This is a beautifully renovated 3rd floor walkup in a colonial townhome in the most desirable street in Old San Juan, San Sebastian Street. The apartment was carefully restored to add modern amenities while retaining the interesting architectural details of the colonial era, and we've complemented the exposed wood beams and charming Juliet balconies with a beautiful Caribbean décor throughout the apartment. Truly a unique experience in Old San Juan!
Layout: The space features an open floorplan with a roomy living room and modern fully-equipped kitchen, 2 bedrooms (1 Queen sized bed in the master and Full sized bunk beds in the second room) and 1 bathroom with stand-up shower. All rooms are air-conditioned and also have ceiling fans. The apartment is rear-facing and gets a lovely cross-breeze with the windows fully open. It also features Juliet-style balconies in every room which face an interior patio (no access to the patio allowed).
For the convenience of our guests, we have a 24-hr self-check in. You will receive instructions and entry codes prior to your arrival. The building features a keyless entry with code and you will receive 2 sets of keys for the apartment upon checking in.

You will have the space to yourself and we'll stay out of your way unless needed. We have maps and guides available in the apartment, and there is a house manual for your convenience.
Contact: I am available through Airbnb and phone and I usually respond within an hour. My father also manages the apartment locally, and if you need anything, I will coordinate with him to make sure we can meet your needs.
Electricity is extremely expensive in PR. We ask that our guests help us by turning off the A/Cs when not in use or opting to use the ceiling fans.
While we make every effort to provide modern amenities, keep in mind Old San Juan and Puerto Rico have their quirks. Internet speeds are slower than in the US, and electricity & water are usually reliable but outages/reduced service can occur. We provide backups in case of any utilities outage.
Street parking overnight is for registered residents only, and violations will result in an expensive fine; we can recommend affordable and safe parking garages in the neighborhood.
1. Absolutely no smoking inside the house.
2. Quiet hours are between 10 PM and 8 AM.
3. Small pets allowed with a security deposit.
4. Building entry door should be locked at all times.
5. Please close all balcony/window doors when not in the apartment.
6. Electricity is extremely expensive in PR. Help us conserve electricity by turning off all air conditioners when not in use.
7. Guests leaving air conditioners on after check-out will forfeit their security deposit to cover electricity expenses.
8. No parties allowed.
9. Please do not allow additional guests without notifying us.
10. Replacement charges for damaged, lost or stolen items will be deducted from the security deposit as follows: $10 per towel, $10 per set of keys, $50 per sheet set. Replacement charges for other items will be at our discretion.
