Convenient 4-acre wooded getaway halfway between Charlottesville & Richmond, ~30 minutes to the perimeter of each. You’ll love the peace & quiet, wooded views, great screened deck & stargazing loft. I aim for a pleasant & positive experience but it is not a full B&B, nor is it my full-time job, so I hope for understanding here =) There are also cats here, without magical litter boxes, so while I can guarantee cleaning them as much as I'm home & awake, I cannot guarantee them when I am not ;-)
The biggest perk here is enjoying time outside. I have a screened deck, stargazing loft, and short walking path around the property. There are also plenty of comfy spots to relax inside - reclining couch and supersac lovesac seat many.
You have several options for sleeping arrangements. In the private room on a queen sleep number bed, on the deck on either modular furniture (which can be moved into a daybed formation) or in the stargazing loft (currently only cushions for one person to sleep, but space for two to hang out), inside on the couch, huge lovesac supersac, pillowsac which can accommodate kids, etc...
Disclaimer: This is not a model home. I live here, and all of my stuff is here. So, while it is reasonable not to expect a hoarder situation, please understand that I have a pretty normal level of house & kitchen clutter =)
You will have access to all parts of the house (living room, kitchen) with the exception of the master bedroom and bath. The full hall bath is 100% for your use, with only a rare visitor.
I have a significant Euro board game collection which can be available for interested parties.
Refrigerator water, distilled, or tap is available. Limited snacks on the counter may also be available. Let me know if you have any specific questions or requests.

Interaction is as the guest would prefer, but I must at least meet you in person upon check-in or shortly after your arrival. Let me know in your initial message what you are looking for with what dates, and I will let you know if I will be home and available for whatever level of interaction you are looking for. The house is not large, so if I am home, there will likely be passive interaction at a minimum in the shared common areas, and this interaction should be pleasant and friendly =)
I am not an accomplished chef, but can cook simple meals for a small fee (cost depends on what it is; let me know what you're thinking and we can discuss price). I also typically have on hand ingredients to make healthy fruit smoothies for breakfast ($3/person suggested), but let me know. Let me know if you have any interest in anything prepared or have any special requests for food to have on hand.
For reservations made later than 10pm the night before, the room may not be ready until later than the normal 5pm check-in time. For stays greater than 4 nights, but fewer than 10, please inquire with your exact requirements. I may be able to accommodate depending on your daily schedule. Stays longer than ten nights may be permissible once you have booked a shorter stay with me.
In the home, I have three cats and one dog. One of the cats, you'll be lucky if you catch a glance of, but the other two will meow for food or reach out for pats ;-) The dog is incredibly friendly and loves attention. Since there are cats, there are litter boxes around the house (not hidden away in closets or in the bathroom). While I do clean them very regularly while I have guests, it's not magic, so at times you WILL be able to smell it; especially if I am not around or still asleep.
Washer and dryer are available for $2/load.
*Please note that I do have an exterior camera for security. I also have common area cameras for checking on my pets while I am out of the house (they are not hidden, but also not obtrusive). I believe in my guests' privacy and do not use the inside cameras for any other purpose. They will be turned off or removed in the instance that anyone wants to sleep outside of the main bedroom. Your comfort during your stay is very important to me =)
Who thought I had to have so many rules? Ha. I add more whenever people break unwritten common sense rules ;-)
Please use common sense:
-Don't walk your wet or dirty shoes through the house and over carpet
-Respectful in energy and water use - Turn off lights, fan, sink, etc, which you are not currently using
-Respect in general - to all animals, the house, my personal belongings
-Put dirty dishes in kitchen sink, don't use the bathroom sink
-House door is to be kept locked at night and when left empty
-All gates going into the back yard must be closed behind you
-This is not an anonymous hotel, let me know if you will not be returning (or arriving) for the night
-Quiet time roughly from 11pm-9am; discuss if any night's arrival needs to be during this time period
-Smoking is only allowed outside the vicinity of the house
-Excessive drinking of alcohol or liquor is not tolerated
-Internet is generally not available for guests (you can use my computer to check email, etc); discuss any specific requests
-Cats are indoors only, so be careful not to let them out
-My house is around 78 in the summer and 68 in the winter; there is a tower fan & heater available (please let me know) and I run the AC enough to keep the humidity down; discuss with me ahead of time if this may be a problem

I love trying all different kinds of cultural foods, and exploring the local hole in the wall restaurants. If you're visiting on a day I'm in town, I can bring home dinner!

At home, I am big on animal rescue, currently with three cat rescues. Unless you're looking to spend your visit here cooped up in your room (which is fine if that's what floats your boat), you must love animals =)
