Comfortable and spacious garden setting. It is especially great if you are staying for a few days or you have a few people because you will have room to move and breathe without feeling cluttered. Private and quiet townhouse at end of driveway. 2 bedrooms and bathroom upstairs. Open lounge/dining/kitchen and laundry with extra toilet downstairs. Good location if you have your own or a hire car - you can drive straight into private garage to front door of unit. The front of the unit complex is very plain and unexciting from the street but the unit itself is very private and comfortable when you get to the space.
You will have the whole place to yourself when staying here and access to all areas except one cupboard under the stairs. There is plenty of kitchen equipment if you want to cook your own meals. I also supply basics such as cooking oil, salt & pepper and spices. A real size fridge always has milk and butter and a loaf of bread in the freezer for toast. Tea, coffee, sugar, marmalade, honey. Washing powder is supplied free of charge for use with front loader washer. Clothes dryer and outdoor washing line. There are 3 doors on downstairs level opening into private backyard garden. Secure with roller garage door or wooden gate with padlock for access. There is a swimming pool in the front of the complex (1 min walk down driveway)

I am more than happy to meet you to personally book you in and make sure you are settled and know how everything works. There are tour brochures available for you to browse through and "Tropic Days" has a tour desk in the next street you can book tours with. (2 min walk)
You will find some extra little things in the kitchen for a decent Continental Breakfast.
Tea (lots - black, green, herbal etc), coffee (instant and plunger) milk and sugar.
Salt, Pepper, Olive Oil and Vinegar.
Butter, Home-made Jam and Marmalade, local honey and Vegemite. Fresh Fruit, Juice, Bread and Cereal.
There are very large backyards in the houses in the rear street and the houses are quite a distance away but sometimes noise may travel from these. It is usually very quiet but sometimes on Friday and Saturday nights neighbours may play the music too loud. The yard just behind has 3 chickens that cluck a bit in the morning sometimes too and at night you will get the occasional barking with local dogs.
AIRCONDITIONING The downstairs area has a split system air conditioner which works very efficiently and is great in summer months. It has been Preset to Thermostatically Dehumidify and Cool the area, so just push the red button to turn on and off and close the windows and doors. Ergon recommended 24C (75F). The temperature in Cairns does not often rise above 32C even during a summer day but it is very Humid between December and March so it can feel hotter than this.
Please note: Whilst Cairns is in the tropics, in winter months we do still have lovely coolish nights so if the outside temperature is less than 20 degrees you will be better off opening 1 or more of the 3 doors and 1 or more of the 3 windows in this area. All have security screens on them. There is also a Ceiling Fan. (Night time temperature will range from 13 to 20 degrees celsius in winter) drop Upstairs bedrooms have the old fashioned box airconditioners. The one in the main bedroom works well but can be a bit noisy. The one in the second bedroom however is not cooling properly. Unfortunately I cannot at present find one the right size for the space to replace it. This room does however have a very good overhead fan and a large window that catches the upstairs breeze from the leafy outlook. The couch in the downstairs lounge can also be folded down to a double bed for sleeping in the downstairs air conditioning if it is very hot.
CHILDREN are welcome and I have had several families stay here. The parents have been very happy with this place and said it has suited them perfectly to have so much more space than a hotel. However I do not have it listed as specifically catering for small children because the TV is just a normal one and is not mounted out of reach on the wall, I do not have a cot and there is not a gate at the top of the internal carpeted stairs. These are some of the technical requirements for it a house to be listed as "suitable for children" The yard and garage are lockable and private.
Respect the property and neighbours. Keep noise to a minimum at night.
Please leave things reasonably tidy and clean. Rinse and stack any dishes, etc at the end of your stay, if you do not wish to wash them it is fine.
Please close the windows if you have the air-conditioning on and turn it off when you go out.

Strictly no smoking inside. The yard is large enough and far enough away from neighbours so that it is possible to smoke outside without disturbing others.

You will have the whole place to yourself when you book. I am only renting it out now because I am spending more time up in the Tablelands and at my partners place in the Northern Beaches. However I will still always stay here sometimes when guests are not booked in just because it is so pleasant and handy to everything!
