Great location!....The house is located in a safe, quiet, friendly neighborhood and within walking distance of many restaurants, stores, shops and a public pool. Take a stroll or hop on the 'beach cruiser' bikes and go west 1.5 miles to historic downtown Stuart or 3 miles east to beautiful Martin County beaches. My place is good for couples, solo adventurers, business travelers, families (with kids), and (pre-approved) pets. At the end of the day, relax on the covered patios with a cool drink.

I, Renter, agree to lease from Allison & Howard B Warren, owners/managers of HBAL Properties LLC for the period specified in the Reservation Manager. The property is located at 525 SE Madison Ave, Stuart, Florida 34996. Under the following terms and conditions, it is understood that the unit will be used as a family rental only. No pets are allowed unless arrangements have been made in advance.
I agree to pay a rental fee for this stay and a $100 pet fee if bringing a pet(s).
Florida Sales Tax (6%) is collected and remitted by AirBNB. Tourist Development Tax (5%)is included in the rental rate and remitted by the owner.
I agree to pay $100 end-of-stay cleaning fee.
I agree to pay $200 security deposit which is refunded (if applicable) within 7 days of check out.
For this rental period, I agree to make a first payment to hold the reservation. The balance of rental costs is due 60 days prior to check in date. The deposit/first payment to hold the reservation is refundable if reservation is cancelled 60 or more days in advance of check in date. In the event of a cancellation less than 60 days before check in date, a full or partial refund of payment(s) is dependent on owner’s ability to rent to other parties for the specified rental period.
I will abide by the following terms:
•I agree to have no more than 4 people for occupancy.
•I agree not bring a pet(s) on the property without prior authorization.
•I will maintain this property in as good condition as I find it and agree to replace or pay for any loss, breakage or damage to the satisfaction of the owner or agents.
• I agree that no occupants will smoke inside the premises.
•I agree to alert the owner with any safety concerns and/or maintenance problems after inspection upon check in.
•It is expressly understood and agreed that owner of said premises will not be liable for any damages or injury to Renter, other occupants or guests of Renter and their property from whatever cause arising from the occupancy of said premises.
When signed and/or agreed to on line by the Renter and accepted by owner, this shall constitute a rental agreement.

Pet Policy Addendum
It is hereby agreed by and between Allison & Howard B Warren
and___________________________________________ (Renter) that homeowner will allow renter to have the following described pets and no other pets in the vacation home upon and subject to the terms and conditions of the Rental Agreement and this Addendum.
The permission granted herein shall be limited to specified pet(s) as described below:

Guest hereby agrees to comply the following:
Pet fee is $100 for additional cleaning and excessive wear and tear caused by additional cleaning.
2. All pets must comply with the following specifications (Documentation from an accredited veterinarian must be provided by Renter upon request):
•Must be at least 2 year(s) of age or older unless obtaining permission in advance.
•Must be spayed or neutered.
•Must have up-to-date rabies vaccinations and all other vaccination. Heartworm preventive is highly recommended.
3. All pets must be leashed at all times unless in the fenced in areas of the property.
4. Renter is responsible for cleaning up any/all pet refuse on the property and in public areas.
5. All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets.
6. Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage will be deducted from remainder of the security deposit.
7. Renter should prevent pets from producing excessive noise at a level that disturbs neighbors.
8. Complaint(s) from neighbors will require pet to be boarded at a kennel for the duration of renter’s stay.
9. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.
The Renter shall be solely responsible for the pet while on the property.

We built our first vacation rental property for our own family to use in the summer beach season and enjoyed our family time together for many years. We met some of our winter renters who thanked us for providing them a nice vacation home.
