We are a green-built, architect designed, truly modern farmhouse on an original 1790's farm. The home is built with green methods and many repurposed materials.
This rental comes with access to the home, property and hot tub (in season). There is a strict no trespassing law effective in our town. Kindly stay off neighbor's land. We are an organic, rotational grazing farm! Your dog can roam the field behind the property if there are no cows in residence. Your store's organic milk supply relies on happy cows so feel free to feed them apples over the fence (do not enter fence). They're amazingly beautiful. Enjoy their calming presence.

VACATION PROPERTY RENTAL AGREEMENT

This is a vacation rental property. No commercial or non-vacation applications are permitted without special fees and permissions.
SMOKING/HEALTH RISK/LIABILITY: THIS PROPERTY IS ABSOLUTELY A 100% NON SMOKING RENTAL. SMOKING IN THE HOUSE OR ANYWHERE ON THE PROPERTY AUTOMATICALLY FORFEITS YOUR SECURITY DEPOSIT. In other words, smokers cannot rent from us.
RISK/LIABILITY WAIVER: ALL GUESTS RENT AT THEIR OWN RISK. Access to the barn is prohibited. Owner is in no way responsible for any health, physical or emotional damage or hardship resulting from rental or residency of the property. Primary renter assumes all liability for the entire rental party for any injury, death, theft, financial, emotional, physical or hardship that may arise during residency or result of residency. You rent in the country at your own risk. If you don’t like critters, well-water or nature, stay home.
PROPERTY LINES: Renters may only use the property enclosed within the fencing and road frontage. Public access to the lake is only from ***** Road. Renters may not access the working farmland in front of the house.
Renters must not IN ANY WAY disturb any grazing animals.
The winding roads beside the house are our NEIGHBORS' DRIVEWAYS and are not public. Do not trespass. If you trespass on neighbors' land you will forfeit your security deposit.
Please hike and wander in NY State trails and parks ONLY. There is public fishing, skiing and hiking at nearby mountains and parks. Please make your own arrangements for any of these activities. Fishing licenses can be purchased online before your stay.
CAMPING: The farm is not a campsite. There is no camping allowed on the property at any time. There are licensed camp grounds in the area, please consult the New York State Parks website for more info.
DOGS: This is a dog friendly rental. Dogs are the only animal we host. Dogs are not allowed on furniture. Please bring your own dog bed. No extra security deposit is required for renters with dogs. Dog owners must vacuum at the end of their residency. If owner’s dog causes an infestation, owner forfeits 100% of security deposit, pays damages and pays property replacement.
CLEANING POLICY: WE TAKE CLEANING VERY SERIOUSLY. Regardless of party size, no open messes are permitted - they attract flies/vermin. All Renters must tidy and clean up after themselves.
1. In the country there is no town trash pick up. As part of the whole bucolic experience, Renters are asked to take their own garbage and recycling to the dump if they are in residence during dump hours*. If asked, introduce yourself to the dump manager as “guests of **** Road.” The cleaning service will of course remove all garbage as part of cleaning fee, but in order to minimize the possibility of vermin. *Dump hours are 7:30-3 Wednesday and Saturday.
2. Recycling bins are provided. Failure to recycle properly will result in $150.00 recycling penalty. Renters shall REMOVE OWN DIAPER TRASH OR LOSE SECURITY DEPOSIT. Renters MUST BRING OWN DIAPER GENIE.
3. Before check out, any remaining garbage must be TIED, DOUBLE BAGGED and LOCKED INSIDE Rubbermaid can with lid INSIDE of back PORCH. DO NOT LEAVE ANY GARBAGE ON THE PORCH FLOOR OR INSIDE HOUSE. If you have made more garbage than this, you must take it with you. We include 32 gallons of trash removal and 15 gallons of recycling removal per stay. Additional garbage will yield additional removal fees or could forfeit of security deposit.
RECYCLING: Recycling is to be left in marked bins by back door. Boxes and newspapers must be must be broken down, bundled and left in an orderly pile.
DUMP DIRECTIONS: Left at the end of ***** Road onto CR 357, pass Ten Mile Creek, proceed 1/3 mile up the hill. Dump is located directly behind Town Hall.
LAUNDRY: Quality linens are provided with your rental. At end of stay, beds must be stripped and linens left at bottom of basement stairs for the cleaning team. Laundry facilities are not for renters' use.
HOT TUB: Tub is a three season outdoor tub that closes at first hard frost and reopens at first warm thaw. There is no overhang or shelter over the hot tub. There is no refund should there be a hot tub malfunction.
PHONE: we have a land line in case of emergency. Renters may not make any international or fee calls. Renter may make ONLY local, regional and regional toll calls, at no extra charge. Do not call directory assistance. Phone books are provided. 911 is accessible from the dwelling, and it should be dialed IMMEDIATELY in case of emergency. Your safety comes first.
WORK ORDERS: If the dwelling requires any maintenance or attention whatsoever, Renter must inform Owner immediately of any needed repair no matter HOW SMALL, otherwise renter renders risk of being charged for that breakage - a proper work order must be filed and executed by building staff in order to maintain the high quality of maintenance for the property. Malfunctions of infrastructure, equipment or need for extermination requests do not warrant any type of refund.
DRUGS, THEFT, VANDALISM: Renter is responsible fully for the legal and proper behavior and actions of all guests. Absolutely no illegal activity will be tolerated; SUCH IRRESPONSIBILITY WILL BE REPORTED AND PROSECUTED TO THE FULL EXTENT OF THE LAW. Renter may not act in anyway which may increase owner’s insurance premiums. If Renter does so, Renter is held fully liable by the extent of the law.
CANCELLATION FEES: Sorry, this isn’t a hotel. Cancellation fee is 100%, regardless of circumstances. Owner may cancel rental at any time, and for any reason, for a full refund of deposits, however, Owners’ liability is zero.
ARBITRATION AND GOVERNING LAW:
Should any disagreement, claim or controversy arise, between owner and Renter with respect to this agreement, the same shall be settled by arbitration in New York, NY by JAMS INC before a single arbitrator. This agreement shall be governed and confined in accordance with the internal laws of the State of New York, without regard to conflict of law principles.
INSPECTIONS: Only members of rental party may spend the night. Owner, their assigns or agents, reserve the right to inspect the property at any time during rental without notice. Rental may be terminated instantly for improper care of property and penalties will be assessed. Damage to contents will incur replacement fees at current market value plus damages. Renter may not hang decorations nor rearrange rooms. NOTHING MAY BE NAILED, TAPED OR HOOKED INTO THE WALLS, CABINETRY OR FLOORS. TO DO SO FORFEITS 100% of SECURITY DEPOSIT.
CHILDREN: Children must be watched at all times. You must bring your own baby proofing aids. Do not flush baby wipes. Rural plumbing can't handle it.
WOODSTOVES: Only use BBQ outside, a minimum of ten feet from the house. NO OPEN FIRES ARE PERMITTED ANYWHERE ON THE PROPERTY. TO DO SO WILL FORFEIT SECURITY DEPOSIT. Only burn outdoor fires in the chiminea by the hen house.
To use Fireplaces:
-Start with crumpled balls of newspaper, corrugated cardboard and a bunch of small kindling .
-Once it is lit and crackling add larger sticks.
-When young fire is established, criss cross 2 small logs.
- Stoke as needed.
-KEEP STOVE DOORS FIRMLY CLOSED AT ALL TIMES.
-Never add logs firebox can’t handle.
-DO NOT JAM FIREBOX FULL.
-NEVER USE ACCELERANTS.
-IF YOU DON’T KNOW HOW TO USE A WOOD STOVE, DON’T.
