- 1. Please do not smoke. 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Please keep the property and all furnishings in good order. Please do not leave food or crumbs out on the countertops overnight. 5. Only use appliances for their intended uses. Please note: *Be sure to clean the dryer filter between each use. *The porch fan cord is missing. Please use the manual switch. *The dishwasher works best on “regular cycle”. *We replace the filter for the refrigerator’s water regularly. However, if the light may come on to indicate that a new filter is needed. There is a spare refrigerator water filter in the pantry closet if it’s needed. *Please keep the thermostat set at a reasonable temperature. If you choose to keep the windows open please shut off the unit altogether. Please note that there are two windows in the guestroom and living room that are sealed shut. *Please use a solution of baking soda and water to clean the shelves in the refrigerator. *The coffee maker should be brewed with a solution of ½ vinegar and ½ water monthly. 6. Pets are NOT allowed. Some renters are grandfathered into a lease to include pets with this unit. In this case, please seal all animal food and store it in the laundry room during your stay. 7. Garbage and Recycling: -Please bag all garbage and leave it in the black garbage can in the outside shed. Garbage collects on Thursdays. The garbage collectors will get the bags from the shed. -We recycle all paper, glass and plastic! You do NOT need to sort these materials. Please place them in the blue recycle bin in the outside shed. If you are here for more than a week, please leave this blue bin by the parking spot of the property on Mondays. 8. Parking: PARKING PASSES – Parking passes are located at the Sawgrass Country Club guard gate upon arrival. The passes will be valid for the duration of the guests’ stay. Renters must display parking pass on the front dashboard of their vehicle(s) at all times. Failure to display may result in towing of vehicle at renter's expense. Please leave the parking passes inside the unit upon departure. 9. Owner’s Closet: There is a locked closet in the front bedroom of the unit. A wardrobe with hangers is provided in that room in lieu of the closet for your convenience. 10. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. 11. Pool: The pool for Fisherman’s Coves residents and their guests is located on your left after going over the small bridge on your way to our unit. It requires a code to enter(URL HIDDEN) The use of any other pools, beach or Sawgrass Country Club facilities must be established with the rental contract. Please do not use any of these other facilities unless we have worked out an arrangement for you to do so. 12. Fireplace: Please do not use the fireplace. 13. Water and Septic:. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages. *If the unit is going to be vacant for more than two days at any point during your stay, please shut off the water. The main water valve is located outside the front bedroom window. 14. Deck Usage: Please enjoy the beautiful views from the wrap around deck on our unit. However, we ask that you keep a few items in mind when doing so: - There is native wildlife inhabiting the entire area. These animals include, but are not limited to, turtles, alligators, birds, snakes and fish. There is NO SWIMMING in the lake. - There is a hinged gate on the left side of the porch. We recommend that no children go out on this side of the porch. - The screens on the porch keep bugs out well. However, they cannot bear weight. Please do not lean on them or rely on them as a way to prevent toddlers and small children from falling in the water. 15. Upon Departure: -Strip all beds and leave all soiled sheets and towels on the floor of the laundry room. PLEASE DO NOT WASH ANY SHEETS OR TOWELS -Please clean and put away all dishes. -Please leave all garbage and recyclables in the outside shed in their respective bins. -Please wipe up any food crumbs.
