dryer are also found on the second floor along with ironing board and cleaning supplies. GENERAL BOOKING TERMS AND CONDITION(URL HIDDEN)The signing of the Booking Form or receipt for deposit by the party leader confirms the acceptance of the terms and conditions including the online version and shall be binding on the person(s) booking and intending to occupy the premises. PAYMENT DETAILS
When do I pay for a reservation?
• Your payment information is collected by AIRBNB when you submit a reservation request. Once Blue Ribbon Management accepts your request, or if you book a reservation with Instant Book, your payment method will be charged for the entire amount at that time by AIRBNB.
• Whether the reservation is two days or two months away, AIRBNB holds the payment until 24 hours after check-in before giving it to Blue Ribbon Management. This hold gives both parties time to make sure that everything is as expected.
Changing your payment method
• If you've requested to book a listing but Blue Ribbon Management hasn't responded yet, you can cancel your reservation request and make another request with a different payment method.
• Once your reservation is confirmed, you can't change your payment method at this time.
When will I be charged?
• You’ll be charged for the total cost of your reservation when it's confirmed, which happens as soon as:
• You’ve added your payment information
• Blue Ribbon Management accepts your request (or the request is accepted immediately with Instant Book)
• Regardless of how far in advance your reservation is booked, AIRBNB holds the payment for Blue Ribbon Management until 24 hours after check-in to make sure everything goes smoothly.
Long term reservations
• If you book a reservation for 28 nights or more, you’ll be charged a first month down payment when the reservation is confirmed. Then, the rest of the nights will be charged on a monthly basis.
What methods of payment does Airbnb accept?
• AIRBNB supports several payment methods, which depend on what country your payment account is located in.
• You'll see which payment methods are available to you on the checkout page, before you submit a reservation request. After you select your country, all of your payment details will be shown.
• Offline or cash payments are a violation of AIRBNB’s Terms of Service, and can result in removal from Airbnb.
Payment options may include:
• Major credit cards and pre-paid credit cards (Visa, MasterCard, Amex, Discover, JCB)
• Many debit cards that can be processed as credit
• (SENSITIVE CONTENTS HIDDEN) for select countries

• Upon confirmation of receipt of payment, we will send an email to confirm your booking. The booking is considered provisional until the deposit is confirmed.
• The accommodation rates quoted are per night (not per person) and include electricity, air conditioning, heating (when applicable), local telephone calls, cable TV, Internet (in most villas), bed linens, towels and the use of all of the amenities and facilities. Rates quoted will be specified as inclusive of Florida sales & tourist tax or tax will be added to the rate.

SECURITY DEPOSIT

• ALL reservations require a refundable Security Deposit to be payable at the confirmation of your reservation. Your Security Deposit will be refunded to you 48 hours after your departure by AIRBNB, unless Blue Ribbon Management files a claim for damages and your Security Deposit will be upheld by AIRBNB.
• Do not tamper with pool controls or air conditioning controls, this could cause serious problems to the equipment and could become a chargeable item that would not be covered by the Damage Deposit.
• Please notify us of any incidences such as the breakage of a cup for example do not try to repair yourself as this "could" compromise the next guests' safety. Please report any damage/accidents to us.

POOL/SPA TERMS & CONDITIONS:
• Pool heaters have electrical/mechanical components. These components can sometimes malfunction. Blue Ribbon Management, its Vendors, and the Homeowner cannot be held responsible for any malfunctioning heater or failure of a heater to maintain set temperature during periods of inclement weather. Please inform us as soon as possible if your pool/spa appears to be not working properly. No compensation will be given for a malfunctioning heater. Blue Ribbon Management will do everything in its power to rectify any problems with malfunctioning equipment as quickly as possible.
NOTE: All pool homes have Pool Door Alarms and/or Child Safety Fences.
According to Chapter 515.33 of the Residential Swimming Pool Safety Act: Anyone tampering with or disconnecting pool alarms commits a misdemeanor of the second degree, punishable by a $5000 fine or one (1) year in jail. Blue Ribbon Management will assess a minimum charge of $75.00 per alarm for its repair/replacement Please do not tamper with the pool alarms.
CANCELLATION DETAILS
Super Strict 60 Days: 50% refund up until 60 days prior to arrival, except fees
• For a 50% refund of accommodation fees, cancellation must be made 60 full days prior to listing’s local check in time (or 3:00 PM if not specified) on the day of check in.
• If the guest cancels less than 60 days in advance, the nights not spent are not refunded.
• If guest arrives and decides to leave early, the nights not spent are not refunded.
• Cleaning fees are always refunded if the guest did not check in.
• The Airbnb service fee is non-refundable.
• Accommodation fees (the total nightly rate you're charged) are refundable in certain circumstances as outlined below.
• If there is a complaint from either party, notice must be given to Airbnb within 24 hours of check-in.
• Airbnb will mediate when necessary, and has the final say in all disputes.
• A reservation is officially canceled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
• Cancellation policies may be superseded by the Guest Refund Policy, extenuating circumstances, or cancellations by Airbnb for any other reason permitted under the Terms of Service. Please review these exceptions.
• Applicable taxes will be retained and remitted.
Long Term: First month not refundable, 30-day notice for cancellation
• If the guest books a long term reservation and decides to cancel the reservation before the start date, the first month of the reservation is paid to the host in full and not refunded to the guest.
• If the guest books a reservation and decides to cancel the reservation during their stay, the guest must use the online alteration tool in order to agree to a new checkout date. Regardless of the checkout date chosen, the guest is required to pay the host for the 30 days following the cancellation date, or up to the end date of the guest’s original reservation if the remaining portion of the original reservation is less than 30 days.
• Note: The Long Term cancellation policy applies to all reservations of 28 nights or more.
• Cleaning fees are always refunded if the guest did not check in.
• The Airbnb service fee is non-refundable.

LIABILITY/FORCE MAJEURE/DISCLAIMER
• The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal affects however caused as the result of use of the pool, villa or common facilities/club house (where available).
• It is your responsibility to ensure that children are always supervised properly in and around the pool and inside the villa.
• Force Majeure. We accept no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including, but not restricted to, war, terrorist activity, civil commotion, flight delays or cancellations, airport closures, adverse weather conditions, fire, flood or industrial dispute.
• We reserve the right of entry at any time (includes such workers as pool maintenance, lawn care, pest control, etc.).
• All descriptions on the website are made in good faith and is deemed to be correct to the best of our knowledge, it is understood that the information supplied is for guidance purposes only and does not form any part of the booking contract.
• Florida is a sub-tropical state, insects such as ants and the like are occasionally inevitable, it is important that care be taken with food that is left uncovered. The villa is treated regularly as part of a pest and termite control program, and is professionally cleaned after every rental.

Should you experience any problems whatsoever with the villa during your stay, please contact the Management Company immediately. Should a problem remain unresolved, you are asked to notify us in writing within seven (7) days of your return. No action can be taken or liability accepted for any complaints received after this period.
