It is a typical Mallorcan country house, set in 10 minutes from the airport. It is in the countryside, ideal for relaxing and very private. It has a pool and a very broad field. The house has 3 bedrooms, two at the ground floor and one on the first floor. There is also a little house with two sofas ( beds) and a bathroom with shower.

Esta casa está regida bajo la normativa de arrendamientos por temporada. No se ofrecen servicios turísticos como limpieza diaria, recepción, desayuno, o atención telefónica 24 horas.
Para arrendar la casa, será obligatorio firmar un contrato a la llegada de acuerdo con la Ley de Arrendamientos Urbanos 29/1994 de 24 de noviembre. Se solicitarán copia de todos los pasaportes de todos los inquilinos.
Esta casa esta disponible para corto y largo periodo de arrendamiento.
Normas de arrendamiento (además de las previstas en el contrato de arrendamiento)
1.- Esta prohibidas las conductas disruptivas, insalubres, perjudiciales, peligrosas o ilegales en la casa. Todos los inquilinos no deben permitir actividades ilegales. Esto incluye la ingesta de alcohol de menores, consumo de drogas o hacer excesivo ruido, especialmente después de las 00h.
2.- Daños. Todos los inquilinos serán responsables de los daños causados en la casa y en las áreas comunes. También son responsables de los daños de sus invitados.
3. No podrán pernoctar en la casa aquellos que no consten como inquilinos según el contrato de aquiler. Cualquier persona a parte de los inquilinos será únicamente responsabilidad de éstos.
4.- La propiedad no se hace responsible de ningun accidente, lesiones o enfermedades que ocurran durante el arrendamiento. Tampoco se hacen responsables de la perdida de objetos personales. Todos los inquilinos expresamente asumen el riesgo del uso de cualquier objeto de la casa, y sobre cualquier invitado que tengan.
5. Obligación de mantener la propiedad y los muebles en buenas condiciones. No se permite llevar fuera de la casa ningún objeto como cubertería, vajilla, toallas etc..para ir a la playa.
6.- Los aparatos domésticos serán utilizados únicamente para el uso establecido.
7. Basura. Por favor, la basura debe depositarse en los contenedores localizados oportunamente en los alrededores de la casa.
8. Vater y fosa septic. No tirar al vater cualquier otra cosa que no sea papel de vater. No se permite tirar ningun objeto intimo femenino al vater. Si se produjese un atasco en el váter por culpa de esto, el coste de los daños irán a cargo del inquilino.
9. Los inquilinos no accederán a los armarios que estén cerrados con llave o candado, ya que pueden contener objetos personales.
10.Los inquilinos deberán apargar las luces y aire acondicionado cuando se vayan de la casa, asi como cerrar puertas y ventanas con llave. Se recomienda tener la verja de la casa cerrada mientras estén en la casa, y en caso de irse durante unas horas, es obligatorio dejar la verja cerrada con el candado puesto.
11. Los inquilinos deberán dejar un deposito de 500€ a la firma del contrato como garantia de daños en la casa y cumplimiento de las obligaciones.
12. Otras penalizaciones. La perdida de llaves conlleva una penalización de 30€.

Utilización de la casita de la piscina: para poder hacer uso de dicha casita es obligatorio hacer la reserva para 10 personas. En caso de hacerse para 9 o menos personas, solo podrán usar la casa principal.

This house is governed by the leasing season. No tourist services such as daily housekeeping, reception, and breakfast are provided and not 24 hours assistance.
In order to rent the house, a rental agreement will must be signed upon arrival according to the Tenancy (Urban) Act 29/1994 of 24th November. (In Spanish, the ‘Ley 29/1994 de 24 de Noviembre de Arrendamientos Urbanos) Copies of the passports of all tenants are mandatory to be attached to the rental agreement. Thank you.
The apartment is available for long and short term rentals and all agreements are subject to the Tenancy (Urban) Act (PHONE NUMBER HIDDEN)th November. ( LEY DE ARRENDAMIENTOS URBANOS)
Rental Rules (in addition to the rules laid down in the lease)

