This listing is for a private guesthouse in Riverside!
You’ll have a beautiful space with vaulted ceilings filled with natural light. A set of doors opens onto a small patio and salt water pond- that you can dip your toes into. All located on our peaceful, private property.
It is perfect for a quiet getaway, but is also within walking distance to Jacksonville’s exciting King Street.
The space includes a queen-sized memory foam bed; subway tiled bathroom; a kitchenette with coffee maker, microwave, and mini fridge/freezer; a cozy sleeper couch and sitting space; and a table and chairs.
There is plenty of street parking, so you can bring your car and not worry about additional fees. We also have two adult bikes that you are welcome to use during your stay with us.

1. Your access will include the guesthouse, the patio in front of the guesthouse, and the backyard.
2. Smoking is not permitted anywhere on the property.
3. We will provide you with all the essentials to brew a good cup of coffee for your stay- no one should be caffeine deprived!
4. We will provide towels, linens, bath supplies, and some kitchen items.

We are two professionals who live in the main house with our very social dog (hypoallergenic). Generally, one of us will be at home during the day (one of us works from home), and will be happy to answer your questions!
We will all be using the shared backyard and the saltwater pond (the dog loves it!), but we will be mindful of your rest and relaxation!
There is on-street parking in the area, which is always available!
This is not a main thoroughfare, so you won’t find a lot of traffic or noise in our little neighborhood.

Extra Guests: If you have more than two guests staying with you it is an extra $15 per guest. Please note that we have one queen sized bed and a sleeper sofa, so extra guests will be on the sleeper sofa. This is an open space, but keep in mind that it is 300 sqft and may not be ideal for three or more guests staying for longer periods of time (power to you if you’re comfortable living close together though!). You’re responsible for reporting extra guests and must do so prior to arrival.
Cleaning Fee: $0. We want to provide you with a beautiful space with no extra cleaning costs to budget for your trip. We just ask that you are respectful of the space and make sure to leave it in good condition on your way out!
Laundry and washer/dryer facilities are nearby, but not on the property.
Exceptions to our policies: please feel free to email me with any questions you may have about potentially staying with us!
I ask that you treat my Airbnb rental as if it were your own property. Please be aware of the condition of items in the house, and if you notice anything broken when you arrive, contact us to let us know. I also ask that you watch noise levels at night, as I have a close relationship with my neighbors and do not want to cause any problems.
Please park your vehicle in the street. There is no need to have a permit for street parking, but please remember to respect driveways and lock your doors.
Remember to lock up when you leave and at night. This is for your safety! Although our rental is in a safe neighborhood, we take security very seriously.
The rental and property is a non-smoking environment and we do not accept smokers as guests. If there is evidence of smoking or a smoker staying in the AirBnB the deposit will be charged. Sorry, but please book elsewhere if you are a smoker.
You will find trash bags under the sink. When the trash can is full, please remove the trash bag and take it to the garbage bins on the East side of the main house .
Please wash your dishes prior to checking out if you have used any dishes.
No additional guests are allowed on premise without written permission. Please do not allow extra guests to sleep at the Airbnb unless previously agreed upon when you booked the rental.
Parties or Events
We do not allow guests to throw parties or events on our property, unless agreed upon during the booking process. Please be sure that extra guests leave by 10 pm. We greatly appreciate your compliance on this as we do not want any issues with our neighbors.
While we have our own dog (Indy), we do not permit any pets for our guests. Please be mindful of securing the gate as you come and go, as we let our dog spend time in the yard (she’s a nature-lover). Keep in mind that she will likely try to enter the AirBnB space, so try not to leave the space open.
If for any reason you break an item during your stay, please let me know. I understand that accidents happen, but in order for me to fix or replace something for a future guest to enjoy, I will need to know that it is broken. I appreciate your honesty.
Please check out of our Airbnb rental by 10:00 am. Checking out by this time ensures that I have enough time to clean the place and get it ready for our next guest. Let me know if this is going to be a problem so we can plan accordingly.
Local and State Laws
Any individual on the property must abide by local and state laws at all times. No drinking under 21 on the property, no drug use, and nothing else you wouldn't want your mom finding out about.
