This upper floor of a garden flat includes a large living room (with sofa bed), double bedroom, full bathroom, and small living room with microwave, fridge, kettle, toaster and basic kitchen equipment. Breakfasts/lunches are easily accommodated but there is no kitchen on this floor. A large box room has hanging space for clothing and storage for luggage. Located near New Haven Harbour and Leith, it's a great community with much to see and do and many restaurants and pubs to choose from.
The large comfy living room (with sofa bed) has views across the Firth of Forth. The large bathroom is modern with both bath and shower. The main bedroom has a king size bed and a corner for reading. The smaller living room at the front of the house has the microwave, fridge, toaster and kettle along with other kitchen equipment for casual breakfasts and lunches. In addition to sea views, there is an open fire here, a very cosy place to be in the winter months! A box room provides ample space for hanging your clothes and storing your luggage. WiFi and television are provided but if you would like a break from the digital world, there is a small library stocked with books in French and English, mainly about beekeeping, psychology, mindfulness and history. Novels too! Guests really find this a beautiful place to stay.
The flat is all on one floor, completely self-contained, with one front door to which you will have keys.

James and I are happy to advise on things to see and do in Edinburgh and places to dine. Once you have settled in you can get in touch with us next door or we are easily reached by phone. We would like you to enjoy your stay and your time in our home and will do all we can to make your visit a good one!
The fridge will have fresh milk, butter and bottles of water on your arrival. There's tea and coffee as well.
- As others live in the building, care with noise after 10 p.m.
I am a semi-retired teacher who has lived in the States and in South Africa but now happily settled in Edinburgh. James comes from the Highlands originally. Since he retired he has become a beekeeper and a speaker of French. We really enjoy having people staying in our home.
