Kleinhaus is a modern rustic home designed with luxury & convenience in mind. Arts & Crafts timberframe styling with stone, juniper railings, granite and other natural materials. On top of a ridge with 10 layer mountain views, we call this our slice of Heaven.
Since everyone who stays at Kleinhaus is from somewhere else, we believe in concierge hosting, before, during and after your stay. Questions on where to eat or what to do? Just ask!!!
Internet—We have wireless internet. We also have good data service for Verizon and AT&T. Sprint service is marginal.
Kitchen items—We have all utensils, pots & pans, bowls etc. necessary to cook. There may be a small selection of spices available, but you will need to bring your own coffee filters, condiments and food.
Parking—We have ample parking for vehicles.
Towels & Linens—We provide towels and linens, however if you wish to go to Lake Burton to swim, you will need to bring your own beach towels. Please do not remove our towels from the premises.
Paper Products—We provide starter rolls of toilet paper and paper towels in the kitchen, please plan to bring additional paper products for your use.
Cleaning Products—Please bring your own dish detergent.
Heat & Air Conditioning—We have AC and Heat. You may set the thermostat to whatever you wish during your stay. Prior to check out please put both thermostats to 78/COOL in the summer and 50/HEAT in the winter.
TV—We have DISH and provide TV's in the Great Room, Master Bedroom and Bunk Room.
Toiletries—We do provide a starter set of shampoo/conditioner in each full bath, cotton balls/pads for makeup removal, soft soap for hand washing at sinks and a small bar of soap for each shower in case you forget to bring yours.
Young Children—We have a trundle bed (sheets in the laundry room), fold out camping cot, two pack-n-plays and a high chair available for your use. Please wipe down anything you use with cleaner before you check out. We also have small utensils and sippy cups in the kitchen.
You will have access to all parts of Kleinhaus except the garage, pantry and utility closet. There is a fireplace with remote controlled gas logs in the great room; a wood burning fireplace on the kitchen porch and a fire pit outside. You may purchase your own wood or forage on our property. There are lots of books upstairs in the bunk room, plenty of games in the buffet next to the porch and a pool table and ping pong table in the basement.

1) No house parties or firearms! Even though we are on a large lot, we still have covenants and nearby neighbors, please be respectful.
2) Please note we are on a well system and do not have unlimited water. Please don't wash your car or take an unlimited shower otherwise you will drain the tank and have to wait for it to fill again.
3) No Saturday check outs. If you are staying on a Friday night, you must include Saturday night. Changes may be made at the discretion of the homeowner, check with owner first before booking.
4) Four (4) night minimum for the major gathering holidays of Memorial Day, 4th of July, Labor Day, Thanksgiving & Christmas. No check outs the day of the holiday. Changes made at the discretion of the homeowner.
5) Three (3) day minimum for Easter and New Years Eve. No check outs the day of the holiday. Changes at the discretion of the homeowner.
6) Two (2) day minimum for all other stays. No exceptions.
7) Last minute weather cancellations due to snow/ice are non-refundable, but may be re-booked for a future date.
8) Any extra cleaning required if client doesn't follow checklist will result in a prorated damage deposit to pay for cleaning.
9) Loss or failure to replace gate key will result in pro-ration of damage deposit for key re-placement/re-key fee or holding of the damage deposit until key is returned.
10) Small weddings and receptions are considered only with prior approval by the homeowner. Port-a-potties must be used for groups over 18. An extra $500 party fee will be assessed and must be accepted via special offer.
You must be at least 25 yrs old to book at Kleinhaus.
We expect you to treat our house with respect, that means no loud house parties or firearms! We are okay with small weddings, reunions and family get togethers, so just ask.
Please pick up outside trash, no smoking inside at all or on porches, you will forfeit your security deposit for a deep clean if cleaners note an odor or see sign. Please put all trash in provided trash bags before it's put into the trash cans outside. If you fill up these trash cans, you will need to haul extra trash to the local rural collection facility or pay $5/bag for the cleaner to haul it off.
We absolutely do not allow pets. If the cleaners find a sign that pets have been on the premises, you will forfeit your damage deposit for a deep clean.
