The breezy South Florida style offers a luxurious Caribbean experience with all the modern amenities, including high-speed Wi-Fi, cable, flat screen TVs, stainless steel kitchen appliances, double-oven, dishwasher, washer/dryer and a private dock.
Guests enjoy a grand master suite with a king bed, sitting area and a Jacuzzi tub with a multi-head rain shower on the ground level; a master queen bedroom with a private shower; and two spacious queen-size bedrooms on the second floor with a dual sink full bath.
Guests are invited to take advantage of the home’s private deep-water dock, which is a 5-10 minute boat ride to the famous Seven-Mile Bridge, the longest bridge throughout the Florida Keys. 1.Recycling: Glass, aluminum, plastics - please put in recycle bin On the side of the house. If full, please put in plastic garbage bag outside between outdoor garbage cans.
2.Garbage: Please bag and put in garbage containers. Pick up curbside Tuesdays and Fridays.
3.Please do not move furniture.
4.Please do not leave children or animals unsupervised on the dock, back deck and/or back yard..
5.Smoking is NOT allowed in building by licensees or guests. If guests smoke make sure that they are a distance from doorways. Residual smoke smell in property will lead to deduction from de-posit even if licencees state that no smoking has occurred.
6.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
7.The Property Manager or Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Property Manager or Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reser-vation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

10.PETS are not permitted at this time, if pets were to be permitted, prior approval and a Pet Ad-dendum must be completed.
11.Parking: Parking is limited to the driveway and the front of the house. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
12.Housekeeping: There is no daily housekeeping service. While linens and bath towels are in-cluded in the home, daily maid service is not included in the licence rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the home.
13.The grill is self lighting and stocked with a full propane tank. Please do not throw any paper or other combustible materials in the grill.
14.The home is on a city sewer. The system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $500.
15.Storms: If there is a storm or hurricane, no refunds will be given unless:
-The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warn-ing area" and/or
-A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
-The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
(a)Any unused portion of fees from a guest currently registered;
(b)Any unused portion of fees from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
(c)Any advance fees collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
16.Decorum: This home is also located in a quiet residential neighborhood that borders the Na-tional Seashore. Please be respectful of other owners and guests, as well as neighbors, at all times. Practices within the home include quiet time from 11 PM until 9 AM. During quiet time music is played only at low volume and talking and laughter are kept at a quiet conversational level. Loud parties or disrespectful behavior may result in loss of security deposit (if Property Manager must be contacted for intervention) and can lead to eviction before the term of the stay. No refunds will be given if the stay is terminated for disturbing the peace or indecorous behavior.
17.Prompt checkout: Our cleaners operate on a tight schedule to enable turnover of the home be-tween the 11 AM checkout time and the 4 PM check in. Unfortunately this makes it impossible to allow late checkouts. Late checkouts force us to pay extra for our cleaners and to compensate in-coming licensee for delays in occupancy time that they have contracted for. The late checkout charge is $100/hr, or portion of an hour, beyond the scheduled departure time.
