Alisha, Boe and I live downstairs and will be here during your stay. The house has 5 bedrooms and this listing includes all 3 rooms on the 1st and 2nd floor. When renting this listing we do not rent any of the other rooms in the house. This means you and your guests have access to the whole house, and Alisha, Boe and I will also be using the common areas. Since you will be our only guests, we will be 100% available to share our local knowledge of the area and help out with anything you may need during your trip.
We need to make this clear since there is no way to rent more than one room without listing it as an "entire house". If you are interested in renting the whole house, you can check out our 5 bedrooms listing here: https://www.airbnb.com/rooms/8967296
My brother and I grew up visiting in the summer, fishing in the back yard, riding bikes on the nearby trails and hiking to old mines on the neighboring mountains. We are also close to downhill mountain biking, whitewater rafting, off-roading, camping, shopping, fine dining, 2 golf courses, microbreweries, live music, as well as skiing and snowboarding in the winter.
The house is perfect for families or groups that want to get away from populated mountain lodging and be immersed in nature with friends, family, and fellow guests. The house sleeps 7 comfortably and can accommodate up to 10 on pullout couches and airbeds. You can also contact us about additional lodging in the basement.
The house has a large open area that includes a kitchen, dining room, and living room. There are tall ceilings, skylights, natural wood, large windows and three sliding doors that open to the hot tub and wrap-around deck overlooking the river.
Our 3 bedroom listing includes the first and second floor, with 3 bedrooms and 2 bathrooms. The rooms have a king bed, a queen bed with single bed bunk on top, and two twin beds. We also have 2 airbeds.
The King Bedroom is up to the spiral staircase on the second floor. The room has vaulted ceilings, a King size bed, and enough room to do yoga or inflate an airbed. It also has a large en-suite bathroom and a small private balcony overlooking the river. The views are beautiful and being on the second floor allows for peace & quiet away from the rest of the house.
The Queen bunk room is on the main floor with sliding door access to the deck. It has a bunk bed that has a queen mattress below and a twin mattress on top. Most of the time it is used only as a queen bed, but the loft is made of log timbers and is sturdy enough for full grown adults.
The Twin Room has 2 twin sized beds with room for a twin size air mattress. It has direct access to the deck leaving you steps away from the hot tub.
The queen and twin room are on the main level and share a bathroom. There is also a 3rd bathroom at the bottom of the stairs.
Guests have access to the whole upstairs area of the house.
- Coffee and tea are in the cupboard.
- Espresso is to the right of the sink.

Alisha, Boe and I live in a room in the basement and be in and out during your stay. Feel free to grab us if you have any questions, need help with the hot tub, or if there is anything at all that you need.
Is this an "entire house" listing?
Well, yes and no... Since we live in the basement, it is not really an "entire house". We usually rent 3 individual bedrooms through Airbnb and created this 3 bedroom listing to better accommodate groups and families. That being said, we run it the same way as we rent individual rooms, with us staying in the basement and making ourselves available to help guests and give our local advice and recommendations.
We want to make this super clear because AirBnB has no way to list more than one room unless you say it is an "entire house" listing. Sorry, we know it's a little bit confusing.
The best part of the house is it's close proximity to the trail system along the Snake River. The nature trail runs through our backyard and the bike path is just across the bridge, on the other side of the river. Turning left will take you to Lake Dillon and right leads to the Keystone Lake and River Run. The Aqueduct Trail is across the street and leads back to the Keystone Ranch and continues to Breckenridge. Even if you are only here for a day, we highly recommend walking down to the bridge to enjoy the view. It's beautiful any time of year. If you are a fisherman/woman, fishing is just steps away on the Snake River.
- Take off boots and shoes at the door.
- Dirty Plates go in the dishwasher.
- Toss used towels down the basement stairs.
- Don't feed Boe people food.
- Don't bump your head on the stairs.
We maintain a strict "No Moop'ing" policy at The Porcupine Court.
M.O.O.P stands for, "Matter Out Of Place". This consists of any abandoned matter found inside, or outside the house.
If you come across a lonely trail map that lost his ski buddy, pick him up and escort him to the nearest trash can.
If you find a crushed "Duff Lite" with dreams of becoming the next airplane wing, find her a promising recycling bin to give her second chance she deserves. The point is that this place, Keystone, Summit County, Colorado, Earth... is fricken beautiful! It's up to us, to keep it that way. Don't litter. Leave no trace. Pack-it-in, Pack-it-out, recycle. You know the drill. Enjoy the beauty, but preserve it for the next generations. Or at least your next trip and the guests you'll want to share it with. It's worth it!
To sweeten the deal! The Porcupine Court will provide complementary disposal and BONUS POINTS to anyone turning in delinquent MOOP. Please see a Porcupine Court representative for more details. : )
