The flat is in a traditional Victorian tenemant with classic Edinburgh high ceilings, sash windows and two fireplaces. There is a large, bright living room, an enormous kitchen and comfortable bedroom with a French-style superking bed. The bathroom is compact but has a complete shower/bath suite, and the top-floor location means minimal noise. Well-behaved pets are welcome and the best of Edinburgh is on your doorstep, walking distance from Princes St, George St, Stockbridge, New Town and Leith
My flat is c. 74sqm and on the top floor of a beautiful traditional tenemant from the late 1800s, in a classic Edinburgh style. It has beautiful views over the iconic Calton Hill and is nicely decorated with lots of space, light and plants throughout. Guests comment on the beautiful period features in particular including lovely cornicing, high ceilings, original pitch-pine floors and an original art nouveau cast-iron fireplace and tiles in the bedroom and beautiful wooden fireplace surround in the living room.
Full access to the property including a small, shared garden at the bottom of the building. Within the flat you'll have access to the usual bedroom, livingroom, hallways, kitchen, bathroom etc. You can also use my utility room and washing machine, and the walk-in wardrobe will be partially cleared for you to use as storage space.
Some cupboard space I'll use to store my belongings and keep them out of the way during your stay :)

As I travel lots I may ask a friend to greet you and give you keys, there is a full and extensive house manual to answer your questions and I will be available on phone, (SENSITIVE CONTENTS HIDDEN) and email throughout the duration of your stay. If I am in town I will of course greet you personally.
I love living in Edinburgh and take advantage of the city to the fullest so also have an extensive list of recommended restaurants for you to sample from!
I live on the 3rd (top) floor of a traditional Edinburgh tenemant - i.e. there is no lift! For this reason my flat is may not be suitable if you would struggle with stairs - please get in touch if I can provide any further information.
I'm happy to consider families staying but please note that I'm childless and my flat does not consider mini-visitors in terms of furnishing and decoration. There are some sharp edges and hard surfaces etc that I think anyone with toddlers would naturally be nervous of having their wee ones around. Please get in touch with me if you'd like to discuss further.
Please note I have a well-behaved whippet. She is shorthair so the flat isn't hairy and doesn't smell poochy but if you are allergic to animal dander this unfortunately may not be the place for you.
Dogs up to medium size are welcome providing; a) you can keep them off the bed and my treasured velvet sofa and chaise longe, and b) you can keep them close to heel in the communal stair and gated garden to avoid upsetting my next-door neighbour's cat who is somewhat terrified of dogs! A doggy bed and bowls are provided. There are countless dog-friendly options nearby for brunch, lunch, dinner and long afternoons / evenings in cosy pubs. There are several beautiful and fun dog-friendly parks nearby, with much longer walks within the city and countless lovely walks, areas to explore and beaches to bomb along a short drive or bus from Edinburgh.
As my flat is centrally located please be aware that in common with other city-centre locations parking is on-street and needs to be paid for. For long-term visitors (>2 weeks) please get in touch about the possibility of arranging a visitor permit. Otherwise you can easily park up to drop off luggage and there is free on-street parking available a 10 minute walk away.
All of the flats in my building are privately owned and there is a lovely community feel. I have a great relationship with my neighbours which I wish to maintain and not take for granted! For this reason I ask guests to remove shoes (to protect the original floors from high heels and protect my downstairs neighbours from noise), to not invite over additional visitors and to maintain a respectful level of noise at all times but especially between 10pm - 8am. I'm in a privileged position on the top floor as I'm well insulated from noise from neighbours but do need guests who will remember that due to the period architecture this isn't the case for the people below :)
