There are a few basic rules
1.No Smoking and No Pets
The property is NON SMOKING. Smoking is not permitted anywhere within the confines of your accommodation.
The property has a strict NO PET policy. Pets are not permitted under any circumstances inside the property or on the grounds.
The booking guest will be required to pay the cost of fumigation of the accommodation and general cleaning, should evidence be forthcoming suggesting that either of these conditions has been breached.
2.Noise Control Regulations
Guests are expected to respect their neighbours and the local community during their occupancy. Loud music, televisions or any other excessive noise will not be permitted between 10pm and 7am. We process our noise complaints in three simple steps;
a.First complaint, we will contact the guest.
b.If guests do not take the first warning into consideration and a second or subsequent breach is made $100 will be deducted from the refundable damage deposit.
c.If a third notification is made, this may lead to immediate termination of the occupancy agreement and full loss of refundable damage deposit.
3.Functions, Parties or Other Gatherings
The use of this property for a function, party or other like gathering is STRICTLY PROHIBITED. If this is to occur consequences are as follows;
a.Your stay at the property will be terminated
b.All guest and other occupants of the property will be removed from it by our security contractors and local police (if required)
c.All monies paid will be forfeited. In addition the guest agrees to pay for the cost of the security contractors, Police noise abatement orders (From $220.00) and noise pollution fines imposed by Port Stephens Council.
a.The number of occupants at the property must not exceed two. The booking guest will be held responsible for the conduct of persons staying with them, and be financially liable for any costs arising from breaches of these Terms & Conditions.
b.We reserve the right to terminate, without notice, the occupancy of the booking guest and persons staying with them should they behave inappropriately. Inappropriate behaviour includes, but is not limited to breaches of these Terms and Conditions, drunken, bullying, or loutish behaviour, the use of foul and indecent language, intimidation of neighbours, malicious damage to property, unreported negligent damage, theft or any other form of behaviour deemed to be a danger to other persons, contractors and the like. These Terms and Conditions apply to visitors to the property.
c.No person on the premises shall be guilty of conduct that is a nuisance to neighbours
5.Breakages and damage
As the booking guest you are responsible for all damages and losses incurred during your stay, these are to be reported to the owner immediately. The booking guest agrees to allow access to the property by the owner, or the owner’s nominee, to carry out necessary repairs.
The booking guest agrees to allow the owner or their nominee to enter the premises to arrange and/or carryout necessary repairs.
As the booking guest you are required to leave the property in a clean and tidy condition.
Please ensure that all rubbish has been removed from the inside of the property and placed in the wiz bins provided. The fridge is to be clear of all food items, all washing up has been complete and placed were originally found.
The general cleanliness of the accommodation is to be such that extra cleaning is not required. Should extra cleaning be required it will be charged to the booking guest at a minimum of $50.00.
