Whatever you do, you will treasure your visit to our 16 acres in the beautiful and scenic Daniel Boone National Forest! This cozy cabin is 358 sq ft and has a comfy living area, 3/4 bath, modern well-equipped kitchen with full-size refrig w/ icemaker, ceramic cooktop stove/oven & microwave, coffeemaker, blender, toaster oven, can opener, cookware & dishes, gas BBQ grill, dining for 2 in cabin & picnic table in yard bring your own food. We provide coffee, tea, cocoa, coffee mate, sugar, some spices. 12" Memory foam queen bed in the cabin and a hammock for 1 or 2 in the yard, also a fire pit w/firewood supplied for small tended fires in the yard. DishTV, wireless internet via Windstream, please note, this is rural Internet, if you experience any issues connecting, please report immediately so we can notify our provider for any necessary repair. Verizon or AT&T cell service work ok, there's also a phone in the cabin if needed, DVD w/assorted DVDs, Bluetooth Sound Bar to stream your tunes, books, magazines & games. Maximum 2 guests: business traveler, tourist, adventurer, nature lover, lovebirds, retirees, or whomever, a great escape! NO YOUNG CHILDREN OR PETS. Please note we DO share the road with one home past the cabin, please be aware there may be traffic, be sure to wave hello, our neighbors are good people, also on nice weekends the drag strip is close by there may be noise from that but for the most part this is a nice quiet getaway.
The property sits adjacent to the "Thrash Rock" a geological feature of historical interest. Local legend tells us this is where the ancient natives and local town folk threshed their grain. The area was settled early 19th century & locals say in late 19th century this area was a bustling small village on the road to Sinking Creek and the Rockcastle River. Old home foundations dot the landscape. The cabin sits in the front of our yard adjoining the Daniel Boone National Forest on the NW side. Please consider a visit, you will experience nature at its finest!
About us: We love the peace & serenity of the Daniel Boone National Forest. We relocated to Laurel County in 2001 and have traveled throughout the US, the scenic beauty in the DBNF is our escape to the woods!
Why this property: We purchased this hand-crafted cabin built in 2012 in 2015 which squares off a corner to our yard, completely remodeled it and now offer this cozy vacation home for your perfect escape! Daniel Boone National Forest access is along the northwest boundary of our yard and is about 1 mile to Sinking Creek, 5 miles to Woods Creek Lake to the north, Laurel Lake to the south, City of London to the east and the Wild and Scenic Rockcastle River to the west. Conveniently located off 80W about 10 miles from exit 41 on I-75 on a rural road through the forest, midway between Wood Creek Lake & Laurel Lake.
Unique benefits: Our cozy cabin in the Daniel Boone National Forest is in a rural, forested area. Close enough to the modern world yet far enough away to escape daily life and traffic. Its always 10 degrees cooler here! The Daniel Boone National Forest in the Appalachian foothills is a temperate, mixed mesophytic rain forest with amazing and unique flora and fauna. Its like camping with all your stuff! We love our little piece of the forest and hope you will too!
Property sits on 1/2 acre adjoining our 16 acre property. Guests are welcome to use the cabin and entire yard. DBNF access is on the northwest edge of our property, walk down about 1 mile to Sinking Creek from the yard. This is a quiet retreat to commune with nature. There is limited traffic on the gravel road we share with few neighbors.

There is DISHTV and wireless internet-note our rural Internet may be spotty, if it is not working for you, please let us know immediately so we can report any issues to our provider, Windstream (or BYO Verizon or AT&T cell service may work okay), there's an HDTV & DVD player w/assorted DVDs, books & games for entertainment and also a blue tooth soundbar to stream your tunes. DBNF access is off NW border of 16 acre property and from White Oak Road.

