Villa Bella Vista does the math: four beautiful master suites, four beautiful ocean views. Each bedroom suite is on a separate level with your own private bath and terrace so everyone has their own private retreat.
But at 6,000 square feet, all of Bella Vista is a retreat. Whether you're preparing a meal in the kitchen, kicking back in front of the satellite TV, or just taking in those phenomenal ocean views, you will quickly see what gives the villa its well-deserved name.
No need to stay inside though! Those same views can be seen while frolicking in the villa's newly remodeled pool, or cooling down under the shade structure. There are plenty of lounge chairs for having a savory bite from the gas barbecue. However you add it up, this Pedregal villa is the satisfying sum of all its worthy parts.
1.Reservation is not confirmed until the Rental Agreement has been returned and the deposit cleared.
2.Failure to make payments when due will result in cancellation of this Agreement.
3.This is a non-smoking home. You are permitted to smoke outdoors on the decks. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $50.00 charge and if additional cleaning is necessary to remove smoke odors from the house and/or linens, costs will be subtracted from your deposit.
4.The home has a maximum occupancy of ten (10) guests. Renters who exceed the occupancy limit or misstate occupancy information at the time of reservation are subject to eviction and will incur a charge of $500.00.
5.No pets allowed. Guests who bring pets will forfeit their security deposit and may be evicted from the property.
6.I (We), our guests and visitors, agree that any drug use on the property, or any disturbance, annoyance, endangerment, or inconvenience of the neighbors; or use of the premises for any immoral or unlawful purposes, or violation of any law or ordinance or committing of waste or nuisance on or about the premises will immediately terminate our occupancy and rental agreement of these premises. House parties are strictly prohibited and grounds for immediate eviction.
7.Owner or Owner’s Agent may enter the premises immediately in the event of an emergency in order to perform necessary repairs and/or maintenance; and on 24 hours notice, for normal maintenance or to show a prospective renter.
8.I (We) shall be responsible for all damage, breakage and/or loss to the premises, except for normal wear and tear. We agree that all pipes, wires, glass, plumbing, household contents, etc., other equipment and fixtures will be in the same condition as at the beginning of our stay. If you have any concerns about the conditions of the villa, please contact the property manager.
9.I (We) acknowledge any loss and/or damage to the property will result in a charge for replacement value to my (our) credit card, or if I (we) are paying by check, I (we) will promptly submit the money due. I (we) agree to indemnify and save Owner and Property managers harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by me (we), my (our) guests or invitees or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises during this rental.
10.Owner shall not be liable to renter, renter’s guests, licensees or invitees or any person for any injury, loss or damage to any person or property on or about the premises. Renter shall hold Owner and Managers harmless and indemnified from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the premises and from or against any omission, neglect or default of renter, his/her guest, licensees or invitees.
11.You must be 21 years of age to rent this home and provide proof of age, if requested.
12.We will not be liable or responsible for personal items left behind, lost or stolen. If you leave an item after checking out and wish to have it returned, call us as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and with your approval, deduct it from your deposit refund to cover the expense.
A security deposit of $500 is required to hold your reservation. Once it is received, your dates are officially reserved. Upon your arrival, the $500 security deposit converts to a damage deposit. If the following provisions are met, your deposit will be mailed to you within 10 days of your departure.
•No damage is done to the home or its contents.
•No linens or household items are damaged or missing.
•No additional guests than specified on contract.
•House has not been smoked in.
•If you cancel more than 30 days before check-in, your 1 night and security deposit
LESS a $100 administration fee will be returned.
•If you cancel less than 30 days before check-in, you will forfeit your deposit. However, we will give you a 50% credit towards a future reservation.
•No Credit will be given for shortened stays due to late arrival or early departure for any reason.
•No cancellations due to weather.
•You may cancel or modify your reservations within said time frame via email or phone. Confirmation and acceptance of your cancelled or modified rental agreement will be received by email.
