The walk-out main living area has exposed beams throughout, and is open from the living room to the dining area through to the sunroom. Notice the extras that will help make your stay as comfortable as possible: a beverage refrigerator, pool table, kitchen island with granite, pantry, gas fireplace for cool evenings, two TVs and a full bathroom.
Upstairs, the open roomy foyer will grab your attention the moment you walk in, with a stunning view of the lake. All three bedrooms are on this level, with beautiful plank wood flooring and plantation shutter doors. The Master has a king size bed and attached full bathroom, walk in closet, TV and its own private deck for your morning coffee. The second bedroom offers a queen bed, TV and its own private deck. The third bedroom is the bunk room, with a twin over twin and a twin over full.
A half bath completes the upstairs.
Guests have access to the entire home, including dock and laundry. The dock has a single boat slip with lift, two PWC lifts and one PWC ramp. A large swim area with comfortable WetSteps for entry into the water. With no neighboring docks close by, and a no-wake cove, you’ll want to spend all of your time outside!

This home offers a fully equipped kitchen, gas grill outside, bed linens and a laundry room. Please bring your own beach towels. Some life vests or floatation devices can be found on the dock, but you should ensure you have personal safety equipment for yourself and children. This lake home provides its guests with a smoke-free environment.
RENTER SPECIFICALLY ACKNOWLEDGES THAT THE RENTAL PROPERTY IS A RESIDENTIAL HOME AND THAT WE HAVE MANY NEIGHBORS CLOSE BY WHO LIVE IN THEIR HOMES YEAR ROUND. FOR THIS REASON OUR HOME IS ONLY RENTED TO FAMILIES OR PROFESSIONAL CORPORATE RETREATS. WE ABSOLUTELY PROHIBIT ANY USE THE RENTAL PROPERTY FOR ANY LARGE GROUP PARTIES (SUCH AS BACHELOR/BACHELORETTE PARTIES, FRATERNITY/SORORITY PARTIES, KEG PARTIES AND THE LIKE). BY BOOKING THIS HOME RENTER REPRESENTS AND WARRANTS THAT RENTER WILL NOT USE THE HOME FOR ANY SUCH PROHIBITED ACTIVITY
--Rental Period; Check-In / Checkout
Check-in Time shall be 4:00 p.m. on the day of arrival and Check-out Time shall be at 11:00 a.m. on the day of departure. Owner will use its commercially reasonable efforts to have the Rental Property ready for occupancy by the Renter at Check-In Time. Renter CANNOT enter the Rental Property until cleaners have completed cleaning the Rental Property. If Renter does not vacate the Rental Property at the agreed upon departure time, Renter will be responsible for a penalty of $200.00 per hour for each hour Renter leaves the Rental Property late.
At Check-In Time, the Renter will be issued one (1) set of keys for the Rental Property. Renter is responsible for the cost of replacement of the keys, and for the costs of re-keying and/or replacement of locks in the event that any keys are lost, misplaced or not returned. There will be a $65.00 lock-out fee if your key to the Rental Property is lost or misplaced during your stay.
-- It is the obligation of the Renter to surrender the Rental Property in good condition at the time of departure. Renter shall pay for any damage to the Rental Property caused during his/her possession, and/or any fines levied against the Owner during this time. Renter is responsible to Owner for any damage expenses above the amount of the security deposit. Owner may retain security deposit for violation of any of the Terms and Conditions of the Rental Agreement.
Renter is responsible for a Cleaning Fee in the amount of $100.00. Additional cleaning fees may be charged at a rate of $50.00 per hour in the event the Rental Property is left extremely untidy.
--Maximum Occupancy and Age Requirements
The maximum number of guests allowed at the Rental property at any time is limited to 10 guests. This limit applies not only to the number of guests sleeping at the Rental Property, but to the number of guests in the Rental Property at any time whatsoever. Guests of all ages are welcome in our home. However Renter MUST be at least twenty-five (25) years of age and MUST be staying in the Rental Property. Renter cannot sub-let, sub-lease or otherwise offer the Rental Property to any third party.
--Pets , Smoking, Fireworks and Firearms
Pets are not permitted during stays at the Rental Property. Smoking is not permitted in the Rental Property at any time. You may smoke on the decks, docks or patios, but NOT IN THE HOUSE. We encourage proper disposal of cigarette/cigar butts in ash trays, NOT IN THE LAKE OR YARD. You will be subject to at minimum a $500.00 fee to cover the cost of removing ANY smoke odor from the house as well as additional cleaning fees if cigarette/cigar butts are left in the yard or on the property. Violators will be evicted from the Rental Property IMMEDIATELY with no refund.
Due to insurance risk, both firearms and fireworks of ANY KIND, including sparklers, are prohibited from being discharged/used in or around the Rental Property at any time. Violators will be evicted from the Rental Property IMMEDIATELY with no refund.
The Rental Property is located in a residential neighborhood. Out of respect to the other homeowners quiet time will be from 10 P.M. to 8 A.M. Sunday through Thursday, and 11P.M. to 8 A.M. Friday and Saturday. Outdoor noise and excessive music, etc. should be discontinued during quiet time. No Keg parties, Bachelor parties or College parties are allowed at the Rental Property. Violators will be evicted from the property IMMEDIATELY with no refund. Please respect your neighbors during your stay.
Owner expects that all persons in your party will use good judgment. Owner will not be responsible under ANY CIRCUMSTANCES for accidents caused by you or any of your guests at any time. By booking this Home, Renter agrees to hold harmless Owner from ANY AND ALL liability resulting from any injury to you or any guest incurred during your stay. This includes any injury resulting from the use of any part of the Rental Property such as the dock. Furthermore, Renter will be solely responsible in the event of damage, destruction or missing items in or on the property either by you or ANY OF YOUR GUESTS. Owner shall not be liable for any loss or damage to property or belongings of Renter or Renter’s guests. Renter shall be responsible for any fines levied against Owner which result from action or inaction of Renter or Renter’s guests. In the unlikely event of any legal action arising from this Agreement or the services provided hereunder, or to recover for damaged or stolen property, bad checks, or any other unforeseeable loss, Renter agrees to pay all attorney's fees, collection costs, and court costs involved. Renter further agrees that any lawsuit initiated arising out of this contract will be governed by the laws of Missouri and be litigated in Camden County, Missouri.
Owner reserves the right to enter the Rental Property at any time for purposes of inspection and/or repair and to evict any Renter or guest at any time for noncompliance with this Agreement. Owner or his representative will exercise this right of access in a full and reasonable manner. There will be no refunds in the event of early departure or eviction. Owner reserves the right to charge Renter’s credit card for the entire amount of loss including but not limited to the actual replacement or repair, labor and tax, additional cleaning fees, canceled reservation administrative fees plus the entire amount of any rental fees not paid by Renter. Renter agrees to be otherwise financially responsible in the event Renter’s credit card is rejected by the credit card company or by Renter. No credits, refunds or any other type of compensation will be given to Renter in the event of power failure, interruption of TV or telephone service, appliance malfunction, undesirable or bad weather, early departure or any other unforeseen circumstances beyond Owner’s control.