FULL SHORT TERM RENTAL RULES AND REGULATIONS FOR
KLEINHAUS MOUNTAIN RETREAT
This Short Term Rental Agreement (the “Agreement”) is made by and between Ian & Lisa Klein (“Homeowner”) and Guest(s) in our home as of the date of booking. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: Photo ID must be provided at time of contract submission.
1.Property. The property is located at: 420 Hemlock Ridge Drive, Clayton, GA 30525. You can search for us by using Kleinhaus Vacation Rental.
2.Rental Party (Guest(s): The Rental Party shall consist of Guest who is booking and the people listed when booking. No extra people may stay at the house other than those initially listed.
3.Rental Rules: Please see EXHIBIT B: RENTAL RULES for complete listing of rules and details. Guest agrees to abide by the Rental Rules at all times while at Kleinhaus Mountain Retreat and shall cause all members of the Rental Party and anyone else Guest permits on the property to abide by the Rental Rules at all times while at the property.
4.Access: Guest shall allow Homeowner or Homeowners Representative, access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
5.Term of the Rental. Access to the rental begins at 4 PM Eastern on the date of check in, with the exception of back to back rentals. If someone else checks out the same day you check in, then check out is moved to 4:30pm to allow the cleaners time to finish. Check out is at 11 AM Eastern on the date of check out.
6. SECURITY DEPOSIT: A damage deposit of $375 is required. When you book, you authorize Airbnb to debit your credit card up to $375 for damages caused during your stay. The damage deposit is NOT applied toward rent. If the below provisions are not met, it is at the discretion of the Homeowner to prorate or retain the damage deposit.
a.NO damage is done to the Kleinhaus Mountain Retreat, its contents, or its surroundings beyond normal wear and tear.
b.NO charges are incurred due to contraband, pets, pay-per-view services, or any other collection of rents or services rendered during the stay.
c.ALL trash, debris, rubbish, and discards are placed in trash bags and placed in the container outside. NO loose trash is to be placed in the outside trash can. Soiled dishes are placed in the dishwasher, cleaned and put away. Alcohol cans and bottles discarded in the yard will result in a cost of $15 from the damage deposit for additional cleaning.
d.ALL doors and windows are closed and locked. PLEASE make sure to check the basement doors/windows!
e.ALL gate keys are returned to the lock box and gate is closed and locked.
f.NO linens or towels are lost or damaged.
g.NO early check-in or late check out unless authorized by homeowner prior to check in.
h.NO dirt or other mess that requires excessive cleaning; or
i.ANY other cost incurred by Homeowner due to Guest’s stay.
Any negligence, charges in excess of damage deposit for cleanup, damage above and beyond the damage deposit of $375 will bring Airbnb into the contract and Guests may incur an additional charge to the their credit card in the amount of actual damages.
7.PAYMENT: Please see EXHIBIT A: RENTAL RATE AND FEES for payment details.

8.MAXIMUM OCCUPANCY: The maximum number of guests for this cabin is limited to fourteen (14) persons. An additional charge of $10.00 per person per night for more than fourteen (14) will be assessed.
9.HOUSEKEEPING or MAID SERVICE: Use of linens and bath towels are included at Kleinhaus Mountain Retreat. Daily maid service is not provided or included in the rental rate. A one-time cleaning fee of $200 is added to the rental rate to cover cleaning and laundry after your stay. Please bring your own beach towels for the beach, boating, kayaking, tubing, rafting, or any other outdoor activities. We do not permit towels or linens to be taken from the property. For longer stays of 5 days to 2 weeks, a mid-stay refresh is recommended, cleaning is available for an extra fee of $75/trip. This includes trash removal and a linen change.
10.RATE CHANGES: Until confirmed, rates are subject to change without notice.
11.FALSIFIED RESERVATIONS: Any reservation obtained under false pretense (such as renting for an underage person) will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
12.PARKING: Parking is allowed in the driveway of the cabin only. No street parking is allowed. Any illegally parked cars are subject to towing. Applicable fines/towing fees are the sole responsibility of the vehicle owner.
