Steps to The Roundhouse and perfect for wedding guests and those without a car... Hello and welcome to the best place in Beacon! Wake up to the sounds of the burbling creek and the site of Mount Beacon rising in the distance.
This listing is for a full first-floor apartment with a private entrance (the rest of the house may also be available for rent as well if you have a particularly large party. This is a unique and immaculately clean home, steps to the action of Main Street's thriving East End (the best bars/restaurants and the Roundhouse are right there), yet feels like it is alone in nature, with Mount Beacon rising behind it and beautiful Fishkill Creek (a protected wetland nature reserve) burbling directly in front. Open your windows, and all you hear is the peaceful sound of running water (nature's white noise machine!). And the Beacon Falls waterfall is just seconds away.
You are also a quick a 25-minute walk to the Beacon Metro North train station, and a short walk to the Mount Beacon trailhead for hiking. There is also plentiful parking for numerous vehicles. As for the wonderful spots along Main Street, you couldn't be closer: Stumble out your door for coffee and pie at Ella's Bellas, grab a delicious meal at The Beacon Hotel, drink beer at the Hudson Valley Brewery, eat ramen at Quinn's, see a live show at The Towne Crier, or walk out the door to attend a wedding, cocktail, or five-star meal at The Roundhouse.

What you may not like about the place:
-There's plenty of light when the shades are open, but if you close them it can get a bit dark and you may want to step outside for the sunshine.
-Since there is a unit above it, you may hear occasional light footsteps, even at night.
FREQUENTLY ASKED QUESTIONS:
Q: Do I need to bring towels or linens? What about a hairdryer or iron?
A: Nope! I provide all these things. Same with hotel-size toiletries (unless I happen to be out, which is very rare).
Q: How will I receive the key and how many keys will I get?
A: The house features a keyless entry system with a code that lasts as long as your stay. This allows for effortless check-in and entry.
Q: I see there is a limit on how many guests can stay in the house. Does that include children/infants?
A: The listed limit (note it is different for guests who rent the full house including the upstairs house) is a function of my insurance coverage and children definitely count as people to insurance. The upstairs unit is quite a bit larger if you have a larger party! Also, please understand that the listed "extra person" charges are also a function of the increased cost for me to insure larger parties, including children and infants.
Q: Is the place professionally cleaned between guests?
A: Yes, and I take pride in providing a clean home for guests. Take a look at my reviews—I think you'll find my guests agree!
Q: I am looking for a last-minute stay. Can I make a same-day booking?
A: If you're looking for a same-day booking and the place is free, please inquire and I'll try! It depends on whether my cleaning crew can spring into action at the last-minute, which isn't a sure thing. For same-day bookings, check-in may also have to be later than the listed time in order to make sure the place is ready. Still, can't hurt to ask!
Q: What's my total booking price?
A: I honestly have no idea. With fees included, Airbnb only shows the guest, and not the host, the total cost. This figure should be present after you enter your dates. Note that, pricing varies on a daily basis, and Airbnb actually uses some crazy algorithm to adjust it automatically, so I don't actually control this.
One last thing: I really, really appreciate that you followed directions and read the whole thing. Please put the phrase "Bonus points are fun!" at the top of your message so I know you did so as such bookings tend to go so much smoother! And thanks for hanging in there!

The full-floor apartment is all yours! Make yourself at home (you know: within reason). A touchpad smartlock allows for keyless entry and effortless check-in and coming-and-going.
-The upper floors of this house are a fully separate unit with a separate entrance and no shared space with this listing. If you have a larger party, you're welcome to rent it as well. Note that there may be sounds (typically light footsteps) from above, even at night.
-Be gentle on the toilet and please don't overload it. If needed, there's a plunger in the room marked "Private" to the right of bathroom
-While you may park in the back (please let me know if you'll need parking!), the back deck and yard are a part of the upstairs unit.
-About check-in times: If no guests are checking out the same day as you arrive, I can often allow for early check-in or bag drop as long as we have advance notice and it works with my cleaner's schedule. Likewise, if your arrival is on the same day as a check-out, my cleaner will need every second she has to prepare the place. On those dates, there's also a slight chance she may be putting the finishing touches on when you arrive, so I just ask that guests be understanding if that happens as she's trying hard to do a lot in a short window and can't control things like traffic or the like.
It's all pretty much common sense:
-Please leave your shoes at the door. I'll be grateful!
-Please no smoking inside, or leaving cigarette butts/ashes outside. And please do not smoke right next to the open door, to keep it from getting inside.
-Please no unregistered visitors/guests or pets.
-As the total guest count must be registered with my insurance, all infants must be booked as "children" to avoid exceeding my insurance-mandated limit.
-To protect the awesome pieces, please use coasters or placemats when placing things on wood furniture.
-Please do your best not to stain the linens/pillowcases with mascara or makeup.
-Please put things back—furniture, books, etc...—where they were.
-Please turn off lights and things like the projector when you leave.
-Please close windows when you leave the house and when you checkout. This is both for security and to keep too many bugs from flying in (even through the screens).
-If the upstairs apartment is occupied, please keep noise to a reasonable level after 10pm.
