I offered for your friend to stay with you the first couple of nights and didn't charge anything for that, which is pretty fair I think, and which you didn't mention here at all.
When you brought somebody over during the first week without letting me know upfront, I then told you in a friendly way that I wouldn't accept visitors, and that I would have of course understood that if you'd prefer to look for something else, I would have returned your money.
You replied by saying that you wanted to stay and respect the rules, which in the end you DIDN'T DO because although I didn't see your guests, I could here them in your room or see them rush into the room when I got home. I kept quiet because I accepted my part of the cake that I didn't explicitly mention this rule in our conversation prior accepting your booking.
You didn't mention to me at all that you would use my apartment for your nudity Instagram account and kind of disturb my neighbours by doing so.

The shower runs hot water for longer than 3 minutes, one person can easily take a very long shower. Since I leave very early in the morning for work this has never been an issue because until the next person showers, the water has warmed up again.
You're a nice guy, easy to be around with and friendly. Though I believe you should definitely be more respectful of the space and rules of people who actually 'live' in their apartments.