13.TRASH DISPOSAL: One 95 gal trash can is included in the rental rate. Please DO NOT put loose trash into the trash can. Our cleaners have to take trash to the nearby rural trash collection facility not the trash truck! Nobody wants to pull your beer bottles and dirty diapers out of the bottom of the trash can! Please DO NOT leave any trash outside on porch or around fire pit. Put all bagged trash inside the trash container and make sure the lid is secure. There ARE bears, coyotes, raccoon's, etc. in the area and they will get into the trash!!! If you have more trash than will fit in the trash can, we provide directions to the local rural trash collection facilities for disposal.
14.STORM POLICY/ROAD CONDITIONS: No refunds will be given for storms. Mountain roads can be curvy and steep. Roads and gravel drives to Kleinhaus Mountain Retreat are well maintained; however, we do recommend all-wheel drive, four-wheel drive, and/or chains during the snow months (mid-January to early March) in the event of a snow/ice event. Please contact the Homeowner as we may allow for a re-booking of your stay.
15.WAIVER OF LIABILITY: This cabin is privately owned; the Homeowners are not responsible for:
a.ANY accidents, injuries or illness that occurs while on the premises or its facilities;
b.The loss of Guest’s personal belongings or valuables.
By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the Kleinhaus Mountain Retreat or others whom the Guest invites to use the Kleinhaus Mountain Retreat.
16.ATTORNEY FEES: Should it become necessary for the Homeowner to employ an attorney to enforce any of the covenants of conditions of this agreement, including the collection of charges, damages, or other fees as contained in this agreement or for Homeowner to gain access to the premises or property, Guest agrees to pay all expenses incurred, including attorney fees.
EXHIBIT A: RENTAL RATE AND FEES
Damage Deposit: Guest agrees to have Airbnb debit up to $375 from Guests credit card if damages are incurred during their stay.
The right to the deposit is waived provided no deductions are made due to any violation of Clause 6 above (inclusive of Exhibit B). If Kleinhaus Mountain Retreat appears dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
Airbnb requires 100% payment for this booking up front. Monies are held in escrow until the Guest(s) check in and then deposited in Homeowners account the day after check in.
A key code for the front door will be sent to you 24-48 hours prior to your arrival presuming payment has been made in full.
Cancellation Policy: If Guest wishes to shorten or cancel the reservation, the advance payment will be refunded as follows:
50% refund up until 1 week prior to arrival
Cancellations or any changes that result in a shortened stay, that are made less than one week (7) days from the arrival date, forfeit the full advance payment and damage/reservation deposit.
Insurance: We encourage all renters to purchase traveler insurance and property damage protection on their own.
Payment: Through Airbnb
By booking through Airbnb, I agree to the conditions in this rental agreement. I further agree that all rental monies are non-refundable per cancellation policy. I have read my rights to purchase travel insurance. All Guests agree that their credit card may be charged by Airbnb for additional cleaning in excess of the cleaning deposit, damage or theft of any items in or on the premises, or damages in excess of the damage deposit.
Both Homeowner and Guest(s) agree to the terms of this Short Term Rental Agreement by completing the booking on Airbnb.

EXHIBIT B: RENTAL RULES
1.Smoking is NOT allowed or permitted. This is a NON SMOKING home (this explicitly prohibits bongs, cigarettes, cigars, pipes, tobacco, weed, etc.). ANY sign of smoking will automatically forfeit the return of the $375 damage / security deposit.
2.Pets are NOT allowed or permitted. Any sign of pets being brought to the property will result in the automatic forfeit of the $375 damage / security deposit.
3.Homeowner will NOT rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4.Only use appliances for their intended uses.
5.Keep the property and all furnishings in good order and their proper locations.
6.People other than those in the Guest party set forth above may NOT stay overnight in or on the property. Any other person in or on the property is the sole responsibility of Guest.
7.The property is privately owned; the Homeowner is not responsible for any accidents, injuries or illness that may occur while Guest is on the premises or its facilities. The Homeowners are not responsible for any loss of life, personal belongings, or valuables of the Guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
8. Maid Service: There is no daily housekeeping or maid service. Daily maid service is not included in the rental rate. A one-time cleaning fee of $200 is added to the rental rate to cover cleaning and laundry after your stay.
