This is the perfect retreat for a family reunion, gathering friends for a special celebration, or just a weekend away from the big city. There is plenty of outdoor space to wander and experience all that Ojai has to offer, including numerous hiking trails, horseback riding, fine dining, shopping, wine and olive oil tasting and so much more.
This wonderful property also boasts a championship lit tennis court which also features an all weather surface and full court basketball equipment.
Guests have access to the entire house, which includes wifi, a home theatre, outdoor entertaining area and numerous wood burning fireplaces for those cool summer nights.

The house is completely stocked with pool towels, bath towels, sheets, and other necessities. The kitchen is fully stocked with top of the line appliances, cooking utensils, and everything you need to prepare any meal. There is a washer and dryer for your use.
We kindly ask towels be washed prior to leaving and left in the laundry room. Please return pool towels to the Pool House.
OUR RENTAL AGREEMENT FOLLOWS - PLEASE READ FOR EVERYONE'S PROTECTION
All guests will be required to enter into a Rental Agreement with Ojai Gemstone, LLC which follows these Rules.
INTERNET ACCESS: Gemstone Ranch utilizes a specific type of high speed internet known as Line of Sight (Microwave) internet due to it's remote and rural location. Guest's should expect a speed of 10MBPS download/2MBPS upload on the wireless network. Please understand that you will not achieve speeds that are customary within the city where high speed cable internet is prevalent, and this is the highest speed available to Gemstone Ranch.
Renter is free to occupy the Premises during the Term or for a shorter period, but no discount will be offered for vacating the Premises sooner than the expiration date.
POOL HEATING - Additional fee will apply to heat the pool in the cooler months of the year in Ojai. Gemstone Ranch is entirely propane and does not have the option of natural gas. The fuel cost to heat the pool for your stay in the cooler months of the year can become significant enough that fees apply to Guest's who wish to have the pool warmed up prior to their arrival. The jacuzzi tub is available to be heated during your stay as much as desired year round at no additional charge to Guest's.
ZERO TOLERANCE "PARTY" POLICY
In the case of excessive damage to gross negligence or heavy drinking/partying, we reserve the right to pursue legal action and place your name on our DO NOT SERVE list, which is published online as a courtesy to other vacation homes in the area.
UNDER NO CIRCUMSTANCES IS "EXTREME PARTYING" OR IRRESPONSIBLE BEHAVIOR TOLERATED. YOU WILL BE EVICTED IMMEDIATELY WITH NO REFUND FOR UNUSED DAYS.
NOISE CONSIDERATIONS - Ojai quiet hours are 10pm – 9am and must be strictly followed. Noise violations are grounds for a home losing its vacation rental ability, so we take this issue very seriously. If neighbors or police report excessive noise at any time, Guests will be asked to depart with no refund. No amplified music is permitted outdoors AT ANY TIME, as per county regulations. No DJs or bands are allowed at any time – we need to be considerate of our everyone's enjoyment of the peaceful setting.
CHECK IN – Check-in time is 3pm, and check-out is 11am. These times are established to allow the property to be thoroughly cleaned for the next Guest. If Guest does not depart by 11am on the day of check-out, a penalty of $150 per hour late may be charged. Guests may request a late check-out or early check-in (subject to availability), but this must be done prior to arrival at the property.
OCCUPANCY LIMITS – Overnight occupancy is limited to 12 adults. No more than 6 vehicles are permitted onsite at one time. These restrictions are required and any violation is grounds for immediate Guest eviction without refund. Additional daytime visitors and vehicles may be permitted with the prior written approval of management. The onsite caretaker will report unpermitted visitors to management/Host.
EVENTS - No events permitted beyond the occupancy limits of the property, unless approved by prior written request.
FIRE HAZARDS – Smoking is prohibited indoors and within 10 feet of the property. Smoking is permitted only on safe cemented or green lawn areas due to high fire danger. No fireworks or sparklers are permitted at any time.
PETS – Due to the value of certain pieces of furniture, no pets are allowed unless pre-approved and there is a special need or circumstance. There is a $50/night pet fee and an additional addendum if approved for your stay.
CLEANING – The cost of routine cleaning is included in the rental rate. Guests are expected to leave the property in the same general condition as existed prior to the rental term by making sure dishes are cleaned, appliances left clean, perishable food items removed from the refrigerator, and all items and furniture returned to their original location. The property should be generally picked up and ready to be cleaned for the next Guest. If additional cleaning is required above and beyond the normal procedures, the cost for additional cleaning will be charged to the Security Deposit.
RECYCLING/TRASH –There are blue Recycle Bins and Garbage Bins for guest use. Please remove excess trash and waste that does not fit in designated bins prior to check-out.
RISKS/SAFETY - Children are welcome; however, there may be conditions in and around the property that may pose hazards to them, as well as to adults. Homeowner does not assume any liability or responsibility for any injuries occurring in the property. Children must be supervised at all times. The Guest hereby acknowledges that they are aware that the pool, slide and surrounding areas can be dangerous, that the deck can be slippery when wet, and that injury is likely to occur to anyone who is not careful. The Guest agrees to observe and adhere to all warnings as posted at the property. The undersigned Guest accepts and assumes all risks involved in or related to the use of the pool and patio areas.
ACCESS – Guest will allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right in a reasonable manner.
HOLD HARMLESS - Homeowner does not assume any liability for loss, damage or injury to Guests, their invitees or their personal property. Homeowner does not accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, nor will Homeowner accept liability for any loss or damage caused by Guests' negligent or intentional conduct, weather conditions, natural disasters, acts of God, or other reasons beyond its control.
ARBITRATION - In the event of a dispute between the Homeowner, Guest, and/or any party to the Guest arising out of or relating to this Agreement, including with respect to any bookings or sums billed, collected and/or distributed hereunder, the parties shall first attempt to resolve the dispute through informal good faith negotiations entered into promptly upon the request of a party. In connection with such process, each party shall share all information relating to such matter reasonably requested by the other party. In the event such dispute is not successfully resolved within 30 days of the parties' initial dispute resolution conversation, the matter shall be submitted to binding arbitration for resolution. Such arbitration shall be conducted by the Los Angeles, California offices (or such offices nearest Gemstone Ranch) of the Judicial Arbitration and Mediation Services, or its successor (“JAMS"). The parties shall share equally in the cost of the arbitration subject to the arbitrator's discretion to allocate such cost among the parties in accordance with equitable considerations. Any award, which may include legal and equitable relief, will be final and binding and judgment may be enforced by any court of competent jurisdiction. The following actions are excluded from this paragraph: (a) an unlawful detainer action; or (b) any matter within the jurisdiction of a probate court, small claims court or bankruptcy court.
