NOTE: i) There's only a hot bath, NO SHOWER. ii) Vegetarian Non-Smoking household. iii) "Compact" is the key word here. The room is long & narrow with a high ceiling. It is dominated by the double bed. But the location is perfect and so is the view!
The room now has a very lovely solid wooden bedframe with superb memory foam mattress, which is incredibly comfy to sleep in. Updated pics coming soon. The bedding is 100% Egyptian cotton. Be warned though that the bed completely dominates the room, however there is still a small seating area at the end for sitting by the window.
This bright high-ceilinged single room features a very central Brighton location, tons of natural light & sunshine, a stunning south-facing view over large private gardens, and exceptional tranquility and privacy.
Enjoy being greeted in the morning by the sun and birdsong, and pass a meditative moment watching squirrels giving cats the slip in the amazing secret garden below.
The perfect base for getting to know this deservedly famous seaside city - good vibes aplenty!
Please note the room is a narrow rectangle shape, however the high ceiling means it does not feel cramped. The double bed fills all but a narrow walkway running from the doorway along the length of the room, that gives you access to a small but perfectly usable seating area after the bed, right next to the picture window at the far end of the room.
Also please note that in the household bathroom there is no shower - only a nice hot bath.
The room is minimally furnished with a comfy wicker chair, some small shelving, a lamp, a heater, and a full length mirror. Access is via two full flights of stairs, including some that are somewhat steep and narrow, but I'll be glad to help with your luggage.
(In response to Giacinto's feedback: there are now properly sized and lined curtains which do a good job of keeping the bright morning light out. The other eccentricities he mentions were all stated in the listing at the time he booked.)
Situated right next to The Level, Brighton's famous large central park recently rebuilt to a very high standard. Access to breathtaking private gardens available on request. Easy access to beach, central shopping districts, and nightlife areas.
If peaceful garden views in the heart of Britain's favourite seaside city sound like your cup of tea, and you're happy sleeping on a futon, then this is the place for you.
As it's central Brighton, you are advised to come by public transport unless you have a lot of money available to spend on pay and display parking.
Sorry no pets, smokers or sharers (be it friends, partners or children.) Also note that there is no free parking available in the nearby vicinity, only rather pricey and time-restricted pay and display.
The kitchen is roomy with a breakfast table and space to hang out. The quirks here are that there is no microwave or dishwasher, and that the room doubles as my workshop so it contains a few shelves of tools.
At breakfast time feel free to help yourself to anything at all in the fridge and cupboards. You'll generally find fruit, yoghurts, muesli, cow's milk, butter, multi-grain bread, marmite, honey, jams, soft cheeses, real coffee, and a decent selection of teas & herbals.
(If possible please be careful not to clatter in the kitchen if it's likely that anyone's sleeping in the family bedroom, as it's directly adjacent to the kitchen separated only by a rather thin wall.)
Feel free to bring your own favourite food & drink to keep in the kitchen and prepare and eat as you wish throughout the day.
Bathroom is compact but fine and has another lovely view over the garden. There is however no shower.
The large living room is where I tend to the manifold strands of my life, so it has a fair jumble of equipment etc, and it's also where my daughter usually wreaks the most carnage when she's at home. Between us we can get it pretty messy! But you're more than welcome to hang out here and enjoy the garden view from some different angles. The rest of the house you'll find tidy, open and spacious.
Free wi-fi throughout the house via 3 different different access points (all named max-.......). The password for all 3 networks is "sea-rust-daily".

Friendly host family - musical dad with beautiful 6½yr old daughter (who is away at her mum's half the time.)
Both myself and my daughter when she's here, are happy to chat with guests and want you to feel welcome and at home. So feel free to hang out in the kitchen any time you fancy picking our brains on the local culture, or just do your own thing, it's all cool just make yourself at home.
When my daughter's away I'm either out in the day doing removals & handyman work with my van, or at home working on some harebrained project or other. I'm usually at home for meals.
Keys are included.
No smoking or pets, sorry, and no sharing of the room i.e. single guests only.
As the very lovely ground-floor neighbours who share the common entranceway have a small baby, please take care to open and close the front doors in a gentle manner, and avoid loud chatting (or smoking) in the entrance hallway or directly outside the building
If you're thinking you might be coming in particularly late at night (or perhaps in a, shall we say, "party" frame of mind), then please just give me a heads up in advance!
Please don't ring the doorbell before 9am or after 10pm, or have visitors doing this. It is very loud and disturbs the whole building. It cannot be heard from the street, so if you are ringing it please be aware that a single brief pulse is all that's needed - you will definitely be heard even though you won't hear it yourself!
Please limit visitors to 1 at a time - and only during normal waking hours.