The Forest Cabin at Sinking Creek is located at 182 Thrash Rock Rd, London, KY 40741, USA The owner agrees that the premises are clean and the cabin is fit to live in. The renter agrees:
1.CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK OUT IS 11 A.M. EST. Early Check-ins/late check-outs may be available, please inquire.
2.This is a NON SMOKING cabin. Please do not smoke inside the cabin. Smoking is permitted outside only, please use ashtrays provided, please do not dispose of your cigarette butts on the ground.
3.NO PETS, Pets are not permitted in rental unit under any conditions.
4.We will not rent to vacationing students or singles under 21 years of age unless accompanied by an adult guardian or parent over age 21.
5.DAMAGE DEPOSIT- A damage deposit of $95.00 is required, as arranged through the AirBnB site. The deposit is a damage deposit. It is NOT applied toward rent and is fully refundable within seven (7) days of departure, if the following provisions are met:
a.No damage is done to cabin or its contents, beyond normal wear and tear.
b.No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c.All debris, rubbish & discards are in or by the trash can inside or placed in the red Poff Carting container outside.
d.Soiled dishes and cooking items including BBQ Grill are cleaned prior to departure.
e.The key is left in the lock box and all windows are closed and latched and exterior door is left locked. A twenty-five dollar ($25.00) fee will be charged for a lost key.
f.All charges accrued during the stay are paid prior to departure.
g.No linens or other cabin items are lost, damaged or removed.
h.No early check-in or late check out without special arrangements made prior to the check-in day.
CLEANING FEE- A non-refundable cleaning fee of $25.00 is required, and must be received at booking. This fee covers the cost to fully prepare the cabin for our next guests. It is NOT applied toward rent.
6.PAYMENT – The first rent payment must be received within 24 hours of booking the reservation. Bookings are via website agency unless other payment arrangements have been made with VR Owner. This rent payment is not a damage deposit. The remaining rent payments must be made by the due dates in the payment schedule provided, if applicable.
7.CANCELLATIONS – A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur a $100 cancellation fee or you may reschedule your dates one time at the prevailing rate for any available dates within one year with no cancellation fee. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
8.It is advisable for the renter to take out a comprehensive policy of insurance covering their interest in the premises including their own possessions and insure against their liability for personal or public risk as the renter. The renter acknowledges that s/he has been advised by the property owner to arrange adequate personal insurance cover for all members of his/her party to cover all travel, personal risks/injuries and liabilities, and any cancellation.
9.MAXIMUM OCCUPANCY - The maximum number of guests is limited to two (2) persons. An additional charge or $8.00 per person per night for guests in addition to two (2) or $25.00 per week will be assessed, unless previously authorized in writing at time of booking.
10.NO PARTIES ARE ALLOWED IN THE RENTAL. This includes any use of the rental that causes it to be occupied by more than 6 people. Use of the premises and common areas in such a fashion that disturbs neighbors shall be deemed grounds for eviction.
11.INCLUSIVE FEES – Rates include a one-time linen-towel set-up.
12.NO DAILY MAID SERVICE – While an initial supply of linens and bath towels are included in the cabin rental, daily maid service is not included in the rental rate. However additional cleaning services may be made available at an additional rate.
13.RATE CHANGES – Prior to a confirmed reservation, rates are subject to change without notice.
14.FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
15.WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
16.PARKING – Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Please make prior arrangement with owner for any additional vehicles, campers, trailers, motor homes, or boats being parked overnight.
17.STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. We do not refund due to weather or road conditions. To protect against cancellations caused by unforeseeable events such as illness or bad weather, we recommend that guests purchase trip cancellation insurance from a private carrier.
18.Our cabin is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its grounds. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premises.
19.OUR RULES - Please read and follow all the Forest Cabin Rules regarding the use of any amenities in the cabin and public areas (yard, grill, etc.) and Fire procedures. Copies of rules are included in the guestbook.
20.This rental agreement is made in Laurel County KY and its terms may be enforced in Laurel County KY at the sole discretion of owner.

Your rental is for two persons maximum unless prior arrangements have been made.
Smoking is allowed outdoors only. No smoking in the cabin. Ashtrays are under the sink. Leave no trace-please do not dispose of your cigarette butts in the yard, use ashtrays.
We provide low-speed Windstream internet, depending on your cell phone service, you may pick up a signal. We know that AT&T and Verizon wireless works okay outside.
Please leave the cabin as you have found it. Prior to checkout, please place any cabin laundry in wicker basket in closet for the cleaning crew. Extra towels, paper towels and toilet paper are located on the shelf in the closet for your use. The blow dryer is in the quilt bag in the closet if needed. An iron & ironing board can be provided upon request. Our home has a septic system. Only toilet paper, please do not put food, grease, hygiene items or other waste down the drain.
Everything here is for your use while here. TV, DVD, CD/AM/FM Radio, Binoculars, Telescope, 2 camp chairs, cooler, knapsack, hats, umbrella, books, magazines, DVDs, games, etc. Please leave all items intact and in the same way you have found them for our next guests (as found, where found).
We have tried to think of everything you will need while here, except food. We supply ground coffee, decaf instant, cocoa, assorted teas, salt, pepper & assorted spices in cabinet for your use while here. Cookware, tableware & appliances, coffeemaker, tea kettle, blender, toaster oven, can opener, gas grill are provided for use while here. At checkout, please leave all items as found and where found. If you need something, please do not hesitate to contact us.

Always check w/National Weather Service site at (URL HIDDEN) zip code 40741 to be sure there are no fire advisories. If its windy, please do not have a fire. Please attend the fire at all times. When you are done, please extinguish all burning embers with the hose.
This is the rugged Daniel Boone National Forest. There are all types of wildlife here including frogs & amphibians, turtles, turkey, deer, rabbits, squirrels, coyotes, foxes, bobcats and snakes-both venomous & non-, even the occasional bear. We recommend leaving wildlife alone. Approach/handle wildlife at your own risk. You are welcome to access the DBNF from our property at northwest corner. The terrain is rugged with many cliffs and drop-offs. Please be safe while hiking, wear sturdy shoes and watch where you are going. Canoe rental is available $20.00/day, $50.00 deposit includes paddles & life jackets (required to be worn at all times.) Owner assumes no liability associated with canoe rental or any other risks or activities.

Please note that we have only one vacation home in the Daniel Boone National Forest Area and cannot easily write off lost income from cancellations. If you are concerned about the possibility of a last-minute cancellation or early departure, we strongly suggest that you take responsibility for this risk and obtain trip cancellation/interruption insurance.
I understand that my choice not to insure my vacation is my responsibility.

This Agreement is valid for ARRIVAL 3:00pm through DEPARTURE 11:00am. You agree to occupy the cabin on date reserved and depart the cabin prior to 11:00am on date reserved and leave the cabin as you have found it. Any cancellations/changes of dates must be booked though the service. The Owner reserves the right to keep any payments in the event of cancellation/changes if not notified within 60 days of check-in.

Throughout the years on vacations, we always sought out vacation rentals over chain hotels. We have furnished this cabin with all amenities we have enjoyed at all the other VRs we have visited.
