Guests have access to an on-site Outdoor Pool. PLEASE NOTE: Any guests under the age of 25 require a $500 security deposit. Guests between the age of 18-21 will require a $500 security deposit and signed contract by both the guests and their parent/guardian and are approved at a case by case basis.
The condo is available with a private patio, 1 dedicated parking space and visitor spaces.

There is a $250 security deposit on the stay (guests over 25 years of age.) The complete terms of stay are listed in this dashboard. Once the guest accepts the reservation, they are bound by the terms listed.

We expect our guests to come and enjoy the condo a we do. Please know that there is a noise violation law in Ocean City. If there is an instance where the police are called, the stay is cancelled with no refunds. We hope it's treated as you would treat your own condo. Please see additional notes below
PET SECURITY: Pets considered on a case by case basis with a $75 non-refundable deposit.
SMOKING: Smoking of any type of tobacco is not permitted inside of the condominium; however, guests may smoke on the patio. Please make sure all cigarette butts are disposed of and not left around the patio or parking lot. There will be an additional charge if this occurs.
UTILITIES: The landlord will provide water, heat, air conditioning and electricity. Please conserve energy.
TRASH REMOVAL: There is a dumpster located in the front of the condo in the parking lot. It is necessary to deposit all trash into the dumpster when leaving the condo.
CLEANING: A $250.00 deposit for cleaning/damage will be collected in accordance with airbnb terms and conditions. If the premises are left clean & without damage, the deposit will not be charged. Lessee is responsible for maintaining the premises in a clean and kept manner. Upon departure, Lessee is responsible for emptying contents of the refrigerator, washing all dirty dishes, removing all trash, and leaving the premises in a clean manner. A security deposit will be charged if any items are removed from the premises.
ACCOMODATIONS: The property has 2 bedrooms with a king size bed in one bedroom and a 2nd bedroom with 2 queen size beds. There is also a roll away bed in the closet of the 2nd bedroom. The maximum number of occupants is not to exceed SEVEN (7) persons.
Lessee assures the Lessor that the tenants will maintain the premises and its contents in good order and appearance and will immediately notify Lessor in the event any damage occurs. If Lessor determines that damage was due to gross negligence or is significant, Lessor may immediately deny continued occupancy to Lessee and all tenants and guests at these premises and additional monies to cover damage may be due.
In the event that the Lessee and any tenants or guests is found using drugs or participate or have knowledge of underage drinking while on the premises, Lessee and all tenants and guests will be immediately denied continued occupancy at these premises.
Lessee and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, not commit waste or nuisance on or about the premises. Lessor may immediately deny continued occupancy to Lessee and all tenants if this occurs.
Lessee agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the lease, reasonable wear and tear and damage by unavoidable fire and casualty only exceptgpremis
In the event the Lessee and their guests violate any of the terms of the house rules, Lessor reserves the right to immediately deny lessee and guests continued occupancy and Lessee agrees to remedy any damages or other expenses which are caused by the Lessee and/or their guests.
Lessee agrees to indemnify and save Lessor harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the Lessee or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.
Upon not less than 24 hours notice, Lessee shall make available to Lessor, or his agent or contractor, access to the premises to make necessary or convenient repairs. In an emergency, Lessor or his agent or contractor may enter the premises at any time without securing prior permission from Lessee.
Lessee may not let, sublet or assign this lease for all or any part of the premises without prior consent of the Lessor.
Lessee assumes full responsibility for fulfilling the terms of the lease for the period stated and assures the Lessor full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are responsibility of the Lessee.