1. It is NOT permitted to conduct disruptive, insalubrious, harmful, dangerous or illegal activities in the house. All guests are required not to engage in or permit unlawful activities. This includes under age drinking, illegal drug related activities in the house and high level of noise (specially from 00h).
2. DAMAGES: Guests will be strictly held responsible for damages in the house and to the common areas. They are also responsible for damage done by their guests.
3. People other than those in the Tenant party listed in the leasehold agreement may not stay overnight in the house. Any other person in the house is the sole responsibility of Tenant.
4. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Landlords are not responsible for the loss of personal belongings or valuables of the Tenant. All Tenants are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Keep the property and all furnishings in good order. We do not permit bath towels or linens to be taken from the house for beach use.
6. Appliances are only to be used as intended.
7. GARBAGE: Please, all garbage must be disposed of properly in the dumpsters located conveniently around the property.
8. Water and Septic: Do not flush anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clogged the septic system, you could be charged damages.
9. The Tenants agree not to access the “Landlord’s closets”, even if unlocked, which may contain personal or recreational items or additional supplies.
10. The Tenants shall see to their own security while in the property by locking doors, windows, etc. when it’s prudent to do so. It is advised that lights are switched off and that windows and outside doors are closed when leaving the house as we aim to be environmentally friendly and weather / winds can change rapidly. We recommend having the fence of the house closed while in the house, and if you leave the house for several hours, it is mandatory to leave the locked gate padlocked.
11.- TheTenant will deliver to the landlord the amount of 500 euros as a damage deposit and the amount will be returned upon completion of the contract provided that has fulfilled all the obligations.
12. Other pealties: Loss of keys: 30€

Littel house by the swimming pool:
To use the little house is mandatory to book for 10 guests. If you book for 9 or less guests, you will only will make use of the main house.

Bonjour, J'ai passé un séjour très agréable dans cette villa avec sa belle piscine. Les équipements annoncés étaient bien présents. Idéale pour des vacanciers à la recherche du grand calme. Le point à améliorer serai l'aménagement extérieur, la terrasse et le jardin manque de charme.

Warm welcome and tour of the villa. It is in an idyllic location. Peaceful and although in the country, it is only a few KM from Llucmajor, which itself is a unspoilt beautiful little town with everything you need. Palma, El Arenal and Cala Pi are all within 15/20 minutes drive also. The villa itself is an absolutely fantastic place. The views and surroundings are perfect. Although we were a group of four this Villa will cater for larger groups - plenty of living space and a large well equipped kitchen. There is also probably the biggest BBQ I have seen in any property. Then the pool, which is again the best I have seen in any villa in which we have stayed. It gets the sun from morning right through to nightfall, the tree is perfect for a bit of shade during the day and it was just perfect to lounge away the days in and out of the pool. It was great for the kids and us alike and has been well thought out in it's design, with the unique shallow area, steps and a good sized deep end 170cm. Patti was only ever a call or text message away if anything was needed and that was much appreciated. All in all it was a perfect stay and I would highly recommend. Thanks again Patti :)

Pati es encantadora. La casa está totalmente equipada. Éramos 3 matrimonios con hijos y gozamos de total independencia y cada uno con su propio cuarto de baño. La piscina es ideal y la casa está aislada por lo que hemos podido disfrutar de baños durante la noche y agradables cenas. Está cerca del aeropuerto y de Palma y a 3 km de llucmajor y todos los servicios. Cerca hay un restaurante, Don caracol, a muy buen precio y con hinchables para niños, pefecto para disfrutar de una cena mientras los niños juegan. Muchas gracias Pati por hacerlo todo tan fácil y estar suempre disponible. Volveremos! We have had a great time in this property. It's closed to the airport, Palma and llucmajor. The house is fully equiped and although we were 3 couples we child we have had our own bathroom and independence. Thank you Pati for making things easy. Ah the seimming pool is wonderfull and we enjoy also during the nights. We will come back for sure!!!

Die Gastgeberin war sehr freundliche und zuvorkommend. Und bei Problemen hat sie sehr schnell geantwortet bzw. diese beseitigt. Das Haus ist gut eingerichtet mit allem was man benötigt, außerdem war es sehr ordentlich und sauber. Auch der Pool war erstklassig und sauber. Dazu kommt das riesiges Grundstück welches nur um das Haus wirklich nutzbar ist, da der Rest ziemlich steinig und ungepflegt ist. Trotzdem reicht der "nutzbare" Platz vollkommen für einen schönen Urlaub aus.