9.Towels and Linens: Use of linens and bath towels are included in the Rental Rate. However, please bring your own beach towels for the beach, boating, kayaking, tubing, rafting, or any other outdoor activities. We do not permit towels or linens to be taken from the cabin. A black towel is provided for makeup removal. White towels or linens used for makeup removal or damaged by makeup or dirt (in the case of bath towels, hand towels, wash clothes, sheets, or pillow cases) may pro-rate the damage / security deposit for replacement costs. Any damage to linens may pro-rate the damage / security deposit for replacement costs.
10.Paper Products and Toiletries: We provide toilet paper and paper towels ‘on the roll’ as a starter. We also provide starter soap, shampoo & conditioner. We don't provide napkins, coffee filters, dish soap, dishwashing detergent, laundry detergent, etc. Guests are responsible for acquiring these prior to their stay. Some Guests may choose to leave these products behind for future Guests use; however, do not expect or plan on these being available.
11.Fires and Fireplaces:
a.Indoor: The fireplace is a remote control, vented propane gas log firebox. Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are turned on/off from the remote control NOT a gas key. Please remember to turn the gas logs off via remote control when finished and prior to leaving the premises.
b.Outdoor: The fireplace is a wood-burning firebox. Please remove the ashes when they are cool and dispose of them properly in the firepit on the basement level. Failure to clean out the firebox will result in pro-ration of the damage / security deposit for extra cleaning fees.
12.Water and Septic: The property is on two wells, a tank, and a septic system.
a.Water Wells & Tank: We are on a water well system, not public (or city) water. Please conserve water use by only using water when you need it. Please do not abuse the water system by leaving hoses or faucets running, washing cars, etc. as this may deplete the water in the wells impacting your stay. If the well runs dry, you will have to wait for it to recharge before you have water again. Also, the water tank is in the basement, if it is empty, then the well is empty or the the breaker may have tripped. If this happens, then the pump will not switch on. If you run out of water due to your negligence, we will not refund your Rental Rate or damage deposit.
b.Septic System: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clogged the septic system, Guests will forfeit the full Rental Rate and damage / security deposit and Guests shall be responsible for the full cost of repairs, any damages incurred by the Homeowner, charges for any days the property was unavailable for rental, AND a permanent ban on future rental.
The septic system must pump material to the field lines. If there is a pump failure for any reason, a red light will turn on above the pump (on the ground outside the kitchen / dining room window). If this light is on, call the Homeowner immediately and stop using water and flushing toilets. Alerting the Homeowner will allow us to get a qualified contractor there to fix the problem and reduce impact to your vacation. If the problem is large and cannot be quickly addressed (i.e. within a day), the Homeowner will refund a prorated amount of the Rental Rate. Guests failure to alert the Homeowner could cause sewage to back up into the house causing damage to the premises resulting in forfeiture of the full Rental Rate and damage / security deposit and Guest shall be responsible for the full cost of repairs, any damages incurred by the Homeowner, charges for any days the property was unavailable for rental, AND a permanent ban on future rental.
13.Storms: No refunds will be given for storms, summer or winter. Mountain roads can be curvy and steep. 14.Failure to follow the instructions on the check-out list (Exhibit C), excessive mess left behind by guest, or not checking out on time will result in the prorated return or complete forfeit of the damage deposit because the cleaners must spend extra time cleaning after your stay.
EXHIBT C: CHECK-OUT CHECKLIST
1)All dishes should be washed and put away.
2)Place all used towels and bed linens in laundry room.
3)Place all garbage inside of garbage can (outside by garage) with lid securely closed. All trash must be in a trash bag, no loose trash or grocery bags.
4)Place any cold ashes/coals in the provided ash bucket and dump in the fire pit on the basement level.
5)Make sure all items are removed from refrigerator excluding baking soda. You may leave behind spices, non-perishables, paper products and soaps (dish soap, laundry soap, body soap/shampoo, toilet paper, coffee filters, paper towels and napkins) for the next vacation renter.
6)Make sure all blinds are down.
7)Make sure all exterior doors and windows are closed and locked. This includes all doors/windows in the basement.
8)Turn off all lights, fans, televisions, and satellite boxes and unplug coffee maker and toaster.
9)Set upstairs and downstairs thermostats to HEAT at 50 degrees in winter and COOL at 78 degrees in summer. Please check to make sure thermostats are correctly set on heat or cool before you set the temperature.
10)Lock the two gate locks together (not to the chain) so either lock may be used and put gate key back in key lock box.
